VISTA SUAREZ

2016-10-20 PENDING ISSUES:

1. Bus parking required for hotels was asked to be removed by VRI from the design, shall we proceed
with this direction?

2.VRI direction to consider condotel floors as residential floors therefore we will need to provide more
parking due to the Cebu ordinance of 1 parking slot:2 units for residential buildings. Kindly refer to
parking analysis submitted last July 8, 2016 to Ar. Karl Cabading. Will we apply this?

3. As per conversation with Ar. Karl Cabading with AHA last Monday (10/17/2016) , stacking will be as
follows:

Ground Floor - Hotel/ Residential/ Office Lobby, Caf and Showroom, BOH (1 floor)
Second Floor - Main Dining, Kitchen and Main BOH (1 floor)
Third Floor - Camella Office, Main Utilities, Residential Amenity (1 floor)
4th Floor - Hotel Amenity and Hotel Garden Suites (1 floor)
5th - 14th Floor - Hotel Floors with service room every other floor (10 Floors)
5th, 7th, 9th and 11th Floor - without linen room
6th, 8th, 10th and 12th Floor - with linen room
14th Floor - with linen room and where Service Elevator Machine Room is located.
15th - 32nd Floor - Residential units (18 Floors)
15th Floor - studio units with Hotel Elevator Machine Room is located.
16th - 28th Floor - Studio Units
29th - 31st Floor - 1BR Units
32nd Floor - Penthouse Units

Will this be the final stacking for Vista Suarez?

4. Please note that with 10 floors tagged as hotel, there will be 377 rooms provided and based on our
October 14, 2016 meeting, VRI targets to have 254 hotel rooms. Will we continue with the 10 floors?
5. Kindly note that as per direction from VRI, the genset room and transformer room is located along a
3mts road and is on the third floor of the development.

6. Kindly consider the proposed layout for the drop-off area for better circulation.

7. Unit footprints for the supposed phase 2 of Vista Suarez are patterned after Tower 1. Should we
proceed with this direction?

OTHER ISSUES:

8. There will be a transfer beam at the third floor to accommodate the shift of columns located at Grid
01' and 02'. With this, the proposed floor to floor height for the said floor is 5.5 MTS to be able to
accommodate an expected larger beam while also considering the headroom for the genset.

9. In relation to number 8, the machine room for the office elevators is also located on the third floor to
maximize the floor to floor height provided.

10. The pool deck is on the same level as the 4th floor amenity due to the increase in floor to floor
height of the third floor.

11. The service elevator will terminate at the 12th floor therefore the 14th floor tagged as a hotel floor
will not have an access to the service elevator. Instead the Service Elevator Machine Room will be
located here. Kindly note that this proposal is due to the fact that the floor above is a residential floor
and the unit above the proposed machine room might have been sold already.
