Technical Report – Indoor Air Quality for Medini 7 Aegis Office

1. Problem Statement

1.1 Aegis has requested Township Management Services and Edgenta to study the causes
of building dampness and odour in the call center floor at level 2.
1.2 Aegis would like to know if the building air conditioning system cooling capacity is
adequate to maintain the thermal comfort in the call center office area.
1.3 Aegis also would like to know the air change, volume flow rate and fresh air
introduction inside the call center office area.

2. Findings

2.1 Based on Aegis office renovation plan on air conditioning system layout for level 2,
the additional air conditioning system only be installed for training rooms, meeting
rooms, conference room and server room. While the call center office area is using
back the original air conditioning system.

2.2 Based on Aegis office renovation plan, the average occupancy rate for the call center
office area is 2.3 m2 per person.

2.3 There are no fresh air intake for the call center floor at level 2.

3. Cause of Incidents

3.1 The building dampness and odour are due no fresh air circulation in the call center
office area. Without fresh air intake, the indoor air quality will turn bad due to
recirculation of odour and carbon dioxide from human respiration.

3.2 High occupancy rate of call center office area may cause the dampness inside unit due
to high carbon dioxide level from human respiration. Based on Uniform Building By-
Laws - 7th Schedule, the ideal occupancy rate for office area shall be 10 m2 per person.

4. Proposed Solution

4.1 For air conditioning system cooling capacity, landlord only provides the rented
premises in core and shell or base build with ceiling cassette equipment only. The air
conditioning system cooling capacity has been tested and verified by building
consultant and engineer prior to the completion of building.

4.2 For cooling enhancement due to dense population, tenant shall appoint qualified
workers / contractors to provide additional air conditioning equipment inside the
office area.

4.3 To introduce fresh air intake for the call center office area by installing fresh air duct
to the existing ceiling cassette. Based on product catalogue, the ceiling cassette has
opening for outdoor air intake where the fresh air ducting can be tapped in.
4.1 ETSB advised Aegis to engage consultant to do indoor air quality audit.
