Construction Contract Philippines

I. FREE SERVICES:
1. Meetings and consultations at the office
2. Consultations by telephone and email
3. Site inspections within Metro Manila
4. Meetings at your convenient place within Metro Manila

II. PHASE 1 CONTRACT: Site Inspection, Design, Revisions, Layout, Approval by


Subdivision, Visit Hardware Store, Cost Estimate & Blueprints (5% of Construction
Cost) **For projects costing below P2M will be charge a minimum fee of P95,000.

A. Site Inspection
We inspect your lot; (Anywhere in Philippines)
1. verify location and orientation of your house- and window positioning/alignment with
the sun, shadow plus wind (this affects design)
2. verify soil-topology and neighbor-buildings (this affects design)
3. verify local government or subdivisions regulations/restrictions (they all have their
own different rules)
4. verify logistics/accessibility
5. verify availability of building-materials and manpower
6. verify source of electricity/water
7. take pictures
8. make a short report of our findings
9. Make recommendations (if necessary)

B. Design
PLUS included in the payment is that we make a color 2D computerized floor plan and
3D perspective design of your house. By Philippine Law, the intellectual property rights
of the design belong to Solidcon unless otherwise authorized.
Revisions of the design are free (for the same lot) until you are happy.

C. Layout (If site is near Metro Manila)


We layout your plan on site (your lot) using different strings for ground and second
floors. This way, you see actual sizes of rooms and the house as a whole. It is better
to revise the plans on paper than wait for the actual construction which is costly.
D. Approval of the Design by the Subdivision
We will have the design approved by the Subdivision. This will assure Owners that your
design will be ready for construction. All our designs however, are compliant with the
National Building Code and other governmental regulatory board.

E. Visit Hardware Store


We invite you to visit a nearby hardware store for you to choose your materials. These
chosen materials will be the basis of the cost estimates and materials specifications
which will form part of the future contact. Or, if you are not around, we can take
pictures of these materials and use them as a basis for estimates.

F. Cost Estimate
After this we can at least give you a good estimate of how much the cost to build will
be. The itemize estimate includes materials specifications. In this method, Owner has
options to upgrade or downgrade specified materials according to budget.

G. Blueprints

Five (5) sets of the following Documents listed below; signed and sealed by respective
Trade Professionals
1. Architectural Plans; by an Architect
2. Structural Plans; by a Civil or Structural Engineer
3. Electrical Plans; by a Professional Electrical Engineer
4. Sanitary Plans; by a Sanitary Engineer or Master Plumber
5. Mechanical Plans (if needed) ; by a Mechanical Engineer
6. Fire Protection Plans (if needed); by a Mechanical or Sanitary Engineer
7. Itemized Cost Estimate or Bill of Materials (Item F) ; by a Civil Engineer or
Architect
8. Materials Specifications; by an Architect
9. Structural Design Calculations; by a Civil or Structural Engineer
10. Building Permit forms; by a Civil or Architect
11. Electrical Permit Forms; by an Electrical Engineer
12. Sanitary Permit Forms; by a Sanitary Engineer
13. Mechanical Permit Forms (if needed) ; by a Mechanical Engineer
14. Fire Protection (if needed) ; by a Mechanical or Sanitary Engineer
H. Duration
Items A, B, C, E & F will be finished between 7 to 21 days, excluding revisions, while
item G is 30 days. Approval by the subdivision will depend on the officers and men
incharge of the job and varies in each subdivision. Usually it takes the subdivision 30
days to approve.

III. PHASE 2 CONTRACT: Processing of Permits and Construction Using Solid Poured
Concrete Technology

A. Processing of Building Permits and Construction

After Phase 1 Contract (A to G), Owners have the choice to continue to construct the
house/project (based on plans & detailed work breakdown) using 2 options (stated
below) or altogether as one contract;
1. Construct the Structural Shell (all concrete works) plus embedded pipes
2. Continue the Remaining / Finishing Works until turnover
Construction time is normally between 4 to 8 months (individual residential houses)
after the permits are approved. Processing of Permits normally takes 30 days in every
government offices.

Detailed Scope of Works

a. Processing of Building Permit with Local Building Officials


b. Processing of Temporary Electrical Connection with Local Utilities (deposits c/o
Owner, usage c/o Solidcon)
c. Processing of Temporary Water Connection with Local Utilities or Subdivision
(deposits c/o Owner, usage c/o Solidcon)
d. Processing of Construction Permits within the Subdivision (if needed) , Bonds and
other fees c/o Owner
e. Construction of House or Project as per Contract.
f. Processing of Final Electrical Inspection
g. Processing of Occupancy Permit
h. Processing of Permanent Electrical Connection
i. Processing of Permanent Water Connection
j. Turnover of Project

B. Payment Schedule

Downpayment is 50%, balance thru progress accomplishments supported by weighted


percentage of work and site pictures.
IV. OTHERS

A. Documents Needed For Construction

1. Copy of lot title or lot plan; either present or previous Owner


2. If lot is not owned; affidavit of consent from owner or contract of sale or lease
contract
3. Tax declaration
4. Latest tax receipts
5. Owners or building permit applicants Community Tax Certificate (cedula)
6. Lot survey c/o subdivision
7. Soil exploration or soil bore test if project is 3 floors and above
8. Barangay clearance specific for construction
9. If Building permit applicant does not stay in Philippines, Special Power of Attorney
(for construction purpose)
