GENERAL CONDITION:

All materials to be used in the construction shall be of good quality suited for the purposes for which they are
intended and shall conform to the Building Specification Standards.

DIVISION-2: SITE WORKS

EXCAVATION AND BACKFILLING:

Excavation shall reach the hard and stable foundation bed to reach the required bearing pressure. Footing shall
not be placed on fill.

Filling materials shall be free from decays or decomposing matters. Filling shall be done in layers of 0.15m wetted
and thoroughly compacted by tampering.

Backfilling of foundation shall be done in the matter of filling. All floors shall be graded into required levels.

Backfilling shall be placed after all forms have been removed from footings, floors and walls, and the concrete is
hard enough to resist pressure resulting from filling materials.

SOIL POISONING:

Thoroughly drench and saturate every linear meter of excavation for footing and other foundation work with soil
poison working solution before pouring of concrete. Soil poisons shall not be applied when soil is excessively wet.

After grading and leveling the soil and laying of the gravel base for floor slab, flood and soak every square meter
of floor area with soil poison working solution before pouring concrete.

DIVISION-3: CONCRETE

CONCRETE AND REINFORCED MATERIALS:

CEMENT - Cement shall conform with the standard specifications for Portland Cement (ASTM 150).

FINE AGGREGATES- Fine aggregates shall be clean, hard, coarse river sand, free from injurious amount of clay,
loam and vegetable matter.

COARSE AGGREGATES- Coarse aggregates shall be crushed or broken stones. The maximum size shall be
three-fourth (3/4) inches or (3/4) of the minimum clear spacing between reinforcing rebar and forms, whichever is
smaller.

REINFORCING BARS- Steel reinforcing bars shall be deformed and conform with PNS 49 (ASTM615).

TIE WIRE- Tie-wire shall be commercial G.I. wires, gage 16.

CONCRETE FORMS- Concrete forms shall be 3/8” thick ordinary plywood. Form shall be coated with form oil of
approved make. Construct forms sufficiently tight to prevent leakage, securely braced and shored to prevent
displacement and to safely support construction loads.
BENDING AND PLACING REINFORCEMENT- Place reinforcements securely fastened and supported to prevent
displacement before or during placing of concrete. Bars shall be free from rust, scale or oil. Splices in bars shall
be avoided as much as possible in the critical points of maximum stresses of the structural member.

CONCRETE MIXING AND PROPORTIONING- Concrete proportion shall be by volume. Concrete compressive
stress (f ‘c) shall be 20Mpa/3000psi. for all structural members. The proportion shall be determined by trial mix ton
attain the required compressive strength of the concrete. Materials shall be measured, batched and mixed or by
hand watertight wood platform at the job site. Concrete must be mixed for a time sufficient to ensure the uniform
distribution of particles and paste throughout the mass, the elimination of dead spots and the coating of sand
particles with paste.

PLACING CONCRETE- Concrete shall be rapidly handed from the mixing site to forms and deposited as early as
possible in the final position without segregation of aggregates or loss of ingredients. Concrete shall be properly
placed into forms and around reinforcements and compacted with the use of steel rod or vibrator. Concrete that
has partially hardened shall not be used in the work. Re-tempered concrete shall not be used. Concrete shall be
dropped freely not more than 1.50meters for columns, walls and beams and not more than 1.0 meter for footings
and slabs.

RUBBED FINISH- Immediately after removal of forms, all holes, voids, and other defects shall be repaired with
mortar with the same grade or texture as that of the adjoining surface. Unless otherwise specified, rubbed finish
shall applied to all exposed concrete surfaces

CURING- Curing shall be started as soon as free water have disappeared from the surfaced of the concrete. The
entire surface of the concrete shall be covered with canvass, sand, straw, jute sack or other satisfactory material
and kept moist by flashing or sprinkling water. Curing shall continue for a period of not less than 7 days after
placing concrete.

Removal of Forms after Pouring Concrete:

Columns and Walls 2 days


Beams, sides 3 days
Beams, bottom 12 days

DIVISION-04: MASONRY WORK

For walls and partitions shown on the drawing requiring concrete hollow blocks, use machine built, or approved
equivalent. Concrete hollow blocks shall have a minimum compressive strength of 4.90 Mpa or 700 psi.

Wet the blocks thoroughly before using. The first row of blocks must be thoroughly anchored to the concrete walls,
columns or slabs. Coarse shall be laid straight and uniform with regular running bond and with vertical faces truly
vertical and set true to line.

All horizontal and vertical reinforcing bars shall be anchored 24 diameters into the concrete walls, columns and
slabs, hooked to the vertical and horizontal reinforcing bar, as the case may be leaving another 24 diameters
exposed to splice with the reinforcing bars of the hollow blocks during construction.

All units shall be laid with mortar composed of one part Portland Cement and three parts of sand, unless otherwise
specified or detailed on the plan, horizontal and vertical joints shall be 10mm thick. Joints shall be solidly filled
from the face of blocks to the depth of the face, pointing where necessary to completely and compactly fill the
joints. Reinforcing bars will consist of 10 mm. Vertical bars shall be spaced 0.60 m. O.C. (or at every other bock)
horizontal bar sat every third course.
Reinforcing bars shall have a minimum lap of 30 bar diameter. All horizontal reinforcements must be tied to the
vertical reinforcement at their intersection.

Note: Reinforcement of CHB, indicated or specified on structural plan shall govern over the reinforcement
specified therein.

All exposed surfaces of concrete hollow blocks shall be finished with cement plaster with a total thickness of 23
mm in two applications.

Bond shall be used where the horizontal reinforcement are to be placed.

At door and window openings, unless otherwise shown in details, the jamb blocks windowsills shall be reinforced
as follows:
Jamb blocks for 200 mm walls, use two (2) 12 mm below.
Beam blocks below windowsill, use one (1) 12 mm for 100 mm, 150 mm and 200 mm walls.
Beam blocks over openings for 100 mm and 150 mm walls use one (1) 12 mm bar up to 1.20 mm wide.
Beam blocks over openings for 200 mm walls, two (2) 12 mm bars up to 150 mm wide.

DIVISION-5: METAL WORKS

Structural Steel used for roofing purposes like steel truss members, plates and cleats shall conform to ASTM A36
with yield strength of 36 ksi.

Steel for purlins shall be made of cold-formed light gage shape with yield strength of 24 ksi/170 Mpa.

Welding Electrodes shall conform to AWD E70 series.

Workmanship. Metal surfaces shall be clean and free from mill seals, rust wall formed and finished to shape and
size with sharp lines and angles and smooth surfaces. Finished work shall be free from defects, warps and
buckles.

• TINSMITHING AND SHEET METAL WORK

Multi R- Span 0.40 mm thick and 915 mm width, gauge 26 roofing sheet, Spanish gutter and flushing shall be used
for the roofing or its equivalent.
Rivets and burrs for lap joints of gutters and flashing shall be copper not less than 3.15 mm in diameter (no. 8)

Wire basket, strainer at inlets of downspouts shall be stainless

Ridge rolls shall lap at least 600 mm over roofing sheet and shall be riveted at every second corrugation.

Flashing shall lap at least 600 mm over end lapping with edge turned down and shall be riveted of every location
of purlins.

Gutter shall be attached to fascia board or roof nailer with galvanized nails or screw spaced at not more than 900
mm 0n centers and at a point slightly higher than loading edge gutter. An additional support, gutter shall have WI
strap hangers 3 mm thick and 19 mm type nails bolted to the gutters loading edge spaced at not more than 1000
mm on center. Gutter shall be supported by wrought iron (WI) hangers not less than 3 mm thick and 19 mm wide
spaced at not more than 1200 mm on centers. WI hanger shall be fabricated to configuration of the gutter and
attached to fascia board or purlins with (2) no. 8 flat head wood screws.
Downspout shall be secured to the wall with GI straps 25 mm wide, gage 24, (0.64 mm thick) spaced at not more
than 1000 mm and anchored with concrete nails. Inlets of downspout shall be fitted with gage 14 wire basket
strainers.

Joint made by lapping coupled with riveting shall be rendered watertight by soldering. All edges of uncoated sheet
metal to be soldered shall be pre-tinned before soldering.

DIVISION 7: THERMAL AND MOISTURE PROTECTION WORKS

All applications shall be strictly as per Manufacturer's Specifications. It shall strictly be performed by licensed or
certified applicators / waterproofing contractor representing waterproofing manufacturer or insulation company
specified herein.

Waterproofing: Furnish all labor, materials, equipment, plant and other facilities required to complete all waterproofing
work as shown on the drawings and herein specified. All applications shall be strictly performed by an approved
waterproofing Contractor.

All materials shall be Environmental Protection Agency (EPA) certified and approved.

Testing: Test waterproofed area by seventy-two (72) hours and check for any seepages.

 Note: Thickness should be as per Manufacturers Specifications and Installation depending on the
Areas to be applied with.

DIVISION-6: WOOD WORKS

Grading of lumber shall be in accordance with accepted commercial fraction and shall be approved quality of each
respective kind, well seasoned and thoroughly dry, free from loose of unsound knots, shakes, pitch-pockets, or
other imperfections affecting its strength, durability or appearance.

Wooded frames indicated in rough dimensions shall be dressed or planed unless specifically noted.

Lumber required to be dressed on two or four sides shall smooth, level and straight. Maximum reduction for
dressed dimensions shall be 6 mm only for sizes.

All lumber in direct contact with concrete or masonry shall be coated with two (2) coats of hot asphalt or coal tar.

Nails, bolts and nuts and screws shall be new and of the types and sizes best suited for the intended application.

Ordinary Tanguile Plywood, 6 mm thick, shall be used interior ceiling and Marine Plywood, 6 mm thick shall be
used for ceiling of eaves and hollow core flush door (both faces).

DIVISION-8: DOORS AND WINDOWS ON METAL FRAMES


Doors and frames shall be protected against damage and dampness. Doors shall be stored under cover in a well-
ventilated space. Door frames shall be of the specie, size, thiockness and design indicated. Frames shall be
erected true to plump and level and braced to prevent undue distortion. Frames in masonry opening shall be
anchored, as indicated.

Doors shall be of sizes, types, designs and thickness as indicated, constructed of kiln-dried ipil wood. Door shall
be constructed in most workman like manner. Required mortise and tenon joints shall be used and shall be
properly fitted and glued to ensure tight joints. Glues shall be approved wood glue as weldwood brand or approved
equivalent. Door surfaces shall be sanded to smooth and painted by approved wood stained and top varnish coat
finish.

Anti-termite Proofing Solution. All exposed surfaces of doors, shall be painted with an anti- termite proofing
solution.

Window aluminum frames shall be of the design, size and thickness as indicated. The aluminum frames shall be
analok. A clear 10mm thick tempered glass on aluminum windows frames with aluminum screen wire and frames
shall be constructed as shown in the plans. Including approved epoxy coated inside steel grills.

• FINISH HARDWARE

All required finish and miscellaneous items shall be provided to necessary leave the work complete for newly
installed doors. All hardware items shall be of the type size and design bets suited for the purpose.
All door hardware must be ANSI A156.2 approved.

1. Lockset shall be standard quality approved by the Engineer. Install the lockset 1050mm from the finish floor
line.
2. Keying System. All door locks shall be keyed individually and three keys shall be provided for each lock.
3. Toilet Privacy Lock: toilet and bath

Door butt hinges shall be wrought steel, button tip ball mortise for heavy duty application and shall have five
knuckles and with loose pin. Butt hinge shall be 100 mm. Hinge shall be plate bearings. Door pins shall be such
that it cannot be removed when the doors are closed. Hinge furnished shall be complete with standard sets of
wood screws for proper application. Provide four hinges for each door installation. Install top hinge 200 mm above
the finished floor line. The middle shall be equally spaced between top and bottom.

Door Closer: grade 1 door closer with hold open function on active and inactive leaf. Can be surface mounted on
hinge face indicated in the Schedule, with finish matching locust of the respective opening and a slim line look;
concealed type for aluminum doors to provide by aluminum door fabricator. Door closer shall be incorporated in
the door closer. Brand: Hafele /RYOBI brand or equivalent

• WOOD LAMINATION

Paris Green Solution. Apply one (1) coat solution of 100 grams green powder mixed with 4.50 liters oil on all wood
members with minor “BANAKAL”.

DIVISION-9: FINISHES
• PAINTING WORKS

1. All materials shall be Environmental protection Agency (EPA) certified and approved
2. All paints, enamels and other products for wall painting shall be made of Boysen or Davies brand.
3. All primers, thinners and putty, also waterproofing for internal and external application shall be
the same brand as the specified material.

Application:

1. All sample paint shall be submit on at least 300-mm x 300- mm plywood panel, color and shade shall be of
the owner choice.
2. Application shall be as per paint Manufacturer‟s specification and recommendation.
3. Provide all drop cloth and other covering requisite for protection of floors, walls, aluminum, glass, finishes
and other works.
4. All applications and methods used shall strictly follow the Manufacturer's Instructions and Specifications. All
surfaces including masonry wall shall be thoroughly cleaned, puttied, sandpapered, rubbed and polished;
masonry wall shall be treated with Neutralizer. All exposed finish hardware, lighting fixtures and
accessories, glass and the like shall be adequately protected so that these are not stained with paint and
other painting materials prior to painting works. All other surfaces endangered by stains and paint marks
should be taped and covered with craft paper.
5. Concrete and Masonry surfaces shall be cleaned, free and loose of grit, mortar dust, dirt grease and any other
foreign matter, and thereafter treated with masonry neutralizer by applying a mixture of 475 ml of it to liters of
water. Allow applied solution to dry overnight before rinsing with water to remove the residue. After surface
has dried, apply at least three coats of latex paint, the third coat applied after the first & second coat has dried
sufficiently

WALL AND FLOOR FINISH

Floor finish and Toilet and Bath wall finish shall be made of “Mariwasa” brand tiles or equivalent. Sizes shall be
200 mm x 200 mm for the wall and floor at the toilet and bath; 600 mm x150 mm for the bed room; and 600 mm x
600 mm for the floor tiles at living, dining and kitchen. For porch combination of 300mm x300mm, 150mm
x600mm, 600mmx60mm Color shall be of the owner choice.

DIVISION-15: SANITARY AND PLUMBING WORKS

All fixtures, unless otherwise specified,shall be installed complete with accessories, such as fittings, angle valve,
shut-off valve and supply pipe assembly, p-traps flange and necessary fittings required and
others to make it functional. Submit model and color samples for owner approval of all fixtures and accessories
Water closet, Lavatory, Bathtub and other Fixtures brand shall be made of owner choice or preferences.

All plumbing materials and workmanship shall conform to the National Plumbing Code of the Philippines.

Plumbing Fixture Colors: White Verify with owner

1. Water closet: Siphon Vortex bottom inlet top flush. Brand HCG or equivalent
2. Lavatory: Brand HCG or equivalent

DIVISION-16: ELECTRICAL WORK

1.0 GENERAL DESCRIPTION

The work to be done under this DIVISION of the Specifications consist of the fabrication, furnishing delivery and
installation, complete in all details of the Electrical Work, at the subject premises and all work materials incidental
to the proper completion of the installation, except those portions of the work which are expressly stated to be
done by others. All work shall be done in accordance with the governing Codes and Regulations and with the
Specifications, except where same shall conflict with such codes etc., which latter shall then govern. The
requirements with regards to materials and workmanship specify the required standard for the furnishing of all
labor, materials and appliances necessary for the complete installation of the work specified herein and indicated
on the drawings. The Specifications are intended to provide a broad outline of the requirement and are not intended
to include all details of design and construction.

The Electrical works shall be done in accordance with the electrical engineer and under his supervision. All
materials and workmanship shall conform to the Building Code of the Philippines, National Electrical Code of the
Philippines and to the requirements of the local utility company to which the system shall be connected
Conduits, Service Entrance, Safety switch, Conveneince Outlet, Light Outlet and swithches shall be made of good
quality and approved materials as indicated in the electrical plans and notes.

Wirings. Wirings shall be made of AWG solid copper or any other brand approved by the electrical engineer.

Installation. All wiring shall be installed in standard rigid steel conduits run embedded in concrete masonry or run
concealed to wooden partitions and inside ceiling spaces. Where the use of concealed conduit/wiring is
impracticable, surface metal moulding shall be used. Whenever required and necessary, pull boxes and junction
boxes shall be installed at convenient and inconspicuous locations although such boxes are not shown in the
plans.
