DEED OF USUFRUCT

Know All Men By These Presents:

This DEED OF USUFRUCT is entered into by and between:

JOVITA ABELLANOSA RAGO – ISIDRO, Filipino, of legal age, married and

resident Sitio Saimon, Barangay Can-asujan, Carcar City, Cebu, hereto known
as the GRANTOR;

-and-

JOSUA SATINITIGAN ESTUDILLO, Filipino, of legal age, married to Julita

Isdro – Estudillo, and a resident of Sitio Saimon, Barangay Can-asujan, Carcar
City, Cebu, hereto known as the GRANTEE;

- WITNESSETH -

Whereas, the Grantor is the absolute owner of parcel of land situated in

Sitio Saimon, Barangay Can-asujan Carcar City Cebu, in which the Grantee’
family home errected with an area of THREE HUNDRED (300) SQUARE
METERS;

Whereas, the Grantee is the son-in-law of the Grantor and wishes establish
a business establishment in the area in which his family home is built;

Whereas, the GRANTOR hereby grants to the GRANTEE a USUFRUCT of the

said parcel of land with the folllowing terms and conditions:

1. That the USUFRUCT of the Real Property shall be for thirty (30) years
reckoned from the execution of this public instrument;

2. That the GRANTEE hereby undertakes that all the plants planted
therein shall not be cut without the permission of the the GRANTOR;

3. That the GRANTEE shall establish a business establishment on the said

area of land or for whatever best it may serve to him and his family;

4. That the GRANTEE shall not alienate to other person the usufruct of the
said land;

5. That in case the GRANTOR will sell the property, the GRANTEE shall
have the right of first refual;

6. That the real property taxes shall be on the burden of the GRANTOR
considering that the said parcel of land is not yet subdivided by the
heirs;
