SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THIS PRESENT:

That I, ROLLSROY MORAN CABALLERO, of legal age, Filipino Citizen,

single, and currently residing at 943 Hemlock St., BC V9W 3E2, Canada, by
these presents do hereby NAME, CONSTITUTE AND APPOINT my
agent/broker, CONCEPCION FORTUNA, Filipino citizen and residing at
Cordova, Cebu, Philippines, to be my true and lawful Attorney-in-Fact, for me
and in may name, place and stead to do and perform all of any of the following:

1. To purchase a condominium unit in Bayanihan Flats located in Mactan Lapu-

Lapu City, Cebu, Philippines, in an amount as duly agreed by us;

2. To sign and/or execute in any deed of conveyance to effect the sale of the
property in my name;

3. To make payments, sign papers, execute any document and deliver contracts,
documents, agreements, and other writings of whatever nature or kind of
which needed my consent or personal authority, with any and all third
persons, concerns and entities for the preservation of the property, for the
same to be titled and transferred under my name and which may be
necessary or required in performing and consummating the aforesaid acts;

4. To receive all the documents pertinent to the purchase of the property and to
do any other act or thing that may be necessary or incidental to carry out
effectively the purposes for which this authority is hereby given.

HEREBY GIVING AND GRANTING unto my Attorney-In-Fact full power

and authority to execute and perform any and every act necessary to render
effective the power to buy the foregoing property, as though I, myself, have
so performed it, and HEREBY APPROVING ALL that she may lawfully do or
cause to be done by virtue hereof, and HEREBY RATIFYING AND CONFIRMING
all that my said ATTORNEY-IN-FACT may do or cause to be done under and by
virtue of these presents.
