Pre-design Phase
a. The ADP begins when a client wants a new building or expanding an expanding building
b. The client will interview a number of architectural firms
c. The chosen architect will be commissioned to carry out the design project
d. The architect works closely to the client to understand the user needs
e. The architect then produces a Design Program(Written document that spells out the
characteristics that the new building must have in order to satisfy the identified needs)
Design Brief: Problem Statement, Project goals and objectives, Design Concept, Design
Objectives, Design Considerations, Design Criteria
Design Requirements:
f. Working with the client, the architect will also identify the budget and the project
schedule.
2. Schematic Design Phase
a. With the Design Program complete and there to guide the design activities, the architect
will now generate ideas.
b. During SD, a number of alternative design ideas are generated and brought to the same
level of resolution. This process involves from switching back and forth between 2d and
3d checking that the requirement of the Design Program are generally being satisfied.
c. The alternative SD are presented to the client who comments, selects, approves the
best design for further elaboration
3. Design Development Phase
a. The architect revises the approve design in response to client’s comments and needs
and the SD is developed to a greater level of detail
b. The architect coordinates the work of other design professionals who are responsible
for different aspect of the building
c. During the DD, decisions are made about the materials and methods of construction to
be used to realize the design concept that was established by the SD
d. Space plan is worked out in details to ensure that the layout of the interior and
circulation spaces will allow the building to function
e. Building service system are designed to support the function of individual spaces
f. Preparation of Cost Estimate
g. Reviewing of Project Schedule
h. Developed design is now presented to the client for review and approval
i. At this point, the overall design and the budget are frozen
4. Contract Documents Phase
a. Working drawings and specifications are produced to describe the building thoroughly
and precisely enough that it will be possible to construct it
b. The architect and consultant must carry out an enormous amount of Detail Design
c. The Contract Documents will be used by potentials contractors to prepare quotations
setting out the price they would charge to construct the building
d. Once a contractor has been selected, the documents will form part of a legal agreement
– a contract – between the contractor and owner
e. Portions of the documents will be used by each of the many sub-trades that carry out
specific parts of the work
f. The contractor will use the contract documents to coordinate and schedule the work of
the sub-trades so that everything is done safely and on-time
