Client Profile: Michael and Barbara
Lannister
Michael and Barbara Lannister are looking to downsize with
style. Michael is a retired police chief and Barbra is soon to retire
from teaching. They are looking for a space that is smaller that
their current single family home, but are still wanting the
amenities they are used to. They chose Main Street Pittsburgh,
PA because of the local shops, bookstores, and the many cultures
that will surround them.

They share a love for old movies, reading, golf, and have a wide
collection of books and photos of their grandchildren.

A space to read, work, and store their collections is a must and

would like to have custom designed built-in storage piece
(preferably resembling Hepplewhite’s work) to display their
possessions.

An additional bathroom on the second floor that is a powder

room, but a full bath is preferred. They are looking for three total
bedrooms, a dining room and living room, linen and clothes
storage, and a laundry space.

Architectural Style
Mansard • Second Empire elements can be found in
Slate Pointed this mixed use building. The first floor is
Roof Dormers an art studio and the second floor is a
residential space consisting of two floors.
Main Street, Pittsburgh, Pennsylvania
dates back to 1870-1910. The city is in the
process of restoring these buildings due the
vast culture found in the area and the local
store fronts.
• This building shares the eastern wall with
Brick Decorative another building. It’s front facing widows
Facade Moldings are all rectangular and evenly spaced
apart. They are surrounded by Second
Empire masonry, a Mansard slate carved
roof, and pointed dormers.

Concept Statement
• Barbara and Michael Lannister
• 1302 Main Street, Pittsburgh, Pennsylvania
• Traditional, calming, and fresh best describes the welcoming feel for Barbara and Michael’s
new home. The couple is looking to entertain, but most of all have a new space to enjoy their
retirement. After many busy years, the Lannisters want a place that is easy to maintain, is
well organized, and showcases their most prized possessions.
• The interior is filled with a lot of natural light and, to give more of a fresh feel, the
analogous colors of blues, violets, and greens have been selected. Living in the city has it’s
charms, but the Lannisters want to bring some of the outdoors in. The Lannisters want to
bring in some nature elements to freshen up the space and remind them of the time they
spend outdoors golfing. The floors throughout the second floor are bamboo in Herringbone
patterns to give the space a little modern touch. The third floor will have a more traditional
pattern of bamboo flooring with oriental rugs in the bedrooms. Their furniture will resemble
the classic English period with rosette accents, a Hepplewhite inspired custom cabinet to
display their photos and books. The crown molding throughout the kitchen will be accented
with egg and dart molding, as well as the dining and living room space. In the living spaces,
as well as the bedrooms, linen and silk swag widow curtains will compliment the classic
furniture pieces. The overall feel of their space exudes tranquility and will be enjoyed for
many years to come.
Color Palette • Original Color Palette: Containing colors
found in irises.

Analogous Color
Scheme
• Darkened Saturation Change: To keep to a
more calm and traditional feel, all of the
colors in the palette have been darkened in
saturation. Blues were chosen to create a
sense of calmness, and peace. Green was
chosen to have a relaxing feel with fresh
tones. Violet will help make the space feel
sophisticated. These colors will produce an
overall sense of wellbeing and balance.

Code Analysis Essay
• Codes are important to design because without them buildings would be unsafe, and pose many possible threats not only to people, but to the environment as
well. Knowing the codes in interior design helps to lay out the space of a room with windows, wall openings, doors, and pathways. It also helps to know the
electrical and plumbing codes, so you are designing a safe place for your clients. Right now, I am training to be a kitchen and bath designer at Lowe’s. My
knowledge of walkway clearances is helping me to design cabinet and countertop layouts and making sure that there is enough space to walk and turn around
in areas of the kitchen. Knowing the electrical codes helps me to know where I need to put a GFI outlet in or a high voltage outlet in for appliances.

• The biggest advantage for having a sprinkler system in residential applications is less damage due to fire, and hopefully keeping the residents safer. The only
disadvantage I can see is how they can be a little bit of an eyesore in certain places. My apartment building uses sprinklers and it does give me peace of mind
when it comes to a fire. The only code that says anything about sprinklers in Pennsylvania has to do with 1008.1.3.4 Access-controlled egress doors. It states
“Activation of the building automatic sprinkler or fire detection system, if provided, shall automatically unlock the doors. The doors shall remain unlocked until
the fire alarm system has been reset.” (1) I feel that sprinklers should be used in the renovations of existing buildings. They help to save property and to help
save lives.

• I feel that fire safety is the biggest opportunity in residential design. Having other codes being followed is great, but fire safety can prevent damage and deaths.
Electrical fires can happen and if there are no smoke alarms in place, not everyone it the building might make it out. Also, if there aren’t accessible egress
points, people could get trapped. Lastly, I think that it is important to prevent any accidents that can happen in the kitchen by good design. For instance,
keeping the minimum of 48” between outlets, and keeping an outlet on either side of a range to prevent people from taking appliances across a hot surface. In
doing so, the risk of a fire in the kitchen goes down.

• Pennsylvania adopted some International Building Codes and they compare to the International Existing Building Code’s Fire and Life Safety Codes. The main
similarities are points of egress in case of a fire related emergency. Pennsylvania states. “Accessible means of egress shall comply with this section. Accessible
spaces shall be provided with not less than one accessible means of egress. Where more than one means of egress is required by Section 1015.1 or 1019.1 from
any accessible space, each accessible portion of the space shall be served by not less than two accessible means of egress.” Also, “It should be noted that sections
1015.1 and 1019.1 of the International Building Code 2006 require a minimum number of exits based solely upon occupant load. These sections of the code do
not negate the requirement for accessible means of egress based upon travel distance. Accessible means of egress must be provided to meet the maximum travel
distance limitations required by Section 1016.” (2) The IEBC states in code 702.1 General that there needs to be an unobstructed path of travel provided from
any point in a building to the public way. Means of egress need to comply with the International Fire Code. (3)

Part I Justification and II Refection
Part I:
I used the Lannisters’ love for Hepplewhite cabinet pieces to develop the style I would use for the furniture and
tried to keep to the time that Hepplewhite was making furniture. My design goals were to give the Lannisters a
upgraded, yet traditional space to retire in. I also wanted to find pieces of furniture and art that were true to their
tastes. I did change some things from my original concept. I originally wanted to have some silk window curtains
throughout the rooms but found I didn’t want to block out all the natural light. I used sheer curtains with
embroidery in the dining room, living room, and bedroom. I did add more details to the ceiling in the master
bedroom to put an emphasis on the tall ceilings and chandelier. In the dining room I created the full height and
partial width wall with columns to give the dining area a little more of a traditional feel versus a complete open
floor plan. It helped to create a focal point for the room and a space to hang a piece of art. The design keeps to the
clients tastes for classical pieces and met all the space requirements.

A reading nook was created as well as an office for the clients to read, and house their many books. As well as
showcase their prized possessions. Laundry space was added to the third floor to save space on the second floor. A
powder room was added to the second floor to keep guests from having to go to the third floor to used the restroom.
Placement of furniture was adjusted to keep the flow of the rooms more open and easy to use.

Part II:
In this class I learned the importance of adhering to codes not only nationally, but locally as well. It helps when
designing to keep not only people safe, but the environment as well. In the future that will help me from having to
redesign a whole space because I didn’t keep the codes in mind. I found the importance of using a profile
questionnaire when working with new clients. It helps to keep notes on who will be using the space, how they will
use it, the likes and dislikes, budget, and other key factors on designing the perfect space for my clients. I also
found creating a study model and process sketches to be very helpful. It not only helps me find solutions to creating
better use of space, but it helps the customer to visualize their future space.

I think that the most important parts of this course to market my skills as a designer would be the presentation
boards, the work I have done in AutoCAD and other design mediums, and having a strong portfolio.
