DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Absolute Sale made and executed this _____ day of __________at Quezon
City, Metro Manila, by and between:
SPOUSES JOSEPH P. AMORES AND MARINA R. AMORES, both of legal age, Filipino
citizens and a resident of Tamurong Sta. Catalina, Ilocos Sur, hereinafter referred to as the
VENDOR;
-and-
BENJAMIN M. PINEDA, of legal age, Filipino citizen, single and a resident of Unit 9
King Center, King William St., Bagbag, Novaliches, Quezon City, hereinafter referred to as the
VENDEE.
WITNESSETH:
WHEREAS, the VENDOR is the registered owner of a parcel of land with
improvements, located at Brgy. San Bartolome, Quezon City, Metro Manila, covered by
Transfer Certificate of Title No. N-319340 with an area of THIRTY FOUR SQUARE
METERS AND FIFTY SQUARE DECIMETERS (34.50) SQUARE METERS, and more
particularly described as follows:
TRANSFER CERTIFICATE OF TITLE NO. N-319340
A parcel of land (Lot 17, Blk 1 of the subd. plan Psd-13-014214, being a portion
of lot 846-B (LRC) Psd-2683, LRC Rec. NO. 5975), situated in Brgy. San Bartolome,
Quezon City, Metro Manila, Island of Luzon. Bounded on the SE., along line 1-2 by lot
9; on the SW., along lines 2-3-4 by lot 18; on the NW., along line 4-5 by lot 24; along
line 5-6 by lot 23; on the NE., along lines 6-7-1 by lot 16, all of the subd. plan.
Beginning at a point marked 1 on plan, being S. 54 deg. 04W., 480.85 m. from LM
No. 23, Piedad Estate; thence S. 28 deg. 59W., 3.00 m. to point 2; thence N. 61 deg.
01W., 9.00 m. to point 3; thence N. 61 deg. 01W., 2.50 m. to point 4; thence N. 28
deg. 59E., 0.43 m. to point 5; thence N. 28 deg. 59E., 2.57 m. to point 6; thence S. 61
deg. 01E., 2.50 m. to point 7, thence S. 61 deg. 01E., 9.00 m. to the point of beginning,
containing an area of THIRTY FOUR SQUARE METERS AND FIFTY SQUARE
DECIMETERS (34.50). All point referred to are indicated on the plan and are
marked on the ground by PS cyl. conc. mons. 15x60 cm; bearing true.

NOW THEREFORE, for and in consideration of the mutual covenants agreed upon
between the parties of the sum of SIX HUNDRED THOUSAND PESOS (P600,000.00)
Philippine Currency, receipt of which is hereby acknowledged by the VENDOR from the
VENDEE, to the full and complete satisfaction of the VENDOR, said VENDOR have sold,
transferred and conveyed, as by these presents, do hereby sell, transfer and convey, in a
manner absolute and irrevocable the subject parcel of land, unto said VENDEE, her heirs,
assigns and successors-in-interest, and such parcel of land, including all existing
improvements thereon, free from all liens and encumbrances whatsoever.
That the Capital Gains Tax, Documentary Stamp, Registration Fee, Transfer Tax and
other incidental expenses for the transfer of the title shall be for the account of the VENDEE.
IN WITNESS WHEREOF, the parties have hereunto set their hands on this ________ day
of _____________, at Quezon City, Metro Manila.
