HARDWARE
1. GENERAL
1.1 Contract Documents
1.1.1 All work of this Section shall comply with the requirements of the Contract
Documents for the Main Building works, with the Drawings, Schedules and with
all other Contract Documents.
1.2 Work Included
1.2.1 Furnish and install all ironmongery of every description as required by the
Drawings, Specifications, Schedules and actual project conditions for all doors
(except where specified otherwise or noted otherwise).
1.2.2 Supply and installation of electronic key lock system to guest room main doors
and other locations shown on the drawings or specified in the Designated
Subcontract shall be carried out by Designated Sub-Contractor M/S Assa Abloy
or approved equipvalent.
1.2.3 Installation : Provide all templates necessary for cut out in doors and frames.
1.2.4 Furnish all equipment, services and schedules required, or necessary for, or
incidental to the installation of ironmongery.
1.2.5 Ironmongery includes but is not limited to the items listed below with all trims,
attachments and fixings and any other items required to make a complete job in
every respect:
a) Hinges
b) Locks and latches
c) Closers
d) Floor springs/pivots
e) Patch fittings
f) Flush bolts
g) Pull-handles
h) Push plates
i) Kick plates
j) Door closure coordinators
k) Flush pulls
l) Cylinders and keying system for entire job (including cylinders for electric
switches)
m) Key control system and key cabinets
n) Door stops
o) Door seals
p) Electro-magnetic holders
q) Door catch

1.2.6 Installation, fitting and adjustments of metal and timber doors furnished under
other Sections except as otherwise specified.
1.2.7 Provision of temporary construction keys and other necessary accessories for use
during construction prior to installation of finished ironmongery during construction
period.
1.2.8 Ironmongery for electrical meter rooms and substations to comply with
Specifications herein.

1.4 Quality Assurance
1.4.1 Site Supervision
The Contractor has to provide at least two full time competent technicians to assist
and check the installation of doors and ironmongery sets/items. Any additional
technician(s) required shall be dependent on the demands reflected in the
construction schedule.
1.4.2 Reference Documents
Refer to Section 01 02 10 Reference Standards to comply with the requirements
of the refrenced Standards
1.5 Submittals
1.5.1 General
a) Submit all information and samples necessary for the work to the
Employer, the Architect, and all affected trades including but not
necessarily limited to the following :
i) Ironmongery List : Identify each Ironmongery item by
manufacturer, manufacturer's catalogue number and reference.
Review of the Ironmongery Schedule by the Architect does not
relieve the Main Contractor from the responsibility of furnishing
the job complete.
ii) Samples : Submit to the Architect, physical samples of each and
every item of Ironmongery to be mounted by hardware set
iii) Site Drawing:
The site drawing has to be properly coded in colour according to
the door hardware set and function prior to submission.
iv) Catalogue Cuts :
Submit catalogue cuts of every item furnished for this project.

v) Templates :
Furnish the following items for installation of, or preparation for
installation of the Ironmongery furnished :
1) Printed Templates
2) Actual Hardware
vi) Certification :
Submit all certificates of approval from a recognised testing
agency for each item at the time of sample submission.
b) Provide such information in a timely manner to avoid delays of other
trades.
c) Packing and Labeling
Provide for packaging all ironmongery items individually in boxes/plastic
bags, properly labelled with door number, hardware sets, masterkeying
reference and location of doors.
d) Door Schedule
Provide a customized computer generated Schedule with the following
information :
i) Consolidated Break Down of Ironmongery Sets
ii) Consolidated Door Schedule by Floor or Building
iii) Consolidated Ironmongery Sets by Items
iv) Consolidated Door Schedule with Masterkey Reference
v) Identify for each opening the side of door which will receive
cylinder (eg, cylinder on corridor side).
vi) Identify the active leaf for each pair or multiple door openings.
vii) Identify on which side of door surface closer will be installed.
viii) If different finishes are used on the same door, identify which side
will receive respective finish.
ix) Each item listed shall be identified with respect to:
1) Manufacturer
2) Brand
3) Catalogue or drawing number
4) Material
5) Finish
6) Dimension and size
7) Operation
8) Label indicating conformity to Authority's requirement
9) All other information required to fully describe its location,
function and use on the door and building.
IMPORTANT NOTE: If no Tender Stage Submittal is made, the
tender will be assumed to allow for the specified proprietary items.

1.5.2 Shop Drawings
a) Submit Shop Drawings for Architect’s approval with provisional details of
all iromongery proposed, in accordance with the hardware format
provided in the tender.
b) Shop Drawings shall indicate name of manufacturer, material and finishes
sizes, methods of installation and fastening.
1.5.3 Keying Schedules
a) Develop Keying Schedule for entire Project in cooperation with the
Employer.
b) Keying Schedule shall contain all information with regard to keying
system, master keying, numbering of keys, placement of cylinders.
c) Keying Schedule shall be submitted to the Employer for approval and to
the Architect for information.
1.5.4 Indemnities and Warrenties for
a) Door Hardware and Ironmongery (10 years)
Prior to commencement of the work, the Contractor shall provide to the Employer
a 10-years Indemnity and warranty against any defect, deterioration, failure, lack
of fitness, non-satisfaction of performance specifications or other requirements
under the Contract or other faults in the work. The Contractor will be required to
remedy, repair and make good any defects or damage during the indemnity
period.
If, in the opinion of the Contractor, the foregoing Specifications are insufficient for
him to provide the indemnity and warranty, then he shall allow in his tender for
upgrading the Specifications as necessary to enable him to so indemnify.
2. PRODUCTS
2.1 Acceptable Manufacturers
2.1.1 All cylinder lock sets shall be KABA locks compatabile and integrated to the master
key control system adopted for the whole project.
2.1.2 Acceptable Manufacturers, subject to compliance with specified requirements.
Other manufacturers providing similar and equal product will be given equal
consideration:
a) Glutz
b) Allgood UK
c) Hafele Germany
d) Hager
e) D Line
f) Modric
g) Dorma
h) Geze
At the TIME OF SUBMISSION OF TENDERS, furnish current test reports,
certificates confirming country of origin and schedules of technical data for each
type of item offered. The following for each item type shall be provided at the time
of tender submission:
a) Country of Origin
b) Proposed Supplier

2.2 General Requirement
2.2.1 The following information regarding the type & quality of ironmongery which are
to be purchased is furnished for reference only:-
a) Exposed screws shall have countersunk oval heads, except screws for
butt hinges, lock faces and strikes which shall have flat head countersunk
heads.
b) Screw head shall fit the countersunk hole properly.
c) Bolts, screws and other fastenings shall be of size and type to fit
requirements and shall be of same material and finish as the exposed
parts of such ironmongery which they adjoin. Use stainless steel screws
with aluminium parts.
d) Fully threaded wood screws shall be provided for wood application.
e) Surface-mounted closers if provided shall always be mounted on the room
side or generally on the less important side of door. Use parallel arm
closer where necessary to achieve this objective.
f) Exposed bolt ends shall be concealed or provided with cap nuts subject
to Architect's review.
g) For through-bolts applications, where necessary, use bolts with thin,
round, cylindrical heads without slot or recess on the finished side of door.
h) Locks shall have bevelled, rounded or rabbeted faces, as required by door
construction.
i) When door stiles are too narrow for standard backset of lock specified,
special backset shall be furnished.
j) All lock strikes shall be with box, have metal dust covers and shall have a
lip of sufficient length to protect the door trim and jamb.
k) Dustproof strikes shall be used where door locks into floor, except where
metal threshold is used.
l) Use open back strike where required.
m) Weather and soundstripping shall not be interrupted by other
ironmongery.
2.2.2 Finish of Ironmongery
a) All finish shall be as specified in the hardware sets.
b) Special consideration shall be taken to coordinate finish of the various
manufacturers to insure a uniform acceptable finish.
c) Unless otherwise specified all finish are to be in satin stainless steel.
d) It is intended that the Finish Ironmongery products and materials specified
under this Section will provide for all Finish Ironmongery required for the
building, and in any event, all Finish Ironmongery required to complete
the building shall be furnished whether the same is particularly specified
or not.
e) If the ironmongery for any particular location is not described herein, it
shall be provided and shall be as specified for similar locations as far as
practicable. If no similar locations are specified, such ironmongery shall
be of suitable type as approved by the Architect.

f) If necessary, specified and the scheduled ironmongery, whether ordered
or not, may be changed to a different location. There shall be no charge
for this change and for the required rescheduling if such change is made
before installation of said ironmongery.
g) Finish Ironmongery shall meet all requirements of the applicable Building
Code and applicable Rules and Regulations for access for handicapped
persons.
h) Finish Ironmongery for fire rated doors and frames shall conform to the
applicable requirements of the American Insurance Association and the
National Board of Fire Underwriters' Laboratories, Inc, and other local
authorities having jurisdiction, and each such item shall bear a label or
mark indicating its conformity with such requirements for use in
connection with its specified location.
i) Finish Ironmongery shall be suited to its required use and shall fit its
respective location and door detail; Main Contractor shall verify this.
2.2.3 Where finished shape or size of members of Ironmongery is such as to prevent or
make unsuitable the use of the exact types specified, suitable types shall be
submitted for review and furnished having as nearly as practicable the same
operation and quality as the type specified.
2.2.4 Proper Kind and Type
The Ironmongery shall be the proper kind for its required use and shall fit its
intended location perfectly. Should any Ironmongery, as specified, fail to meet the
intended requirements or require any modifications to suit the intended location,
this matter or any other necessary advance information, shall be brought to the
attention of the Architect for correction or advise in ample time to avoid delay in
the manufacture and delivery of the Ironmongery.
2.2.5 In order to ensure proper placement and fit, all Ironmongery whether in connection
with metal door or metal frames shall be made to template. Templates or physical
items shall be furnished to door manufacturers concerned, and shall be supplied
sufficiently in advance to avoid delay in the Work.
2.2.6 Manufacturer’s Warranty :
With the exception of door closers and floor springs which shall carry a warranty
period of 5 years, all ironmongery shall be warranted for a period of two (2) years
from date of Taking Over Certificate. Defects in materials and workmanship
occurring during warranty period shall be corrected to the satisfaction of the
Architect.
2.2.7 Electrical Coordination :
Before any electrically controlled or operated ironmongery is ordered, all electrical
parameters must be coordinated with the electrical or BMS/ELV works.
2.2.8 All ironmongery supplied is to comply with the following requirements and
standards where applicable :
a) Regulatory Requirements & Standards
b) Fire Safety requirements by Local Authority
c) Handicapped Requirements
2.2.9 Product Uniformity/Finishes
Except where otherwise specified, all mortise locksets, interchangeable core
cylinder for all door type and material, be it and not limited to wooden door, metal
door, glass door, cladded door, shall be sourced from one manufacturer/supplier.

2.2.10 Keying and Masterkeying
a) All interchangeable profile cylinders shall be furnished with construction
keyed, differ keyed, master keyed, grand master keyed, great grand
master keyed under the same system.
b) All keys are to be made from nickel silver/copper nickel or brass.
c) The key bow shall comply with handicap codes.
d) All cylinders shall be furnished with 3 keys.
e) 10 nos. of master keys and grand master keys shall be provided.
f) 6 nos. of great grand master keys shall be provided.
g) The above provision shall be similar for mechanical card key access
systems.
2.2.11 High Security Cylinder
a) All cylinders shall be made of brass in nickel dull finish with 3 keys.
b) All cylinders shall be BS or ASI standard with Restricted/Patented profile
(with minimum 5/6 pin) with prevention of unauthorised duplication.
c) All cylinders shall be of universal profile type with standard length of 62mm
available in 5mm increments on each side to suit actual door thickness.
d) All cylinders must have the following features : Anti-drilling protection for
endangered doors, Pin security, Anti-picking device.
e) All cylinder cores should have design and construction which provides
maximum safeguard against drilling, picking, and other mechanical attack
and violation of the system.
f) The cylinder should not protrude out more than 5mm from the surface of
the door.
g) Supplier shall provide computerized master keying system for Architect’s
approval before pinning.
h) The supplier must hold patent to the cylinder until year 2020 or more.
i) The ironmongery supplier must have a proven experience and track
record in completing project of this scale and of similar nature. In addition,
it is important that the Contractor must be able to prove that it is able to
provide the service maintenance support require when the mall is in full
operation. The supplier must show proof that it has a good team of
experienced personnel to run and service the project.
2.2.12 Key and Core Control
a) The supplier shall provide software of 10,000 records minimum of key and
core control system.
b) The system shall comprise of the following :
i) User Friendly
ii) Function Key Operation (Referencing)
iii) Cross Referencing
iv) System Security
v) Pin Segment Calculator
vi) Standard Report Generation
vii) Management System

2.2.13 Service Equipment and Spares
a) The Contractor shall provide the necessary service equipment and spares
as listed in the schedule, required to maintain operation and key
management system, including supply of one set of the following:
i) Equipment for key-cutting and re-programming of electronic card
key system.
ii) Equipment to re-pin existing cylinders and cores
iii) Equipment to pin cylinders and cores for enw doors
b) Provide 1 set key storage and cylinder storage cabinet
c) Provide 1 set cylinder and key tagging system.
2.2.14 Hinges
a) All typical hinges supplied shall be of the same manufacturer and be
available in the following:
i) Medium frequency: With washer or 2 nos. ball bearings
ii) High frequency: With 4 nos. ball bearings
iii) Medium size door with door thickness of 45mm: Size 152 x 114
x 3mm
iv) Large size door with door thickness of 45 – 50mm: Size 152 x
114 x 4mm
Unless otherwise specified, provide stainless steel, satin finish, button tip, full
mortise template type butts with non-rising loose pins. Size and strength of hinges
shall be suitable for the type and weight of doors shown/scheduled.
b) Exterior Door Hinges :
Provide out-swinging door hinges in a grade 316 stainless steel with non-
removable pin (NRP) that have panic hardware.

c) Interior Door Hinges :


Stainless steel or prime finish to match specified finish of doors and frame.
2.2.15 Locks and Levers
a) Unless otherwise specified, all locks, latches and component parts shall
be of the same manufacturer. Locksets to be modular mortise 'Lock' with
round edge fore-end plate diameter 3mm thick in satin stainless steel 316
finish.
b) Lockcase shall be modular and available with the following functions;
Classroom Function, Passage Functions, Storeroom Functions, Entrance
Functions and /or specified in the ironmongery schedule.
c) All lever handles shall be of solid stainless steel Grade 316 (Satin finish)
of cylindrical section 20mm straight throughout with a return bend to door.
Lever and rose assembly to comply with BSEN1906 – level 4 with
optimum strength and durability. Rose to be maximum 5mm thick. The
loaded spring shall be housed within the lockset.
d) All lever handle roses and escutcheons shall have concealed fixing snap-
on cover with a minimum thickness of not less than 8mm. Roses and
Escutcheon cover are required to be of similar size circular and with right
angular non-tapered riming edge.

e) All lever handle roses and escutcheons must be provided with a bolt
through fixing and where required come with a Trox Head fastening detail
to prevent tampering.
f) All locks shall be of such a construction that when locked, the door must
be able to open from inside without the use of key, unless otherwise
required.
g) All locks shall have minimum 20mm through anti-friction dead bolt with
anti- trust bolt for added security.
h) All locks shall be ANSI 156.13/BS 5872/AS standard or approved
equivalent.

j) Backset of all locksets required shall be minimum 60mm.

k) All locks latch bolt shall be made of stainless steel with a minimum latch
throw of 15mm and certified with minimum 1.5 million-cycle tested.

l) All locks shall be available with Anti-friction Latch bolt for smooth
operation and lubricating of the lock mechanism from the front side of the
fore-end plate.

2.2.16 Pull Handle


a) All pull handles shall be of the same manufacturer and BSEN 1906
standard.
b) All pull handles shall be square sections 25 x 25mm (stainless steel grade
316) straight throughout with available length of 300 to 600mm.
c) The finish required is satin stainless steel finish.
d) All pull handle bends shall be solid fitted or with solid insert for optimum
strength and withstand very rough handling.
e) All pull handle with snap on roses where required shall have a minimum
thickness of not less than 8mm.
f) All fixing shall be bolt through and provided with a Trox Head fastening if
required.
g) All fixings are to be concealed.
2.2.17 Door Closers
a) Door closer supplied shall be concealed detail and available with the
following features where required:
i) Rack & Pinion Type (EN 1 to 4)
ii) Regular and parallel arm provided as standard
iii) delay action
iv) Engageable/disengageable hold open device
v) Fully adjustable spring strength from size 1 to 4 for doors up to
1.1m width and size 2 to 6 for doors up to 1.5m width
b) All door closers shall have two pressure relief valve to prevent oil leaking
and damage to the back check valve.
c) All door closer shall have a proven efficiency rating of over 2 million-cycle
test.
d) All door closer shall be totally reversible without adjusting; push and pull
side closers must be able to be mounted on the door portion.

e) Similar size door closer to be provided with integral electro-hydraulic stay
open devices with fail-safe electronic release mechanism.
f) All door closer shall have an adjustable latching force to ensure that the
door is properly closed and latched.
g) All door closers shall be available with delayed acton function from 180 –
70 degrees to allow easy access to handicapped person.
i) All door closers shall be of ANSI 156.4 and EN 1154 standard and suitable
for fire doors use.
j) All door closers shall have optional built-in feature : back check, delay
action, electromagnetic hold open device, smoke detector, concealed
sequence door selector.
k) All door closers shall be compliant with handicapped usage requirements
as regulated by the local authorites.
2.2.18 Floor Springs/Pivots
a) Floor springs shall be of EN 1154 Standard.
b) Floor spring dimension should be of maximum 82 x 285 x 50mm depth for
100kg door and maximum 78 x 341 x 60mm depth for door leaf up to
250kg.
d) Floor spring for 100kg capacity, door width up to 1000mm, closing force
shall be adjustable with built-in back check feature and optional feature:
hold open at 900.
e) Floor spring for door up to 250kg capacity, closing force shall be
adjustable (EN 2 to 4) and complete with the following optional feature :
i) back check
ii) delay action
iii) hold open at 75o-175o controllable
iv) concealed sequence door selector
v) electromagnetic hold open at 80o-180 controllable
f) All floor springs/pivots shall be compliant with handicapped usage
requirements as regulated by the local authorities.
2.2.19 Door Selector
a) All door selectors shall be of a non-handed type, fully automatic, available
in varying lengths and concealed – to be integrated with the concealed
closer.
b) All door selectors shall be supplied with the complete accessories
necessary for the proper functions of the door.
2.2.20 Door / Wall stopper
a) All door / wall stopper shall be stain stainless steel grade 316
2.2.21 Push Plates
a) Push plates material are to be 2mm thick satin stainless steel.
2.2.22 Electro-Magnetic Shear Lock (EML)
The EML must be of concealed fixing available with the following features:
a) 1500kg holding force;
b) Tested to BSEN 1634-1 for 30 minutes;

c) For use in single action door applications;
d) Dual 12/24v DC voltage;
e) Current draw @ 12/24v: Current surge of 1.6Amps reducing to 450mA at
normal operation
f) Should be able to fit into narrow frames and doors;
g) Fully concealed within the door and frame to provide enhanced aesthetics
and security;
h) Body Dimensions: 116x25x30mm; Receiver Plate Dimensions:
106x35x30mm.
2.2.23 Concealed door closer with Electro-Magnetic Holder (EMH) & Integrated door co-
ordinator
The EMH must be supplied complete with the concealed door closer as an
integrated set and be available with the following functions:
a) Hold open electro-magnetically when set and, on receipt of a signal from
a central fire alarm or other device, automatically release and properly
close
b) Close immediately if physically pushed to, if an integral fire officer test
button is pressed, or if power fails.
c) The EMH may be required to be recessed into the wall for proper
alignment of the door leaves when in open position.
2.2.24 Specification for Locks to Substations & Electrical Meter Rooms
a) Locksets which can be opened with any one of the following keys:
i) Abloy Master Key Code Ref MK 911047
ii) Chubb (Union) Master Key Code Ref G1HBG
iii) Yale Master Key Code Ref PUB/MK48
The above locksets must be able to be opened from the inside of the
Meter Rooms/Compartments without the need to use a key or other
devices/ tools.

2.3 Delivery, Storage & Handling


2.3.1 Pack all cylinders (cores where applicable) and keys separately and identify them
according to Keying Schedule. All identification shall be clearly labelled and
packed for easy retrieval for installation. The Contractor shall be responsible to
ensure that all ironmongery are properly stored and correctly distributed for
installation.
3. EXECUTION
3.1 Location of Ironmongery on Doors and Frames
As identified in Ironmongery Schedule.
3.2 Installation of Ironmongery and Doors
3.2.1 Installation of Doors
a) Fit doors and transoms accurately in their respective frames, within
clearances specified or shown.
b) Metal Doors :
Clearance as specified in relevant BS

c) Timber Doors :
Trim all wood doors as necessary to provide a uniform clearance of
between 3 mm at jambs and head, and a uniform clearance at the
threshold or floor to properly clear the floor covering described.
d) Place fire-rated doors with clearance as specified in relevant BS
3.2.2 Hanging of Doors and Installation of Hinges, Locks, Closers, etc.
a) Installation shall be performed by mechanics skilled in this kind of work
and experience with the specified products.
b) The work shall be supervised by a factory authorised representative of the
ironmongery supplier, who shall be thoroughly familiar with all the
ironmongery to be used.
c) Use only proper tools in good condition, special tools where necessary, to
prevent damage to finish, abuse of ironmongery, Screws, doors and
frames.
d) Ironmongery for which doors or frames are not predrilled in factory shall
be carefully and accurately laid out according to templates and Shop
Drawings. Make all attachments level, plumb and clean using holes
accurately drilled and tapped in field.
e) Do not install ironmongery to cutouts and mortises that were prepared
incorrectly or inaccurately or to frames that are incorrectly installed, out of
plumb of square or doors that are warped or otherwise defective. Report
such conditions to the Architect for corrective action.
f) Wherever possible, do not install trim until door has been finish painted.
g) If shimming of hinges should be required, they shall not exceed a total of
1.5 mm. Use only metal shims extending the full height of the hinges.
Doors shall have a uniform gap at all sides.
h) Electromagnetic holders shall be wired to the Fire Alarm System. Allow
for making all necessary connections and co-ordination with related
trades.
3.2.3 Installation of Cylinders (Cores, Key Control System and Key Cabinet)
a) The installation of the Cylinders, Key Control System, and Key Cabinet
shall be considered a single responsibility and shall be performed under
close site supervision by the Manufacturer's representatives and in
cooperation with the Employer.
b) Do not install cylinders in locks where locks are not functioning properly,
installation is not proper or door is improperly prepared.
c) Label all keys to be handed over to the Employer upon completion of the
project indicating their relationship in the masterkey system.
c) Provide key cabinets to contain all the keys to be handed over to the
Employer.
3.2.4 Installation of ironmongery with electrical interface is to be coordinated with the
Electrical and BMS/ELV works and in accordance to manufacturer's
recommendations. Allow for all works involved.
3.2.5 Floor springs shall be installed with finshing top plate flush with the floor finish.
