5.2 The term ‘as described’, means ‘as described in the Specifications’.
6 Rates
6.1 The rates for each item are to be comprehensive and must include
for complying fully with the Conditions of Contract and other
Documents, Drawings and Specifications (which term shall be deemed
to include any relevant Specification notes on Drawings) as well as
relevant Standards and Codes of Practice, and for all obligations under
the Contract including all matters and things necessary for the proper
construction, completion and maintenance of the Works. No claims for
additional payment will be allowed for any error or misunderstanding
by the Contractor of the work involved.

6.4 The Bills of Quantities have been prepared in such a manner that
the description of each item (which description shall imply reference to
any heading or sub-heading, preamble or other clause or item which
shall apply), shall be held to include for all that is necessary to fulfil the
liabilities and obligations arising out of the performance of the
Contract, including (but not limited to) the following:
- Wastage on materials,
- Short lengths,
- Protection,
- Provision of Samples,
- Testing,
- Establishment charges,
- Temporary Works,
- Making good,
- Profit,

7 Fix Only
7.1 Where the Contractor is requested to price for ‘Fix Only’ items, his
price shall include for all costs associated with and including, (but not
limited to) the following:
- Wastage on materials,
- Short lengths,
- Protection,
- Testing,
- Temporary Works,
- Making good,
- Profit,
8.1 Where Prime Cost (PC) Rates are included, the Contractor is to
include in his rate the full amount shown. Such rate is for the material
cost only of the particular item so described, delivered to the site and
properly stored. The Contractor is, in addition to those relevant items
listed at Clause 7.1, to allow in his rates for all auxiliary materials
required for fixing, such as mortar for bedding and jointing, adhesive
and all similar items of a like nature. The Prime Cost will be expended
at the discretion of the Engineer and the adjustment to the
Contractor’s rate will be the net difference between the Prime Cost (PC)
Rate stated in the description and the actual price paid and
adjustments of the percentages for wastage and overheads and profit,
with the benefit of any discount being passed to the Employer.

8.2 Such rate shall also include for all costs associated with the
purchase of such materials including, (but not limited to) those
relevant items listed at Clause 6.4.
9 Variations
9.1 The rates inserted in the Bills of Quantities will be used to value
any variations to the Works, whether omissions or additions.
9.2 The Contractor shall not be entitled to payment for profit and
overheads or any other charges on the value of work omitted.
10 General Requirements
10.1 The Preamble clauses for all other Trades apply equally to this
Section where relevant.
11 Site Work
11.1 All quantities for excavation have been measured net with no
allowance for increase in bulk or working space.
11.2 The Tenderer shall allow in his rates for excavation for excavating
in any material including running silt, running sand and rock,
commencing excavation at any depth, excavating below the normal
water table, excavating around existing services and mains, supporting
the vertical sides or excavations, working space and filling soft spots
as described.
11.3 Rates for all excavation shall include for keeping excavations free
from water by whatever means.

11.4 Rates for disposal of excavated material shall include for any
necessary double handling and the provision of a tip, if necessary,
including any charges in connection therewith.
11.5 The rates of trenches included in item for service pipes and cables
shall include for disposal and backfilling.
11.6 Rates for drain pipes generally are to include for all fittings, short
lengths, back stops, wooden plugs and retaining and alignment pegs
required in laying and for the extra involved over normal trench
excavating in hand packing and tamping selected fine material around
the lower half of the pipes to buttress them against the side of trench.
Rates are to include for leaving all pipes clean and clear.
11.7 Pipes are measured net as laid and are to include for all cuttings,
etc. for laying in trenches of any depth, and building in to sides of
inspection chambers.
11.8 Rates for drain fittings on all types of drain pipes are to include
for extra joints of all types and cutting and waste on all pipes.
11.9 Rates for drain accessories shall include for concrete surrounds
and any additional excavation and disposal.
11.11 Trenches for cables are included in the items for cables.
11.12 Rates for cables and trenches shall include for all excavation,
backfilling, bedding, surround, protective tiles, warning tape, cutting
through existing pavements and reinstatement thereof.
12 Piling Works
12.1 Unless otherwise described, the whole of the Piling Works shall be
executed in accordance with the relevant Specification Clauses.

12.2 The Contractor shall be deemed to have visited the Site, taken
into account all relevant conditions prevailing at the Site, taken into
account all relevant conditions affecting the execution of the works
and to have taken into account all details and findings contained within
the Soil Investigation Report.
12.4 Unit rates inserted for Piling Works shall be deemed to include for
the following:
- boring and drilling through sand, silt, rock or any other soil type

be executed in accordance with the relevant Specification Clauses.

13.2 The rates for concrete shall include for all labor, plant, mixing,
hoisting to any height or lowering to any depth, conveying, placing,
tamping around reinforcement, consolidating, compacting by vibrating,
curing and protection, hacking surfaces for key, forming and grouting
mortices, making good concrete in connection with holes and mortices
and all surface treatments to setting concrete.
13.3 The rates for concrete shall include for joint sealing between
concrete and plaster.
13.4 The rates for all concrete and reinforced concrete work are to
include for:

level or to falls in alternate bays, including formwork between bays,
and for finishing the surface level or to falls and currents and cambers
as required and to receive pavings unless otherwise specifically stated.
13.6 The rates for thickenings to concrete beds under walls, partitions
and the like and under channels are to include for all extra
excavation, disposal, hardcore, forming trenches in or hand packing
hardcore and formwork.
13.7 The rates for water stops are to include for running joints.

13.9 The rates for fabric reinforcement shall be deemed to include for
all minimum laps, all necessary cutting and notching around
obstructions.
13.11 Steel reinforcement is measured net as fixed. The rates for steel
reinforcement are to include for:

13.13 The rates for fabric reinforcement are, in addition, to include for

13.14 The rates for shuttering shall include for all props, struts, stays,
wedges, bolts, all cutting labors at the intersections, overlaps, passings
at angles, cutting and fitting round projections and pipes, drips,
rebates and grooves of any sectional area, all stops, chamfers,
rounded, molded and splayed edges or angles, coating with mold oil,
mold liquid or limewhite, forming cavities and holes for pipes etc., pipe
sleeves and inserts, strutting and supporting shuttering to any height
and for easing, striking and removal.

13.19 The rates for precast concrete shall include for all reinforcement
and for all molds, square, rounded and mitred angles, ends, holes or
notching for pipes, etc., and hoisting, setting and bedding in position,
supports, lifting devices and any additional cleats or the like required
for lifting.
13.20 The rates for precast concrete works and precast prestressed
concrete works are to include for all molds, finishing exposed surfaces
with a self- finished concrete surface as herein previously described
using additional cement, or leaving rough to receive finishing’s, the
formation of all angles, mitres and ends and stoolings, etc. hoisting
and building in, bedding and pointing in cement mortar, for all
temporary supports, lifting devices and any additional reinforcement
required for lifting.
13.21 The rates for ducts in prestressed works are to include for the
provision of supports to the material used in the formation of the ducts
and for forming and grouting air holes (but not grouting to ducts).
13.22 The rates for fixing each tendon in prestressed works are to
include for degreasing, straightening, cutting to lengths and
assembling.
13.23 The rates for tensioning tendons are to include for cutting off
ends of tendons after tensioning.
13.24 The rates for building paper, polythene sheeting or the like, are
to include for all additional labor and material for a lapping and sealing
at joints and for turning up at edges.
13.25 The Contractor should note that where reinforcement has been
marked as ‘Provisional’ and is therefore subject to remeasurement,
such remeasurement shall be based upon Bar Bending Schedules
submitted by the Contractor and approved by the Engineer’s
representative. The total weight of steel calculated therein shall be
adjusted by an appropriate factor to account for necessary laps.
14 Masonry

14.1 Unless otherwise described, the whole of the Masonry Work shall
be executed in accordance with the relevant Specification Clauses.
14.2 The rates for all brickwork, block work and facings are to include
for:
- Bedding plates and bedding and pointing frames and similar items
- Plumbing angles
14.3 The rates for brick or tile cills, cornices, plinth cappings, copings
and the like are to include for all angles, notched and fitted returned
ends and the like.
14.4 The rates for all block walling are also to include for free ends,
intersections, top edges, openings, etc. and for all necessary quarter,
half and three- quarter length blocks and all other blocks either hollow
or solid of special lengths and heights and for filling solid with
concrete where required as described.
14.5 The rates for faced brickwork are to include for keeping the work
perfectly clean during progress of the works. No rubbing down of
brickwork will be permitted.

14.6 The rates for block work are to include for all rough and fair
cuttings, bonding, building to any height off slabs or beams, raking
out joints or hacking surfaces to form key, bedding and pointing
frames, etc., building in door and window frames and the like, building
in or cutting and pinning in ends of lintels, steps, timbers, steel
sections, and the like, mortices and making good in connection with
building in, cutting and pinning in, holes and mortices, cutting squints,
birdsmouths, splays, chamfers or similar items, forming or leaving
chases, grooves, notches, holes, mortices and similar and grouting in
ends, pipes and the like and making good, building in position all
fixings, cores, pipes, sleeves and the like.
14.7 The rates for block work shall include for all expansion joints with
compressible filler and joint sealant where necessary or shown on the
drawings.
14.8 The rates for block work shall include for starter bar ties at
vertical abutment of concrete columns and for all lateral or head
restraint fixings.
14.9 The rates for hollow block work shall include for filling blocks
solid with in- situ concrete and steel bar reinforcement where shown
on the drawings and for providing solid course of block work at sill
level of all openings and bearing of all in-situ concrete and at the top
of all free-standing walls.
- Hoisting, setting and jointing the work in any position and all
joggles, templates and the like
- Rough and fair cutting and bonding at angles, intersections and the
like
- Bedding plates, bedding and pointing wood frames and the like

15 Metalwork
15.1 Unless otherwise described the whole of the Metal Work shall be
executed in accordance with the relevant Specification Clauses.
15.2 The rates for all structural steelwork are to include for rolling
margin, all cutting and notching, scribing where required, drilling,
countersinking, welding and weight of welds, and for steel being
painted with one coat of red oxide primer at the Manufacturers’ works.
15.3 The rates for all steel and metal work are to include for:
- Filing and cleaning off welds and irregularities, finishing cut edges
straight and true and slightly rounding all sharp edges and arrises,
15.4 The rates for core rails and handrails etc. are to include for all
welded joints in the running lengths, bends, angles, ramps, wreaths,
stop-ends and the like.
15.5 The rates for tubular handrails or balustrades are to include for
made bends, forged bends, mitres, crosses, tees, flanged ends and the
like; the rates for mild steel tubular handrails and balustrades are also
to include for all fittings.

15.6 The rates for pressed metal or extruded rails, skirtings, etc. are to
include for all joints in the running lengths, mitres, stop ends, etc.
15.7 The rates for all bolts, expanding bolts and anchors are to include
for nuts and washers.
15.8 The rates for mild steel and galvanised mild steel work are to
include for rolling margin and weight of welds.
15.12 The rates for expanding bolts or anchors are to include for
drilling brickwork, masonry, concrete or other hard material.
15.13 The rates for all stainless steel and non-ferrous metal work are
to include for all welds, joints, grinding edges and fine smooth
polished finish on all exposed surfaces, joints and edges, unless
otherwise described.
15.14 The rates for galvanised metal work are to include for treating
cut edges and ends of galvanised sections with two coats of metallic
zinc rich primer to BS 4652 Type 2.
15.15 The rates for all external metalwork shall be held to include for
the provision of screw holes or other suitable connection points for the
purposes of connection, by the Electrical Installation Contractor, of
equipotential bonding conductors as required by the I.E.E. Wiring
Regulations.

15.16 The rates for all steelwork and metalwork shall include for
rolling margin, cutting and notching, splays, scribing, drilling,
countersinking, welding, treatment with red oxide (rust proof) primer
(or as otherwise specified) at the manufacturer’s works, all ends,
angles, intersections, ramps on frames, handrails, bearers, stays and
the like; fixing staircases to the structure, assembling and jointing
together components, all holes for pipes, tubes, bars, cables, conduits
and the like and all other holes, countersunk holes, tapped holes, slots
and the like.
15.18 Fixings shall include for bolts, nuts, washers, countersunk bolts,
distance pieces, rivets, holes and countersunk holes, together with all
fixing (including screwing and drilling).
15.19 Rates for ungalvanised steel shall include for treatment with red
oxide (rust proof) primer (or as otherwise specified) applied at the
manufacturer’s works or immediately upon delivery to site.
15.2 The rates for handrails and the like are to include for welded
joints, bends, angles, ramps, wreaths, stop ends, fittings and fixings
and the like.
16 Woodwork
16.4 The rates for all timberwork, plywood, chipboard and laminated
plastic sheeting and other building boards are to include for:

- Nails, brads, tacks, steel screws for Carpentry work and brass
screws for Joinery work, wedges, pins dowels, glue glass paper, white
lead and other sundry jointing and fixing materials,
- The rates for all Carpentry work are to include for all labours,
16.5 The rates for all Joinery work and finishing Carpentry work are to
include for punching in all nail and pin heads and where necessary
counterboring and covering the heads with wood pellets to match the
timber, glasspapering and leaving clean ready for clear finishes.
16.6 The rates for all timber floors are to include for traversing and
sanding for polishing or other clear finishes.
16.7 The rates for drawers are to include for the provision of stops,
stop-morticed and tenoned joints at back and stop-morticed and
tenoned or stop- dovetailed joints to fronts, grooving sides and front
for bottom and glueing together.
16.8 The rates for doors and windows are to include for fitting and
hanging and splayed bottom edges to opening casements.
16.9 The rates for plywood, softboard, hardboard, plastic sheeting and
other building boards are to include for lining up joints where required
and for providing panels of the sizes indicated on the drawings.
16.12 The rates for laminated plastic sheeting are to include for fixing
with adhesive.

16.13 The rates for sawn grounds, sawn partition and false ceiling
framing and similar are to include for planning one or more faces if
necessary to obtain a level fixing surface.
16.14 The rates for all framed work and fittings are to include for all
mortice and tenon, housed, dovetailed and other framed joints and
wedges and pins.
16.15 The rates for all woodwork shall include for all raking, curved or
splayed cutting, nailing, glueing, screwing, arrises, splayed, chamfered
or rounded edges, notchings, holes, housing ends, ship-lap joints,
mitres, ends, shaped ends, junctions, stops, work across grain, for all
joints in members over 200mm wide or for obtaining timbers in one
width, sinkings, rounded curves, splayed edges, extra timber in joints,
horns, etc., all dowels and cramps and holes for pipes, tubes, bars,
cables, conduits, ducting, trunking and the like.
16.16 The rates for all woodwork shall include for countersinking
screws and bolts and for covering heads with matching woodfiller,
nails, brads, tacks, steel screws, brass screws, wedges, pins, dowels,
glue, glass paper, white lead and all other sundry jointing and fixing
materials.
16.17 The rates for all woodwork shall include for working in narrow
widths, small quantities and short lengths.
16.18 The rates for doors are to include for fitting and hanging any
type. The rates shall further include for rebates, chamfers, grooves,
scribed edges, rounded edges and the like labours, and shall include
for all cross grain and stopped work and for all stops, ends, angles and
mitres.
16.19 The rates for ironmongery shall include for fixing to any type of
surface, all necessary screws, bolts, nuts, washers, nails, pins and
similar, all fitting, cutting, housing, sinking, boring, morticing, drilling
and similar labours to the surface which the article is being fixed, all
oiling, easing and adjustment as required.
16.20 The rates for supplying and fixing or fixing only (as the case
may be) all ironmongery and sundry toilet and other fittings are to
include for:

16.21 The rates for locks are, in addition, to include for fixing
fore-ends, staples or striking plates and escutcheons when required.
16.22 The rates for locks are, in addition, to include for the provision
of a metal edged card tab for each of the pair of keys supplied with
each lock, with the number or name of the room written thereon, and
for the provision of a temporary hardboard or plywood key board at
handover, unless otherwise described in the Bills of Quantities.

18.1 Unless otherwise described the whole of the Doors and Windows
shall be executed in accordance with the relevant Specification Clauses.

19 Finishes
19.1 Unless otherwise described the whole of the Finishes Work shall
be executed in accordance with the relevant Specification Clauses.
19.2 The rates for “Spatterdash” are to include for applying in any
position and at any level.

19.4 The rates for in-situ finishes and screeds are in addition to
include for:
- Internal angles, arrises, fair edges, quirks, throats, drips and the
like, coves and rounded external angles not exceeding 25 mm radius,
- Cutting and fitting up to frames and metal work and around pipes,
bracket ends and the like and dishing to outlets;
19.5 The rates for all work to ceilings and beams are to include for
working not exceeding 3.50 metres from the floor unless otherwise
stated.
19.6 The rates for all metal lathing, plaster board and similar sheet
wall or ceiling linings are to include for all cuttings and laps (if any)
holes and notchings and any other sundry items of a like nature and
making good.

19.7 The rates for internal lime plastering are to include for finishing
all angles, except to soffits of beams, with returns 50 mm wide in
Keene’s cement, on a Portland cement backing (1:3) with a slightly
rounded arris.
19.8 The rates for all plasterwork and other floor, wall and ceiling
finishes are to include for sample panels set up for the Engineer’s
approval prior to the commencement of any work.
19.9 The rates for division and cover angles and strips at expansion
joints to finishes and pavings are to include for cutting to required
lengths, splay cut ends, drilling, fixing with matching screws and for
countersinking the heads of all exposed screws.
19.10 The rates for marble, granite or pre-cast wall linings are to
include for all dowels and cramps as described and plumbing and
levelling.
19.11 The rates for gypsum plasterboard are to include for all fixings,
preparation of cut edges and forming scrimmed joints as describe.
19.12 The rates for mineral wool and fibreglass blankets are to include
for cutting to sizes, stiching up edges, hanging and overlapping.
19.13 The rates for suspended ceiling systems are to include for all
necessary hangers and supports, brackets, clips, trims, etc. to make a
complete ceiling system and for all necessary cuttings incidental to
fitting the ceiling to the building and cutting and trimming as
necessary for access panels, light fittings, air conditioning grilles,
sprinklers and for hangers for partitions, signs, and the like.

19.15 The rates for paintwork to metal windows and doors are, in
addition, to include for painting on opening edges and all surfaces of
frames, mullions, transoms, cills and the like.
19.17 The rates for wall paper work are, in addition, to include for
cutting and fitting paper around holes and openings, pipes, switches,
brackets and the like.
19.19 The rates for all finishings shall include for preparing surfaces
for finishings or backings, for working at or up to any height, and all
narrow widths, small areas and all cuttings, temporary formwork and
rules, edge boards and the like, joints between existing and new
finishes, working to different colours, bands and patterns.
19.20 The rates for all finishings shall include for all dubbing out to
walls and columns necessary to produce and even surface preparatory
to the application of the finishing coat.
19.21 The rates for all finishings to soffits shall include for level and
sloping soffits.
19.22 The rates for all finishings to block walls are to include for
plasterwork to face of concrete columns, lintels, etc.

19.23 The rates for in-situ, plain sheet, tile, slab or block finishings
shall include for fair edges, rebated edges, splayed edges, rounded
edges, arises, quirks, grooves, flutes, and the like; all ends and angles
or riser and edges of landing ends, angles, ramps to strings and ends
of steps; all fair joints or fair cuttings, making good or cutting and
fitting around pipes, bars, cables, conduits, ducting, trunking, sanitary
fittings and the like; dishing to gullies and outlets, mortices, sinkings
and ends, angles, ramps, outlets and intersections to skirtings, flush,
raised or sunk bands, sills, dividing strips, control joints, channels,
kerbs, and the like.
19.24 The rates for in-situ finishings shall also include for all internal
and external angles, fair rounded and chamfered edges, arises,
chamfered external angles and coved internal angles.
19.25 The rates for floor finishes shall include for expansion joints and
control joints as specified.
19.26 The rates for beds and backings shall include for forming keys.
19.27 The rates for plastering to vertical surfaces shall include for
providing expanded metal lathing of the required width wherever
concrete and blockwork surfaces meet.
19.28 The rates for backings, plastering, renderings, shall include for
all metal plaster stops, angles and beads and additional stops to form
grooves in surfaces.
19.29 The rates for ceramic wall tiling shall include for a hollow
rounded fillet at the junction with other wall finishes.
19.30 The rates for painting shall include for working to or at any
height; internal or external work; all narrow widths; rubbing down
between coats; work in multi- colours; cutting to line; opening edges
of doors and works on additional surfaces exposed by such opening
edges; hooks, bolts and clips to sheeting and pipe clips, saddles and
holderbats and the like for removing ironmongery and re-fixing on
completion.
19.31 The rates for painting on wood shall include for work on
hardwood or softwood and for knotting.
19.32 The rates for painting on manufactured boards and wood shall
include for surface filling.

19.34 Work to sides and soffits of beams has not been given separately
but has been included with the soffits to which it is attached.
19.35 Rates for suspended ceilings shall include for supplying shop
drawings and for obtaining approval of details before commencing
work. Rates shall also include for primary and secondary grids as
necessary and for suspending the same with requisite hangers from
the soffits. Perimeter trim and all cutting and fitting is deemed to be
included in the rates. The cost of providing access panels shall also be
included in the rates.
19.36 Rates for suspended ceilings shall include for any additional
suspension members necessary to support lighting fittings or similar.
20.3 The rates and prices for plant, equipment and installations are to
be all inclusive of supply, installation, testing, commissioning, and all
associated builders work required for the full operation of such plant,
equipment and installations, to comply in all respects with the
Specifications, Bill of Quantities, Drawings and to the complete
satisfaction of the local Municipality, relevant service and other
concerned authorities and the Engineer.

20.4 The Contractor shall be liable for, and shall pay, all charges in
connection with both preliminary and final testing and commissioning
of all Mechanical, Electrical and related Installations.
21.2 The rates for all milled or cast lead work and zinc work are to
include for all labours connected with the items and for all additional
labour and materials in connection with nailing, screwing and
plugging, wedging and soldering.
21.3 The rates for all copper work are to include for all labor connected
with the items and for all additional labor and materials in connection
with wedging and bracing.
21.4 The rates for eaves gutters are to include for all short lengths and
joints in the running lengths.
- All short lengths and joints in the running lengths, including the
provision of all loose collars, couplings and similar items where
required and all jointing materials including gaskets, bolts and nuts for
flanged pipes,
- Wrapping pipes in felt where they pass through slabs, walls and
beams where sleeves are not required,
21.6 The rates for all gutters and pipes are to include for fixing to any
surface including providing all clips, brackets, hangers, tacks, screws,
bolts and the like and all making good.

21.7 The rates for fittings on all gutters and pipes and pipes and for
heads, roof and floor outlets and the like are to include for the
additional joints and jointing materials and cutting required.
21.8 The rates for fittings on all gutters and pipes are, in addition, to
include for:
- The correct type and angle of any bend, tee, junction, cross and the
like as required.
21.10 The rates for steel pipes not exceeding 40 mm diameter are, in
addition, to include for sockets, connectors, unions, back nuts, elbows,
bends, made bends, tees, diminishing sockets, plugs and the like.
21.11 The rates for inspection doors, boss joints, saddle joints,
sockets and the like on PVC and plastic soil, waste and ventilating
pipes are to include for perforating the pipes where required.
21.12 The rates for PVC and plastic pipes not exceeding 40 mm
diameter are, in addition, to include for sockets, connectors, unions,
elbows, bends, made bends, tees, welded junctions, diminishing
sockets, plugs and the like.
21.13 The rates for all PVC and plastic pipes are, in addition, to include
for the provision of expansion joints and couplings where required.
21.14 The rates for all brass or copper pipes are, in addition, to include
for all made bends.
21.16 The rates for fittings on all pipes, described as “extra for” are
deemed to exclude the Contractor’s price for the lengths of pipe which
such fittings replace.

21.17 The rates for thermal insulation to pipes are to include for all
working or cutting and fitting around supports, joints, elbows, tees,
valves and other fittings and for painting identification color bands as
described.
21.18 The rates for thermal insulation to plant are to include for
working or cutting and fitting around access doors, gauges,
connections and the like.
21.20 The rates for all sanitary fittings are to include for assembling,
forming all necessary joints to service, overflow, vents, etc. cutting and
pinning and screwing brackets, etc. to brickwork, blockwork or
concrete, leaving or forming holes through brickwork, blockwork or
concrete, making good and adjusting and leaving in perfect working
order and pointing with silicone sealant at junction with walls.
21.21 The rates for boilers, cisterns, cylinders, storage tanks and the
like are to include for assembling where required, and for forming all
necessary joints to services, overflows and expansion pipes and the
like.
21.22 The rates for all service pipes, ducts etc. shall be held to include
for the provision of earthling terminals as described and screw holes or
other suitable connection points for the purposes of connection by the
Electrical Installation Contractor, of equipotential bonding conductors
as required by the I.E.E. Wiring Regulations.
21.25 Rates for all tubing are to include for providing suitable sleeves
where tubing passes through internal and external walls, partitions,
ceiling, etc.

21.26 Rates for all pipes and tubing shall include for all short lengths,
sockets, running couplings and joints, standard pipe supports, cutting
and waste.
21.29 All rates for pipework, in any materials, include for all supports,
joints, fittings elbows, tees, reduces and any other fittings whatsoever,
except valves.

22.1 The rates for lighting fixtures shall include for pendant drops,
boxes, conduit boxes, wood blocks, molded pattresses, break joint
rings, ceiling roses, connector-blocks, dome covers, back plates, ball
and socket back plates, earth continuity, flexible cords, conduit,
chains, hooks, lamp holders, swan- neck bends and the like.
22.2 The rates for incandescent and fluorescent lighting fixtures shall
include for boxes, conduit boxes, wood blocks, molded pattresses,
break joint rings ceiling roses, connector-blocks, flexible cords, earth
continuity, chokes, capacitors, starters, lamp holders and the like.
22.3 The rates for all lighting fixtures shall include for all associated
lamps, control gear, diffusers, shades and the like.
22.4 The rates for clocks, telephones, fire alarms, burglar alarms,
loudspeakers and the like shall include (where required) for all boxes,
conduit boxes, wood blocks, molded pattresses, cover plates and the
like.
22.5 The rates for all socket outlets shall include for associated plug
tops.
22.6 The rates for surface accessories shall include for any necessary
back plates and surface mounting boxes.
22.7 The rates for all flush, semi-flush, recessed, semi-recessed and
insertion items shall include for any necessary boxes.
22.8 The rates for all accessories, fittings, equipment’s and the like
shall include for all necessary earthling tails and terminals.
22.9 The term “connection unit” also covers spur units, and spur
boxes.
22.10 All rates will include for identification, which shall include plates,
discs, labels, charts and color coding, testing and commissioning,
which shall include operating completed installation and providing fuel
and power, Tools and spares, which shall include loose keys and
consumable stores, Documents, which shall include drawings,
operating instructions and maintenance manuals.
22.11 Rates shall include for the co-ordination with other Engineering
installations.

through walls floors, partitions, roofs, etc., and subsequently making
