ABSTRACT

Increasingly rapid urbanization in the Philippines poses a great challenge in terms

of achieving sustainable urban development. Also, the increase in population of the

society demands the growth of building infrastructures.

A mixed-use development is a real estate project with planned integration of some

combination of retail, office, residential, hotel, recreation or other functions. It maximizes

the space usage, amenities and architectural expressions and tends to mitigate traffic

and sprawl.

STATEMENT OF THE PROBLEM

This study intends to determine the factors on how the study will become successful.

This study primarily aims to answer the following specific problems:

1. What is the present living condition of the people in Batangas City?

2. What are the facilities needed in the development?

3. What are the considerations to be adopted in designing the building?

SIGNIFICANCE OF THE STUDY

Architects and Future Researchers

In view of the fact that the center of the study is creating a mixed-use development,

it will showcase several ideas in creating satisfying architectural spaces and design. The
data and information from this study shall serve as a reference for future researchers who

will also help them to formulate possible design solutions for their proposals.

Social Significance

This will help to create strong connection in the community in terms of social

interactions with regard to cultural and social activities and routines through facilities that

the development will provide.

The Economy

The study will help to drive the success of tourism industry, not just of City of

Batangas, but also by the country. This will probably increase the economic performance

of the whole region through the services that the development will offer.

The People/ The Community

The study will provide a mixed-use development that will focuses in. This will also

open opportunities to create jobs to the locality.

SCOPE and DELIMITATION

The main purpose of the study is to develop a vertical mixed-use development that will

cater the needs of the people in the area. The proposal will focus on creating a

development that will serve as a landmark of the community that will express the cities

culture through architecture. It also involves laws, policies and guidelines affecting the

development of mixed-use building and determining the physical development needed to

provide architectural programming, site planning and designing of facilities and amenities

needed to satisfy the needs of the people. The design output will contain the following:

site development plan, floor plans, elevations, sections and perspectives.

The study however is delimited to structural concept, utilities system concepts, building

materials and building technology concepts in presenting the design solution.
