WITNESSETH
That, the VENDOR do hereby sell, convey, and transfer in a manner absolute
and irrevocable unto said VENDEE, his heirs and assigns, for and in
consideration of SIXTY THOUSAND PESOS (Php 60,000.00) Philippine
Currency, the property, including improvements therein, situated in
Barangay Tala-o. Gitagum, Misamis Oriental, and more particularly described
as follows:
TAX DECLARATION NO. 020455
A parcel of land designated as Lot No. 13619-Part, situated in
the Tala-o, Barangay Tala-o, Gitagum, Misamis Oriental.
Bounded on the North by Lot No. 012; on the East by Lot
No. 016; on the South by Lot No. 044; and, on the West by
Lot Nos, 018, 019. Containing an area of THREE
THOUSAND SIX HUNDRED FIFTY (3,650).
That the consideration will be paid in the following manner;
TWENTY THOUSAND PESOS (Php20,000.00) will be paid on the
21st of September 2018 and the remaining balance of FORTY
THOUSAND PESOS (Php 40,000.00) shall be paid until December
31, 2019.
That in case, the remaining balance of 40, 000.00 is not paid in full on or
before December 31, 2019, the VENDEE shall be given 60 days extension to
pay the price in full. Otherwise this contract shall be rescinded by the
VENDOR;

That the VENDOR shall give the VENDEE absolute and complete control
and possession of the subject property and allow the introduction of
improvements thereon upon the receipt first payment.
Further, that in the event that the VENDOR should fail or deliberately refuse
to comply with his obligation, the VENDEE shall be reimbursed of the
amount of the purchase price paid, cost of improvements as well as beneficial
interests and other damages that the VENDEE may suffer.
And Finally, VENDEE shall pay unpaid real estate taxes, capital gains tax,
documentary stamp tax, cost registration.
