1. Earthwork:
[Stratum to be likely hard gravel in top soil and soft rock below 3’
depth]

2. P.C.C for columns 1:5:10:
For foundation as leveling course, using 40mm blue granite metal
with mix 1:5:10. 6” depth.

4. Grade Beam: [ 1:2:4] mix
[Connects all column’s which are load bearing and portico column
(1’ x 0.75 ‘) which is only isolated]
Span within 11’ = 12mm ǿ 3nos for top and bottom with 8mm ǿ Stirrups
@7” c/c
Span up to 16’ = 16mm ǿ 3nos for top and bottom with 8mm ǿ Stirrups

Column’s total height 2’6” above ground level plus 10’ total height including roof
beams.

5. R.C.C : [ Beams and roof slab]
Beam depth:
[ 1’ x 0.75’ ] including slab thickness up to 11’ span reinforcements
2nos of 16mm ǿ bars and 1no 12mm ǿ bar at bottom and 2nos
12mm ǿ bars at top with 16mm ǿ 2nos at support.
[1’6” x 0.75’] including slab thickness up to 17’ span reinforcements
3nos of 16mm ǿ bars at bottom and 2nos 16mm ǿ bars at top with
16mm ǿ 2nos at support.

Thickness of roof slab = 4.5”


Reinforcement for roof slab:
Main rod = 10mm ǿ @ 6” spacing
Distributors = 8mm ǿ @ 7” spacing
Hall:
Two way slab of 12mm ǿ on both sides with 6” c/c and slab thickness of
5.5” thick.
6. Lintel & Sunshade :
Lintels would be provided for all the openings with 0.75 feet
bearings and sunshades with 1.75 feet width. Necessary lofts would be provided.
Depth of lintels =0.5 feet
Depth( thickness of sunshades ) =2.5” – 2”

7. Brick work:
Main walls using chamber burnt bricks 23cm thick (9”) with cm1:6
Partition walls using chamber burnt bricks 12cm thick (4.5”) with cm1:6
8. Flooring concrete:

Flooring concrete at 1:4:8 mix after consolidation of soil inside the


basement would be provided.

9. Wood work:
All Planks for outer frames is of Malaysian Kongu for doors and windows.
Size of Planks for Windows = 4” x 2.6”
Size of Planks for Doors = 4” x 3”
Main door frame [vengai] = 6’ x 4”
Main door vengai
Shutters for windows [3’ x 2’6”] vengai with glazed paneled with necessary
grills.
All inner doors are with block board.
10. Plastering:
Ceiling plastering with cm [1:3] mix.
Wall plastering with cm [1:5] mix.
11. Parapet wall:
Thickness of wall 4.5”(if 9” wall is required additional charges should be
beared )

12. Electrical works:


Necessary points would be provided in every rooms power points for A/C
for both the bed rooms and heater points for bathrooms and power plugs for
grinder and washing machine is included.
[Distribution board (DB) would be provided in the hall which would be
linked from the mains ]
All electrical works are only upto the main board.
13. Sanitation and plumbing:
All walls in the bathrooms will be fixed with nominal wall tiles and floor tiles
upto a height of 7’.[rating below Rs.20/sq.ft].valves with Metro or Plumber and
closets of Indian type would be fixed. For changes in tiles or closets additionl cost
would be charged.

14. Elevation work:


Elevation work for portico includes portico tiles and hand rails for sit out.

15. Weathering course:

Weathering would be laid with brick bat and lime (consolidated) and
pressed roofing tiles 8” x 8” would be paved with proper slopes.

16. Septic tank:

Septic tank of capacity 2500 lits with 0.75 feet brick work with separation
chambers would be provided.

17. Overhead tank :


A p.v.c tank of 1000lits would be provided. Under ground water tank
would be charged against capacity.

18. Colour washing:


One coat of white washing and two coats of distemper for inside the
rooms and exterior emulsion (wall mazda) for the exposed surface would be
done with enamel painting for doors, windows and grills.

19. Compound wall:


R.R. masonry for 1.5 x1.5 feet below ground level and 1 x 1.25 feet over
ground level on average with 4.5” brick work with pillar at 7’ per bay with painting
over it all over the length and painting over the brick work at the cost of
Rs.575/per running feet would be charged (over all).Gate would be at extra cost
and the R.C.C. pillar’s for the gate would be included in the compound session.
All other extra works would be charged.
20. The total working cost for the above work is Rs.1100/sq.feet.which
excludes floor finish.
