SCOPE OF WORK :-

MACAIRCON shall check render preventive maintenance service to all the equipment every 3 months
i.e., four time s in a year during the currency of the contract MACAIRCON will also attend /arrange to
attend all normal break–downs if any, on call basis.

Each service will include the following:

1. Inspecting the plant and / or the system and carrying out preventive maintenance as per
standard practice quarterly.
2. Checking the functioning of Chiller unit/ Air Handing unit/ Pumps / cooling tower/Controls and
all such equipment covered under the contact…
3. Free replacing of defective/ worn out parts with new or repaired parts for thermostat/ cut outs
based on our assessment..
4. Checking the refrigeration control system for operation and adjusting the settings if, necessary.
5. Lubricating the bearings of motors and fans as and when necessary.
6. Overhauling the components of the equipment, repairing of equipment at site / service station
as the case may be.
7. Decaling of condensers / chemical cleaning of evaporator coils based on our assessment and
working parameters of the plant
8. Replenishing refrigerant gas and compressor oil the system arising out of system defect.
Excluding sealed compressor.
9. Checking of the compressor for its proper working.
10. Annual pumping – down and restarting as and when required.
11. Checking of Microprocessor control panel boards transducers of packaged chillers condensing
unit for their correctness and replace if necessary.
12. Attending the plant when called upon.
Terms and Conditions :-

1. Service scheme is similar to an insurance policy for the Air-conditioning system. The fee
will have to be paid in full before commencement of the service.
2. The service fee stipulated in our attached offer has been arrived at on the basis of excise
duties and all other levies ruling on the date of our offer. Any increase in taxes, levies or
rates imposed by any State or Central Government or local authority, or any fresh levies
imposed by such authorities on components, raw materials, or the installation as a
whole after the date of offer for any reason whatsoever will have to be paid extra.
3. The work will be carried-out by our authorized engineers.
4. This service scheme is subject to termination by us if repairs / overhauls are carriedout
by a third party without our written consent.
5. This scheme can be terminated by7 either party, in which case a prorate refund of the
fee will be made for the remaining quarterly period.
6. This scheme does not cover damage to equipment / ancillaries or failure due to
environmental conditions and due to contaminated / hard water.
7. Consequential damages and losses of ay nature whatsoever shall not be covered under
this scheme.
8. We shall not be liable for any breach of nonperformance or delay in carrying out any of
the obligations contained in this maintenance service leaflet as a result of strike,
lockout, industrial disturbance, fire/accidental damage, restrictions imposed by
Government, any act of God, Riot, war or any other condition arising from similar causes
beyond our control.
9. Client will provide power and water supply for repair work, free of cost.

EXCLUSIONS
1. Day to day maintenance and operation of the machine /plant (Except for operation
contracts) or additional services during the year. These services shall be offered on
chargeable basis.
2. Cleaning of equipment external (like drain piping) to the equipment
3. Repairs and or replacement of any spare or equipment due to ageing and damage
due to external factors to the equipment. All requirement arising out of normal wear
and tear and/ or normal break-down shall be covered under the contract as per the
contract.
4. Repairs or replacement of AHU coil and bottom trays.
5. Repairs or replacement of water piping /gate valve/ globe valve, modulating and
mixing valve, make up water and expansion tank insulation ducting sheet metal
outdoor condenser coil refrigerant piping back over front grille dampers, false ceiling
microwave and HEPA filters doors, locks., gasket heating element auto defrost
system etc.
6. Any king of masonry, structural and carpentry works.
7. Cooling tower structural, fills louvers and air washer internals
 8. Painting of plant and associated equipment.
9. Main electrical panel for the system with all components.
10. Repairs to or replacement of, electrical installation like cabling, switch boards,
isolators panels strip heaters, ammeters, voltmeters and other such instruments
external to the equipment.
11. Transportation of equipment.
