1 PROJECT DESCRIPTION
1.1 PROJECT SUMMARY
1.1.1 SITE SUMMARY
The Movenpick Hotel development will be located in Quy Nhon, Vietnam. The site is currently not
developed and is a Greenfield development. The access roads are currently being built. The
nearest town is Nhon Hai which falls approximately 1000 m NE of the development.
The development is a new resort by hotel operator Movenpick Hotels & Resorts. It will be a high
end hotel with satellite villas and apartments. The facilities will include pools, Spa, casino, golf,
conference facilities, ballrooms, jetty for boat access and dive club.
The systems need be functional, tier-1 technology with unsophisticated maintenance. Guests
must be able to enjoy the physical and entertainment facilities without being impeded or slowed
down by poorly designed supporting systems. The goal of the design is ultimately to support and
enhance the guest the guest and user experience.
Country and site considerations are to be taken into account during design and selection.
Workshops are to be undertaken with MH&R IT manager or representatives to ensure all systems
are developed in line with existing global supplier agreements.
2 NETWORK SYSTEMS
2.1 STRUCTURED CABLING SYSTEM
2.1.1 OBJECTIVES
The aim of the Structured Cabling System (SCS) is to provide physical cabling infrastructure
independent of the applications running on the network. The SCS shall be application neutral and
scalable to cater for future site expansions.
2.1.2 DELIVERABLES
Structured Cabling Systems including Vertical, Horizontal and Site wide reticulation:
Due to the distributed nature of the site, its topography and location (Marine
environment), a GPON cabling network topology is advised. It is Single Mode Optical
Fibre (SMOF) up to the end points and limited copper twisted pair cabling distribution
(generally limited to the room served by the end point).
Based on the GPON proposition, the Structured cabling System will be made of Single
Mode Optical Fibre (SMOF) for the backbone (Vertical cabling) and Category 6A shielded
cabling for horizontal cabling (Category 6 minimum required by Movenpick standards but
due to the marine environment a higher gauge and shielded cable is recommended).
Note has been made for exploring the option of Cat 7 cabling (Movenpick) though this
will increase the cost of the project with no added value.
Service may have to be provided through Microwave links to be located on the hotel roof.
This will have to be determined during initial site investigations and design development.
Consideration will be made for the provision of a cabled service depending on site
investigative works.
Minimum 10 MB leased line for MHR VPN and 20MB for guest internet
GPON architecture is acceptable and WSP||PB shall provide information to inform this
decision process and its advantages for this style of development
Leased line or Carrier connection have been confirmed to equate to 10MB Leased Line
with the option of 3 public IP addresses.
The site being Greenfield it is expected that nothing is available on site and that the
closest existing node would be located in NHƠN HẢI or HẢI GIANG. Alternatively
Microwave link connections could potentially be established with Quy Nhon city.
2.2.2 DELIVERABLES
The hotel shall have at minimum one Computer Equipment Room. Size to be determined
depending on server and communications requirements. The room will be actively cooled
by a dedicated mechanical system (not using general hotel air conditioning). The room
will be located away from any flood risk and away from any hydraulic piping or
mechanical ducting. The computer equipment room will house:
o Core network equipment (Optical Line Terminal (OLT) in the case of GPON)
Note: there is a requirement to hold to the MHR guidelines which shall be followed.
The PABX shall be housed in the computer room as directed by MHR this shall support
the VoIP system
The security systems will potentially be located within the main security room instead of
the Computer room.
2 x Floor Telecommunications rooms per floor in the hotel and at least one cupboard in
the other buildings shall be provided. The size will be determined upon confirmation of the
network and cabling topologies.
Hotel rooms and villas shall have an enclosure, ideally to be located outside the room to
house the ONT and Room control processor.
2.3.2 DELIVERABLES
Due to the distributed nature of the site, its topography and location (Marine
environment), it is recommended to minimize copper cabling and active equipment.
Therefore WSP would like to put forward a GPON cabling network topology. This involves
Single Mode Optical Fibre up to the end points and limited copper twisted pair cabling
distribution (generally limited to the room served by the end point).
The GPON will support all required applications (Security / CCTV, FOH, BOH, Admin,
VoIP, Wi-Fi, IPTV).
2.4.2 DELIVERABLES
Design of a Voice over IP (VoIP) telephony system. The system will include Front of
House (FOH), Back of House (BOH), administration, meeting rooms and guest rooms.
FOH, BOH and admin staff will be able to roam across the facility with DECT or Wi-Fi
based phones (DECT connectivity may not be possible while traveling between
meetings).
VoIP will be Alcatel, Avaya or Cisco. Preference for CISCO by the MHR team has been
indicated.
Voicemail will be provided to guests and administrative staff. The voicemail system will
have 8 simultaneous line recordings a minimum of 30 hours storage capacity. It will be
available in several languages (minimum of 4 languages) in guest rooms.
Guest room and admin phones will be Telematrix or Teledex (to be determined during
Tender stage)
Interface with the Property management system as well as receive alarms from security
and life safety systems (fire safety).
Fail safe telephones lines will be provided (min of 8 fail safe lines). Quantity to be
confirmed during design development
2.5.2 DELIVERABLES
The deliverables for the Satellite, pay TV and cable TV systems including IPTV infrastructure are:
Number of Pay TV and Free to Air (FTA) TV channels to be encoded into the IPTV
system has to be confirmed by the Hotel operator. Minimum allowance will be for 100
channels.
Pay TV will be delivered to the site via satellite dishes to be located on rooftop. The
number of satellite dishes will be dependent upon the number of required Pay TV
networks.
Video-on-Demand (VOD) service have been excluded as requested by MHR (WSP does
not agree with this decision)
IPTV will provide guest services (messaging, bill settling, etc) have been excluded as
requested by MHR
3 WIRELESS SYSTEMS
3.1.2 DELIVERABLES
Wi-Fi System Coverage Modelling and System Design.
The Wi-Fi will have the following capabilities:
o 802.11a/g/n/ac
o Coverage in 2.4GHz and 5 GHz bands
o 100% coverage of guest rooms (bedroom areas)
o 100% coverage of FOH, lobbies, bars, restaurants, meeting rooms
o 95% coverage of BOH
o Minimum 18 mbps data-rate up to 300 mbps
o Voice over Wi-Fi (VoWiFi) capability
WSP will model Wi-Fi coverage through software simulations and will present signal
visualisations (RSSI, SNR, data-rate, overlap) to support Wireless Access Points (WAP)
placement and quantity.
WSP proposes to design the Wi-Fi network based on the following radio parameters to
achieve VoWiFi quality:
o Minimum -65dBm RSSI
o Minimum 20 dB SNR
o Minimum 3 WAP coverage overlap
WAPs may be required to be located within the guest rooms to provide high quality signal and
uninterrupted high speed internet to the guests.
Confirm applications to be supported over the wireless in addition to LAN and internet
access. This will have a strong impact on design requirements – this list is still
outstanding and will be require later during design
3.2.2 DELIVERABLES
Hotel wireless paging and intercom systems
o Wireless paging will be a Wi-Fi based system.
o Intercom will be connected to the hotel network and structured cabling system.
o Quantities to be confirmed during design development.
3.3.2 DELIVERABLES
Hybrid DAS is proposed which will be a mix of SMOF cabling infrastructure (leveraging
the proposed site wide backbone SMOF cabling infrastructure), active Remote Radio
Units (RRUs) and limited RF (Radio Frequency) coaxial cabling (from the RRU to the
Antenna).
The DAS will follow local Telecommunications carrier’s requirements and will allow
connection for up to 3 national carriers.
The walkie talkie system may be based on the following technology option:
o Wi-Fi system (best value, but increases load and cost on Wi-Fi system)
o Radio repeater system (cost effective but supports less radio traffic)
The walkie talkie system and technology shall be selected based on operator preference
and number of required radios.
The following clarifications are sought from the project team and the Movenpick H&R IT manager:

with the Vietnamese telecommunications carriers - MHR has expressed the desire to
conduct further investigative works
4 AUTOMATION SYSTEMS
4.1 BUILDING AUTOMATION SYSTEM
4.1.1 OBJECTIVES
The goal is to provide an integrated building management and automation system (IBAMS). The
IBAMS is a way to enhance the building overall by simplifying its management. All the required
control and monitoring platforms are converged into a single platform and enhanced with
workflows and automation where required. This bring a lot of synergies and allow to save on
staffing cost and operational expense. All the dedicated systems (energy management, electrical,
mechanical, lighting, security, fire etc.) remain independent and can function on their own if the
IBAMS was to become inoperative.
4.1.2 DELIVERABLES
The building automation and monitoring will an Integrated Building Automation and
Management System (IBAMS)
o A modern virtualised and redundant server and storage infrastructure which will
run the software modules required for the multiple connected systems (lighting,
Electrical, Mechanical, Security, Fire monitoring)
o Unified systems interface to allow monitoring and control (only where required)
from a single interface
4.2.2 DELIVERABLES
In Room Control Systems and Automation:
Control of room systems will be centralised to a controller located in each guest room. This
will include:
o Lighting control
o Electrical control
o Mechanical control
o Audio Visual
o Motorised Blinds (if provided on the project)
The following clarifications are sought from the project team and the Movenpick H&R IT manager:

automation will need to be designed for this stage, prior to the other systems –
submission of mock up rooms to take place
It is important to note that the AV systems will leverage the IT infrastructure very strongly and
therefore will be developed in parallel with the ICT systems.
