DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

BABY GEDION L. ARDA and JOEL L. ARDA, both of legal ages, Filipino,
married to each other and both residents of Barangay Babag 1, Cebu City,
hereinafter referred to as the SELLER.

-AND-

KRISTINE B. KING, of legal age, Filipino, single, and a resident of 127 Canyon
Rd., Beverly Hills, Lahug Cebu City, hereinafter referred to as the BUYER.

WITNESSETH;

1. WHEREAS, the SELLER is the registered owner of a parcel of land with improvements
located at Barangay Babag 1, Cebu City, and covered by Tax Declaration No. GRC6-07-
048-00469, particularly described as follows:

TAX DECLARATION NO. GRC6-07-048-00469

“A portion of a parcel of land (Casdastral Lot No. 18244-PT), bounded on


the North East by Pacifico Labrador, on the North West by Petronilo
Caballera, on the South East by Cornelio Arda, and on the South West by
18244 part, containing an area if EIGHT THOUSAND EIGHT HUNDRED
SEVENTY FOUR (8,874) SQUARE METERS more or less, registered in
the name of Eleuterio G. Arda under Tax Declaration No. GRC6-07-
00469.”

2. WHEREAS, the SELLER agreed to SELL, TRANSFER, CONVEY unto herein BUYER,
her heirs and assigns, ONE HUNDRED SQUARE METERS (100 sqm) of the above
described property together with the improvements thereon, free from any lien or
encumbrances.

3. WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above
mentioned property for the amount of FIFTY THOUSAND PESOS (P50,0000.00)
Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of FIFTY THOUSAND PESOS
(P50,0000.00) Philippine Currency, hand paid by the BUYER to the SELLER, and the SELLER
DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER,
her heirs and assigns, the certain parcel of land together with all the improvements found thereon,
free from all liens and encumbrances of whatever nature including real estate taxes as of the date
of this sale.

Further, this property is not covered by the provisions of RA 3344 or of the New Comprehensive
Agrarian Reform Law.

IN WITNESS WHEREOF, I have hereunto set my hand this 26 August 2018, at Cebu City,
Philippines.
