The both parties mutually agree that:

7. Notices: All notices under this contract must be in written form. The notices must be delivered personally or
by certified mail.
8. Broker’s Commission: The Seller agrees to pay a commission fee of 5% of the purchase price to (Broker).
This commission will be paid at the closing, and taken out of the Seller’s proceeds.
