DESIGN SERVICES AGREEMENT

Address : Paz St., Balayan, Batangas
Project : Proposed Two-Storey Commercial Building with Deck

In compliance to your requirements, we are pleased to quote for Architectural, Civil, Electrical,
Mechanical, and Plumbing Design Services.

SCOPE OF SERVICES

I. PRE DESIGN STAGE

1. Project Definition Phase (40%)


1.1 Consult with the owner to ascertain the conceptual framework and related requirements of the
project.

a. Drafting of preliminary floor plans with all the space requirements as discussed with the
owner and verifications of dimensions on site. The architect and the owner put heads
together to find out if all the required spaces will fit on the buildable lot area.

2. Schematic & Design Development Phase (30%)


2.1 Preparation of Initial Perspectives (Exterior & Interior)

a. Generating of Exterior Perspectives based on the approved and final layout. The owner
shall discuss all his/her ideas or concepts of what he/she wants the facades to look like so
the designer can incorporate each and every ideas without compromising the overall design
of the project.

b. Upon approval of Exterior Perspectives, the designer will then proceed to Interiors. In this
stage, the owner shall give all his/her desired interior outlook of the project if he/she has
prepared or searched ideas. If the owner has no idea, the designer will propose designs with
his/her designing knowledge to satisfy the client. The owner is then required to review all
the interior perspectives thoroughly upon submission of the designer and give signals of
approval, by signing the approval form to be sent by the designer, to proceed with the next
schemes.

2.2 Preparation of Working Drawings (Architectural, Structural, Electrical/ Mechanical,


Plumbing)

a. Upon finalization of Perspectives (Exterior & Interior), the designer in this stage will
proceed with the Working Drawings. The working drawings is based on the approved
layouts and perspectives. Working Drawings is the most critical stage of design wherein
the actual and accurate dimensions will be established. In this phase, the designer has the
full responsibility. He/she will only seek the attention of the owner if necessary revisions
or alterations of designs arises on case to case basis.

3. Contract Document Phase (30%)


Based on the Approved Design Development Documents

3.1 Prepares the contract document consisting of Detailed Working Drawings for the Architectural,
Civil/Structural, Mechanical/Auxiliary, Electrical, Plumbing/Sanitary, and Fire Protection
Engineering Design Services.

3.2 Prepares Technical Specifications describing type and quality of materials, finish, manner of
construction and General Conditions under which the project is to be constructed.

3.3 Submits to the owner (5) sets of all Construction Drawings in in blueprint, signed and sealed.

3.4 Submits the owner the rendered Perspectives (Interior & Exterior).

TOTAL COST OF ARCHITECTURAL and ENGINEERING SERVICES:

ONE HUNDRED THOUSAND PESOS ONLY (P100,000.00)

PERIOD OF DEVELOPMENT

We intend to complete the Design in 60-75 working days upon receiving confirmation to this
proposal.

TERMS OF PAYMENT

40% - Down Payment (Project Definition Phase)


30% - Upon Completion of Schematic Design Phase
30% - Upon Submission of Contract Documents (Contract Document Phase)

Inclusion(s):
a. Filling out of Building Permit Forms (Signed & Sealed by Professionals)

Exclusions:
a. Building Permit Processing & Fees (Owner’s Account)
b. Soil Tests & Specific Analysis & Fee as required by the Municipality dominating the location of
the project.

GENERAL CONDITIONS

DESIGN

 The proposed fees will comprise of no more than three re-designs during each Design Phase,
thereafter fees will be charged on a time basis for changes.

CLIENT REQUIREMENTS

 The client shall clearly and timeously specify his/her requirements and provide relevant information,
decisions and instructions to the architect when requested.
 In the case of a change to the client’s requirements, which is likely to vary the contract value, time
schedule or professional fees, the architect shall promptly inform him/her thereof and confirm his/her
agreement to any additional fees and supplementary services that may be required.

SITE INFORMATION

 The client shall provide the architect copies of the title deeds, diagrams, lease conditions and details
of any other pertinent constraints related to the project and shall establish site boundaries, beacons,
datum levels and such other features as may be relevant. He/she shall also give the architect a survey
drawing and any certificates related thereto.

LIMITS TO ARCHITECT’S RESPONSIBILITY

Where the design in relation to the project is undertaken by the client’s agents or consultants, the
architect shall not be responsible for the production of the design solution, nor be liable for
performance. Unless otherwise agreed, the architect shall not be liable for fees due to such agents or
consultants.

 FAILURE OF MATERIALS ETC.


The architect shall not be responsible for any material, component, system or workmanship failing
to perform according to the claims of the manufacturers, suppliers, contractors or sub-contractors.

 CONTRACT ADMINSTRATION
The contractor, together with his sub-contractors, is directly responsible to the client for due
performance in terms of the building contract. The architect shall not be responsible for the foregoing,
nor for the methods, techniques, sequences or procedures employed by the contractor.

COPYRIGHT, OWNERSHIP AND USE OF DOCUMENTS

The project documents prepared by the architect/ designer are copyright and remain his/her intellectual
property. The client has the right of use of the documents for the sole purpose of this agreement.
