ARCHITECTURAL DESIGN PROGRAM

GENERAL

King Abdul Aziz University Campus will be a complete educational city comprising of many
faculties including Medical College, Teaching Hospital, Engineering College and colleges of many
social sciences.
In addition, research center and support facilities will make it a unique institution in Jeddah
region. In this campus all the building projects and facilities shall be equipped with latest
technology and systems. In this regard, following points will be given due consideration.
 Smart Class rooms and Labs will be equipped with most modern teaching tools such as
projection system, internet & intranet & video conference.
 All buildings will have latest operational control systems like BMS system etc.
 All buildings will be equipped with latest safety and security systems.

Design Procedure for new projects

The design procedure shall consist of following stages:

1.0: Stage # 1 (15% Design)


Following items & reports shall be submitted at this stage.

1.1: Design Criteria report including references & design standards.

1.2: Space Program


Space programming will include following items;
 Information gathering
 Space Factor calculations & standard space factors.
 Schedule of accommodations
 Spatial adjacency matrices (Space interrelation ship)

1.3: Site Analysis report

1.4: Block Diagrams


Block Diagrams will include following;
 Flow diagrams
 Functional zoning diagrams
 Horizontal circulation diagrams
 Vertical stacking diagrams

DESIGN CRITERIA
(ARCHTECTURAL)

1.1. General

This section shall indicate guidelines for the selection of building finishing materials, doors,
windows, thermal and moisture protection and other related works.

1.2. Selection parameters

The selection of materials shall be based on the following parameters:


 Space function requirements
 Aesthetic requirements
 Durability
 Cost &construction method
 Maintenance requirements
 Environmental control (Heat, Light, Sound, etc.)
 Fire and safety requirements
 Availability in the market
 Priority for local Saudi products

1.4 Standard of Measurements

The modern metric system, System International (SI), will be applied. All dimensions will be in
millimeters & elevation levels in meters.

1.5 Areas
General areas shall be as provided by the space program.

1.6 Wall construction

1.6.1 External wall construction

The external wall construction (outside to inside) shall be sand blasted pre cast panels
with 50mm thick thermal insulation covered by 200mm thick concrete block with
painted cement plaster. Polished &flamed granite cladding may be used in some places
for design requirement.

1.6.2 Internal Wall Construction:

In general, insulated dry walls (16mm thick gypsum Board on metal studs) will be used
at internal partitions except for corridors & some service areas. For exit stairs and wet
areas 200mm thick CMU walls will be used.
 Public and private toilet partition will be High pressure Laminate (HPL) Phenolic sheet.
 Wall types will be used to indicate all internal walls in terms of:

a. Wall material
b. Wall Height
c. Fire rating & separation as per the IBM Code (chapter 7).
d. Sound transmission class (STC), will be based on the following sound
isolation criteria.

1.6.3 Roof:

Inverted roofing system consists of the following layers will be used.


1. Concrete screed (slope to drain) minimum 50 mm thick.
2. Waterproofing membrane
3. Separation layer
4. 75 mm thick rigid insulation (The thickness of insulation has been defined to
achieve u-value of 0.40W/M2C)
5. Separation sheets
6. Pea gravel aggregates
7. 400x400x40mm concrete pavers service walkways
8. The corner treatment : cant strip with screed, waterproofing membrane base
flashing , metal flashing & sealant

1.7 Internal Finishes

 In addition to architectural and interior design requirements, the room


environment, room temperature, illumination, noise level and sound
transmission class shall be kept at the acceptable levels.
 The selection of material dimension shall be studied carefully. Nominal sizes shall
be of first priority. Integration between the finishing material and the adequacy
to design and to maintenance requirements shall be the most important in
selecting the material dimensions.
 IBC code for the interior finishes will be used to control the selection of the
internal Finishes.

 All interior finishes shall be selected and defined & mentioned at schedule of
finishes for floor, base, wall and ceiling to provide an integrated interior design
scheme with coordination selection related to material finishes, layout of
furniture, color, function, durability, Aesthetic and safety requirements.

Low maintenance and hard wearing material shall be used with great extent specially on
personnel occupied space.

Ceiling Finish

There shall be no false ceiling for all storage, Utility rooms electrical, mechanical and
communication rooms. Other spaces will follow as;
 Class room, smart classrooms, prayer halls & laboratories ceiling shall be
(600 X 600) mineral fiber acoustic tile on suspended aluminum runners.
 Main Entrance lobbies, intermediate nodes, end nodes, corridors and hallways
ceiling will be a combination of gypsum board with acoustic panels.
 For higher management ceiling will be a combination of gypsum board with
acoustic panels.
 For Public Toilets, Kitchens, tea rooms, lockers & other wet areas ceiling will be
600x600 perforated, aluminum tiles of clip-in system.

Lighting Fixtures:
Selection of lighting fixture or similar shall conform to IES (Illumination Engineering society)
with each applicable standard code & illumination requirement.

Miscellaneous item:

Selection of miscellaneous items includes, Plant Containers, Waste Bins, Writing Boards,
Announcement boards, projection screens etc.
Selection shall be coordinated to over all schemes of various spaces and functions of rooms.

Window Treatments:

Administrative offices, Classrooms, Smart classrooms, Laboratories & other facilities shall be
provided with manually controlled roller or horizontal blinds as standard manufactured items.

Toilet Fixtures & Bathroom Accessories:

For administrative offices, it should be high quality (international brand). For public toilets and
other support services area, it should be high quality local product.

1.7.1 Doors:

The following architectural criteria will be applied:


 All doors shall have steel frames with flush wooden panel except external doors,
Main Entrance & hallways doors and wet areas.
 All VIP offices doors shall have solid wood frame and panels as per design
indicated.
 External doors, Main Entrance, hallways and wet areas doors shall be Aluminum
or Stainless steel.
 All Exit Doors shall comply with IBC Code (chapter 10).
 Doors leaf size dimension shall be selected according to space and code
requirements.
 All doors shall comply strictly to fire rating requirements as per IBC Code
(chapter 7).
 Door hardware shall be complied with the code, and to be selected to suit the
use and the needs of Access Control and zoning. Generally, door hardware shall
be stainless steel, mortise lock, lever handles and heavy duty grade.
 Master key system shall be provided as required.
 Weather proofing devices shall be used for external doors to achieve maximum
thermal efficiency.
 For external glazed doors: 24mmthick (6 12 6) double insulated tined reflective
tempered glass outside ,clear tempered inside.
 Glass vision panels, ventilation grills and kick plates shall be provided as
required.

1.7.2 Windows and Glazing:

 Windows will be high quality, durable Anodized aluminum to minimize maintenance.


 IBMC Code, chapter 12 requirements for Window Openings, Glass, and Glazing (for
both vertical panels &skylights) shall be considered. Glass performance will be
considered as well in the technical specifications
 Window opening shall be unified as possible and apply the applicable standards as to
achieve the highest levels of uniformity and reduce the costs.
 Window treatment requirements (draperies, curtains, shutters, etc) shall be provided
as required by the interior design.
 Glazing: In general, 24mm thick (6 -12 - 6) double insulated reflective tempered glass
outside, clear tempered inside on aluminum frames.

1.8 Building Thermal & moisture Protection

 Moisture and thermal insulation materials shall be used in all buildings.


 External walls & roof shall be insulated.
 Underground structures and roofs shall be completely waterproofed.
 Sound absorption and insulation materials shall be provided as needed.

1.9 Toilet Fixtures & Accessories

 Toilet fixtures & accessories shall be selected according the selection parameters of the
interior designs and color schemes.
 Minimum plumbing fixtures will be calculated in reference to IBC Code Table 2902.1
considering the additional needs for the users in the kingdom.

1.10 Kitchen Equipment

 The project contains mainly tea rooms and kitchen serving the cafeterias.
 The selection of tea room equipment for different types shall be studied to achieve
project requirements.

1.11 Electro –Mechanical:

 Close coordination between architectural and electro-mechanical works shall be taken


place throughout the project.
 Server rooms raised floor shall have a special coordination between architectural and
electro-mechanical.
 The selection of lighting fixtures, A/C grills and diffusers, drinking fountains, etc.
dimensions, types, colors, locations of such items shall be coordinated together with
architectural elements to achieve the desired product.

1.12 Design for the disabled people


 An easy approach for the handicapped persons is mandatory in the project buildings.
 Using ramps (slope not steeper than 1:12) and providing special toilets at all public
toilets units.
 All design shall follow (ADA) standards for handicap.

1.13 Code study

Code study shall be based on NFPA 101 life safety code, in correlation with the IBC. The IBC will
be consulted for items which are not clear in the NFPA, or when IBC shows more restrictive
requirements.
