Project Description:
A Proposed Medium Rise Mixed Use Project on a site with a sloping terrain located at Baguio City.

Architectural Design and Planning Requirements:


A Baguio Based Development Company has decided to acquire and develop a long time unoccupied property located
at the Central Business District of Baguio City with a Total Lot Area (TLA) of One Thousand Four Hundred Thirty-Five
square meters (1,435 sq. m.). They plan to build a medium-rise mixed use building adding a boost to the continuously
growing economy of Baguio City. The property is zoned as a Medium Commercial Lot (C-2) where they intend to
provide spaces and facilities for (1) supermarket as one of its primary use, (2) hotel and accommodation – since
Baguio City is known as one of the tourist destinations of the North, and (3) leasable commercial spaces as it auxiliary
use – since the lot is situated at the CBD of the city. In addition to this, the company had also thought of approaches
for greater market acceptance and marketing strategies and one of which is exceeding the minimum parking
requirements.

Design Objectives:
1. To design a Supermarket that will provide not just the immediate needs of hotel goers and tourists but also
the needs of the residents of Baguio.
2. To design a Supermarket that incorporates a true Filipino culture.
3. To design a Hotel and Accommodation Facility following the requirements for a Standard Class Hotel.
4. To design a Hotel and Accommodation Facility that is marketable and attractive to middle-income to high-
income local and foreign tourists.
5. To design commercial spaces that are attractive to medium size businesses and lessees.
6. To design the building to ensure optimum comfort, security and safety of the occupants, administrators
and owners.
7. To design a building that maximizes the climate of Baguio City, ensuring that all spaces shall have provisions
for natural ventilation.
8. To design a building that maximizes the scenic view of Baguio City.
9. To design the building in a way that the Developer will be able to maximize profit.
10. To design a building that serves as a landmark in the area.

Project Site Features:


The site is an irregularly shaped corner-through lot. On the North side (Line 1-2), the lot is bounded by a 30.00meter
wide RROW with a 3.50meter arcaded sidewalk (Session Road); on the East side (Line 3-4), the lot is bounded by a
10.00meter wide RROW with a 2.50meter arcaded sidewalk (Lower Mabini St.); on the South side (Line 5-6), the lot
is bounded by an 8.00meter RROW (Carantes St. – Service Road) with a 1.00meter sidewalk; and, on the West Side,
the lot is bounded by a 5-storey mixed use building.

Session Road has an average of 9% slope while Lower Mabini St. has an average slope of 18%. Since the site had
been developed in the past – although no existing building is currently present except for the perimeter structure
that serves as site fencing, the site itself is considered as relatively flat and levelled to Carantes St. (which is
considered to have a low slope).
