S P E C I F I C A T I O N S

Item 1: General Conditions

1.1 Scope of Work

The work to be performed under this contract consists of the furnishing of all materials, tools and

equipment and the full execution of all necessary labor and services required to complete the proposed

construction of Proposed One Storey Residence which is located at Lot 9. Block. 16 Ilang Ilang St.

cor. Dama de Noche Twinville Subdivision Barangay Nangka, Marikina City.

1.2 Plans and Specification

It is the duty of the contractor/s to carefully examine, compare and verify the data finishes of the plans and

specifications. In case of obscurity or discrepancy, the contractor/s shall refer the matter immediately to

the Architect or Engineer’s decisions as to the interpretation of the drawings and specification in final.

All signed and sealed As – Built plans should be taken care of by the contractor/s

1.3 Laws to Observed

The contractor shall comply with all the laws, city/municipal ordinances and all government specification

and regulations pertinent to the proposed construction. The contractor shall obtain and pay for all licenses

and permits and shall be responsible for any damage to persons and property which may occur in connection

with the execution of the works.

1.4 Temporary facilities

The contractor shall furnish all temporary lights and power supply and shall pay for all related expenses.

The contractor shall also provide and pay for all water expenses for construction purposes required by all

trades.
1.5 Authorized representative

Whenever the contractor is not on site, order may be given by the owner to his authorized representative

which shall be accepted and complied with by the superintendent or foreman of the contractor.

1.6 Inspection of work

The Architect or Owner or their authorized representative shall at all times, have access on the work whether

from preparation or already in-progress. The contractor shall provide facilities for such access inspection.

The Architect on his representative shall have the authority to accept materials and workmanship deemed

satisfactory and rejects work and materials not in accordance with plans and specifications.

1.7 Materials

No materials shall be used in the construction unless same are subject to the Architects and Owner’s

approval.

Item 2: Materials

2.1 Examination and preparation of site

a. The general contractor is expected to have examined the site and carefully check the condition of

the area before submitting his proposal.

b. Before any staking of butter board or excavating, measurement and dimension shall first be verified.

Lot surveying is a requirement.

c. For AHU wall partitioning use 6” concrete hollow block. For the remaining room partitions, use

plywood or other dry partitions e.g. Hardiflex partitions or other verify on site (if any).

2.2 Clearing site

a. The proposed building shall be stated out at all lined grade shown on the drawing shall be cleared

of rubbish, loans, roots, and other purnishable or objectible matter to a suitable sub-grade.

b. All debris if any shall be removed from the building site and disposed of as may be directed by the

Architect.

c. Demolish all structure which is not shown in the plans.

d. Provide 3 – units ABC type fire extinguisher during construction.

e. To prevent infected termites provide soil poisoning perimeter of the store

Item 3: Lumber and Carpentry

3.1 The lumber to be used shall be well seasoned and thoroughly dried and free from lumps, knots,

shakes or other defect impairing their strength, durability or appearance. It shall be straight, full and

square in dimension as indicated in the plan or as called for in the specification.

3.2 Framing shall be of rough dimensions shown on the drawing and shall be smoothly dressed and

sanded. Lumber specified as rough planks or timber should be treated with preservatives.

3.3 All lumber to be used shall be well treated with termite proofing.

3.4 Kind of lumber to used:

All lumber and woodworks shall be of various cuts and sizes of class Atanguile rough or s4s,

depending on the drawings. Treat all rough with wood preservatives. All other shall be kiln dried

and similarly treated with wood preservatives.

3.5 All plywood and plyboard shall be of class Atanguile. For walls, all vertical studs shall extend from

the floor to ceiling in one piece, spaced at 0.60meter on center and attached at the floor.

Horizontal studs spaced every 0.60meter on center with finishing nails that should be spaced not

more than 8” apart for all plywood.

Same spacing is required for aluminum C-Studs for dry wall partition framing to be attached using

1/8” x ½” blind rivets and ficem board fastened by Hardiflex/Gypsum screw

3.6 Before finishing, all exposed wood works shall properly dressed and sanded. Defects and all

surfaces imperfection should be repaired/replaced before finishing is applied.

3.7 Provide termite barrier or soil poisoning to prevent wood infection.

Item 4: Finishes

4.1 Floor finish shall be T&G, Oak,Terrazo tiles or as specified by the Architect with class A mixtures.

4.2 Use lightweight materials for the elevated flooring.

4.3 Wall and ceiling finishes shall be plastered plain cement painted finish other-wise specified in plans.

4.4 All stainless metal should be well welded and smooth finished otherwise specified.

4.5 Use ½” tempered on the display windows and doors otherwise specified on plans.

4.6 Use 1/2” thick Gypsum board for ceiling and provide metal furring spaced at 0.60meter both ways

For ceiling hangers, provide ½” diameter round bars to be welded on the existing slab rebars or

steel truss members.

4.7 All items listed shall be class “A” finishes

4.8 For doors use ½” thick glass door with metal handle. Tempered glass is optional depending on mall

requirement. For roll – up doors, use galvanized roll – up door with rigid anchorage/cross bracings

welded to building rebars. Sample should be presented before installation.

4.9 Use ¼”thk mirror with plyboard backing on stainless frames for all fitting rooms and wall mounted

mirrors.

Item 5: Electrical works

5.1 General conditions:

The contractor shall employ a licensed electrical engineer to execute the work accordance to

requirements of the city or locality where the work will be done. The contractor shall be responsible

for the performance of the work in accordance with the furnishes and specifications. The contractor

shall furnish all labor and materials with complete installation of electrical and lighting fixtures for

the store. All necessary inspection and permits shall be obtained by the contractor.

5.2 Metal and PVC conduits and wiring shall be concealed within finished walls, ceiling, and floors.
5.3 Duplex receptacles shall be rated and installed in accordance with ratings indicated and shall be

grounded type and reconstructed of ivory white phonolic compositions with appropriate plate

covers.

5.4 The exact location and heights of fixtures shall be determined by the structural limitations of the

building. The fixtures shall be installed in such manner as to avoid any obstructions.

5.5 Electrical switches shall be of National brand or as specified by the Architect. The main circuit

breaker shall be bolt - on type GE or WST Brand for electrical controls (verify schedule of loads

for amperes requirement).

5.6 Installation shall be in accordance with the latest revised electrical code, rules and regulations or

AMPC and the local government authorities.

5.7 Service voltage shall be 220v, single phase, two wire system

5.8 Electrical load shall not exceed the capacity of the circuit breaker and the feeder wire designated for

the area. All wiring shall be done in Intermediate Metal Conduit (IMC) for sizes 25mm diameter

and larger. It shall be in Electrical Metallic Tubing (EMT) for sizes smaller than 25mm diameter.

5.9 Ballast of the flourescent lamp shall be rapidstartand high power factor type.

5.10 Provision of EMT pipe for cash register

5.10.1 Flourescent fixture shall have metal casing (box type)

5.11 Provide metal box for transformer of neon lights

5.13 All telephone, cash registers and communication lines shall be inside an EMT conduit pipe and high

quality types. EMT installation should be provided with support hangers.

5.14 Provide automatic circuit breaker for electrical control

5.15 Minimum size of wire is 3.5 mm2, Phelps dodge or Columbia brand or equivalent upon

approval

by the Electrical Engineer.

5.16 Relocate panel board to present stock room location.

Item 6: Paintings

The scope of works includes all painting finishes of all other works required by these specifications. All

paintings and finishing shall be of class A type.

6.1 General requirements

a. All paint materials shall be delivered in their original container with label intact and seals intact.

b. Surfaces which are not painted shall be corrected as a condition prior to application of paint

c. All imperfection in the application of paint specified therein, but necessary to complete the work, shall

be painted or varnished with appropriate first class quality by the contractor.

d. Acrylic resin emulsion on vinyl paints at least three coats for all concrete and masonry surface.

e. All other items of work to be painted and not specified herein, but necessary to complete the work, shall

be painted as approved by the Architect, suited to services and nature of the surface and materials.

6.2 Materials

f. Specifications data and sample of various painting materials to be used shall be submitted for approval.

g. Consult Architect for color guide, tones and shades.

h. Use Dutch boy or Boysen paints or approved equivalent brand of paints as indicated in the drawing,

where specified use of paint approved by the Architect.

i. Use Primers, thinner and putty of the same brand as the paint materials specified by the

architect/engineer for surfaces.

Item 7: Mechanical

7.1 Air-con

a. All mechanical works shall be in accordance with the latest mechanical engineer code, ASVE and

ASHAE standard.

b. All materials to be used shall be new and clean except indicated

c. The contractor must always observe safety and order during the construction.

d. A/C ducts insulation shall be 25mm thick of fiber wrapped with aluminum foil 3 lbs. Density.

e. Deviations and revisions from plans shall be referred to the Architect or Engineer for the review and

approval.
f. All equipment shall be set on level reinforced concrete foundation at least 150mm higher than the floor

line, if applicable.

g. All equipment shall be mounted on or support with vibration isolation units or assemblies or as specified

and or as shown on the drawing.

h. All hangers should be 3/8”diameter round bar with details indicated on the mechanical plan.
