1.0 GENERAL
1.1 Scope
This specification for Building Works (hereinafter called the “Specification”) shall apply to all
Building Woks to be executed under the Contract and shall be read in conjunction with all
remaining documents comprising the Contract.
Any matter not provided for in the specification shall be determined through consultation between
the COMPANY and the CONTRACTOR.
Particular attention shall be given to the required connections between various building elements,
system and to design requirements to achieve the visual and performance relationships intended
between various sections and components of the works and finishes.

1.2 Definitions
In this specification, the following words and terms shall have the meanings hereby assigned to
them, unless noted otherwise.
COMPANY : PT PERTAMINA EP
CONTRACTOR : Refers to company selected by COMPANY, which shall responsible for the
detailed engineering design, material and equipment procurement, and
construction as specified in Contract, Scope of Work, or Work Order.

1.3 Related Specifications


These following reference and specifications prescribe items of related work:

Coordinate work prescribed by this specification with work prescribed by the above list
specification. When there is a discrepancy between the specification and reference the most
stringent will govern.

1.4 Codes and Standards


The following codes and standards shall be used for civil and structural engineering design. The
latest edition in force at time of Contract shall be applied.

1.5 Conflicts in Requirements


Conflicts among different codes and standards as well as project specifications and drawings
shall be notified to COMPANY/CONTRACTOR for resolution. However, in the event of conflicts,
order of priority shall be as follows :
1) This Specification
2) Design Drawing
3) Project General Specifications/Standard Drawings
4) Industrial Codes and Standards

1.6 Tropical Condition


1) Building materials shall resist deterioration in an environment which consist of strong
sunlight which effect paints and bitumen, encourages mold and fungal growth, rotting and
insect attacks, and has combination of high temperature, humidity and salt laden
atmosphere which accelerates corrosion.
2) Buildings shall be sealed to minimize the ingress of termites and insect. Louvers shall be
fitted with screens for this purpose.

2.0 GENERAL REQUIREMENTS


2.1 Design
 Design shall be accordance with this specification and the component specifications.
 Design shall include all design associated with the buildings, including final layout and
preparation of component specifications.
 Specification shall contain detailed descriptions of the items specified, including requirements
for the execution of the work specified therein.
 Calculation and drawings shall be submitted to the COMPANY for review and approval

2.2 Workmanship and Materials Generally


 All workmanship to be executed and all materials to be supplied and installed under the
contract shall be new, defect free, and the best of the respective kinds and all to the approval
of the COMPANY.
 All materials used in the works shall be of the qualities and kinds specified herein and equal
to approved samples. Delivery shall be made sufficiently in advance to enable samples to be
taken and tested if required. No material shall be used until and unless approved, and
materials not approved shall be immediately removed from the works at the CONTRACTOR’s
expense.
 Materials shall be transported, handled, stored and protected on the site or elsewhere in such
manner as to prevent damage, deterioration or contamination all to the satisfaction of the
COMPANY. The COMPANY reserves the right to inspect any materials to be used on the
works at any time and at any place storage.
 If required, the CONTRACTOR shall supply to the COMPANY the appropriate certificates of
compliance with the standards. Notwithstanding the above, tests shall be carried out as and
when directed by the COMPANY in accordance with the relevant standards. Materials for
tests shall be provided and delivered by the CONTRACTOR at his cost. In attending for
offsite or factory tests and all testing fees shall be borne by the CONTRACTOR.
 All machinery, equipment and material which is required to conform to international standards
or local standards shall bear the approved marks on them under the relevant standard or
have an exhibit attached thereto certifying their compliance with the standard.
2.3 Damage and Restoration
 Damage to previously existing or newly placed facilities, buildings, road, paved areas, utilities
services, landscaping or like caused by movement of equipment or other operations, whether
accidental or made necessary by reason of contract requirements, shall be restored at the
CONTRACTOR’s expense as directed by COMPANY.
 Restoration shall be equal to structural qualities or performance capacities of original work,
and finishes shall match appearance as closely as possible that of existing adjacent work.
Restorations shall be subject to approval by COMPANY.
 Work which in the opinion of the COMPANY has not been properly restored shall be removed,
replaced or re-executed all as directed by COMPANY, entirely at the CONTRACTOR’s
expense.
2.4 Submissions
2.4.1 Construction Schedule
 Prior to commencement of the works, the CONTRACTOR shall formulate and submit a
detailed all scope of work schedules (engineering detail, materials procurement, and
construction) and obtain the approval of the COMPANY.
 In case the need arises for effecting a change to the approved schedule, the CONTRACTOR
shall prepare a revised schedule as soon as practicable and obtain the approval of the
COMPANY.

2.4.2 Samples
 The CONTRACTOR is to submit samples, free of charge of materials and goods to be
incorporated into the works. All samples shall be delivered in order to give the COMPANY
sufficient time in which to make decisions regarding choice.
 Samples shall be submitted in accordance with this specification or component specification
and approved by COMPANY. Samples will be items such as tiles, bricks, and paint cards and
will not include any large items.
 Each sample shall be labeled indicating the generic name of the sample, the manufacture
name and the model number, brand name and supplier name, and any other relevant data.
 Submit written maintenance program at substantial completion work. Itemize inspection
maintenance and repair procedures the COMPANY must perform to conform to the
manufacture’s warranty requirements.
 Schedule of work shall be submitted to the COMPANY to review or approval and do not start
work until written acceptance of submittal.
2.4.3 Mixing Ratios
The CONTRACTOR shall submit to the COMPANY a list of mixing ratios of any materials which
require mixing, batching or thinning, before use, together with a schedule of mixing works, for the
approval of the COMPANY.
2.4.4 Shop Drawings
 The CONTRACTOR shall submit to the COMPANY, within 14 days before the
commencement of the construction works.
 The CONTRACTOR shall thereafter submit shop drawings where so required particular
Section of the specification or as requested by the COMPANY. The CONTRACTOR should
be responsible for height, thickness and length of detail especially for steel structure.
 Each drawings will be examined and commented on by COMPANY and will be returned to
the CONTRACTOR, who shall then print the necessary copies of each drawing requiring no
correction for distribution. Drawing requiring correction shall be corrected and resubmitted.
 All drawings submitted, including those by suppliers, shall be signed by responsible person of
the CONTRACTOR’s staff.
2.4.5 Working Drawings
 Before work is put in hand, the CONTRACTOR shall prepare coordinated working drawings
of all Building Works detailing all areas where the specialist, mechanical and electrical
services have to be installed within open, confined or congested spaces, or where accurate
co-ordination is deemed necessary by the COMPANY.
 The drawings shall show all works including the building structure, penetrations, ceiling and
associated support system, mechanical and electrical services, lighting, fittings, etc. The
drawings shall include plans and sectional details.
2.4.6 As-Built Drawings
 Prior to completion of the works, the CONTRACTOR shall for record purposes, prepare and
submit to the COMPANY for his approval ‘As-Built’ drawings in one reproducible and three
copies.

 Such drawings will represent accurately the as constructed incorporating the effect of all site
changes, variations and instructions and will particularly highlight and detail, the size,
reference, layout and routing of all pipes, cables, wires and other services.
2.4.7 Records
The CONTRACTOR shall prepare records of work progress, numbers of labor, delivery of
machinery, equipment and materials, weather conditions, tests and inspections etc. and submit
them the COMPANY according to the provisions of the Conditions of Contract.
2.4.8 Photographs
 The CONTRACTOR shall prepare photographs showing the progress of the work and submit
them to the COMPANY.
 Before final completion of the works, the CONTRACTOR shall take photographs of the
interior and exterior of all section of the works upon consultation with the COMPANY, and
submit them to the COMPANY as record albums together with the progress photographs.
 The photographs shall consist of both color prints and 35 mm colors film slides. The album
shall be A3 or A4 in size, and shall have the names of the work, consultant and contractor
and other particulars as directed by the COMPANY.
 A professional photographs specialized and experienced in architectural photography shall be
commissioned in taking the photographs on completion.
2.4.9 Operating and Maintenance Manuals
 Prior to completion of the works, the CONTRACTOR shall prepare and submit to the
COMPANY for his approval, sufficient copies of the detailed operating and maintenance
manuals. The manuals shall be provided for all sections of the work as directed by the
COMPANY and shall be sufficient in detail such that the COMPANY shall be able to the
systematically operate and maintain the works after completion.
 Approved types and qualities of maintenance tools, servicing and repair equipment tackle
shall likewise be handed over to the COMPANY prior to completion.
2.5 Surplus Materials and Spare Parts
 Surplus materials and spare parts which are required to be handed over to the COMPANY
upon completion shall be delivered, unload and stored in good order, well wrapped and
protected in the place designated by the COMPANY.
 Consignments shall be accompanied by a list of quantities which shall be delivered to the
COMPANY.
 All surplus materials which need not be handed over to the COMPANY shall be removed from
the site, and disposed of in manner and to a location to be approved by the COMPANY.
2.6 Tests and Inspection
Test required for Materials and Workmanship
1) Test shall be conducted:
 When such tests are required by the CONTARCTOR
 When it is impossible to certify that the performance can satisfy requirements stipulated in
the contract.

2) Unless otherwise specified in the contract, the test specimens shall be submitted by the
CONTRACTOR with approved shop drawings.
3) The test shall be conducted at a laboratory as specified in the conditions of contract.
4) After completion of the tests, the CONTRACTOR shall submit detailed test reports, including
all relevant data, to the COMPANY without delay.
Prior to completion of the Works or Sections thereof, the CONTRACTOR shall conducted a
detailed completion inspection to ascertain that the completed work conforms to the Contract
Document, then apply to the COMPANY in writing for his witness of the inspection. As regards
the electrical and mechanical facilities and systems the CONTRACTOR shall conducted the
completion test and inspection of each individual facility and system in the presence of the
COMPANY.

3.0 TEMPORARY WORKS


3.1 General
3.1.1 Scope of Application
This section shall apply to the all Temporary Works required for Building Works and Civil and
Structural Works.
3.1.2 General Principles
 The CONTARCTOR is reminded of his defined obligations under the conditions of the
Contract for the adequacy, stability and safety of all Temporary Works and shall be conform
to the project document No: PGDP-00-ES-S-900-A222-001, Fire Protection System Design
Basis.
 Prior to commencement of the particular work, the CONTARCTOR shall prepare a schedule
of all temporary works with relevant calculations of structural strength and submit for the
approval of the COMPANY.
 In addition to listing the particular items of temporary work, the schedule shall also describe in
detail the proposed methods of execution, construction, maintenance for all temporary works.
3.2 Material for Temporary Works
 Materials to be used for temporary works shall be of satisfactory type and adequate size,
strength and suitable for their intended performance and quality.
 In case old or re-used materials are to be used, they shall be carefully examined in advance
to confirm of their safety, performance and quality.
3.3 Scaffold
3.3.1 General
 In case construction works are required to be performed at a height of 2 meter or more from
the ground or are in danger of possible fall of the workmen, the CONTRACTOR shall provide
necessary scaffolding.
 Scaffold shall be erected securely and with sufficient care using the materials and
construction methods best suited to the kind, size, place and working period of each
individual work, safety shall be ascertained by structural calculation and other safety

standards, if necessary. The calculation and method shall be submitted to the COMPANY for
approval.
 Scaffold shall be not set up with materials of an extreme inferiority, deformation or corrosion.
 Special attention shall be paid to the safety of scaffold during erection and demolition.
 The CONTRACTOR shall check periodically all scaffolds and keep them in perfect service
condition at all items.
 The CONTRACTOR shall determine the maximum loading capacity of the scaffold
considering the method and materials of scaffold.
3.3.2 Tubular Scaffold
 All the tubular scaffolds, prefabricated independent scaffolds and binding fixtures shall, as a
rule, satisfy the requirement specified in JIS A 8951 “ Tubular Steel Scaffolds”
 A sole plate, base plate, base angles and braces shall be used to prevent scaffold from
collapse and shrinkage. Scaffold shall be rigidly reinforced with transverse braces to
withstand lateral forces imposed by wind and earthquake.
 Wall ties and braces shall be used to prevent scaffold from falling down.
 When scaffold is to be erected near the overhead electric wires, the CONTRACTOR shall
shield them with a suitable insulating device or relocate them not to come in contact with
scaffold.
3.4 Accident Prevention and Public Nuisance Prevention.
3.4.1 General
The CONTRACTOR shall formulate adequate control measures in accordance with the relevant
local laws and regulations regarding prevention of accidents, fires public nuisances during the
execution of the work.
3.4.2 Prevention of Accidents
The CONTRACTOR shall formulate a plan for safety of the work at the site and provide proper
protection, especially of such places as exposed to the danger op accidental fall or workmen at
edges of passages and into opening on passages. If it is difficult to construct such protection, the
CONTRACTOR may substitute it with the use of safety nets or safety belts.
3.4.3 Protection from Overhead Danger
The CONTRACTOR shall set up suitable protection using steel nets, vertical net frames, safety
sheets, safety shelves, etc. for the people at the site who are in danger of accidents caused by
falling articles from the overhead work places.
3.4.4 Pollution Control
The CONTRACTOR shall take necessary steps to minimize noise, vibration, dust, soot, and other
pollution resulting from the execution of the work.

3.4.5 Safety Measures for Demolition/ Removal of Structures


When demolishing or removing temporary structures, the CONTRACTOR shall prevent them
from sudden collapse by preparing a will sequenced prevention plan and safety procedures to
prevent the accidental fall of workmen and structures.

4.0 EARTH WORK


Earthwork shall comply to Project Specification No : PGDP-00-CI-S-900-A315-001 –
Specification for Earthworks.

5.0 CONCRETE AND MORTAR


Concrete and mortar design and construction shall comply with project specification PGDP-00-
CI-S-900-A320-001, Specification for Concrete.

6.0 MASONRY WORK


6.1 General
Masonry design, materials and construction shall comply with Building Code Requirements for
Masonry Structures (ACI 530-95) and Specification for Masonry Structures (ACI 530.1-95) except
as modified or supplemented herein.
The solid masonry units laid contiguously in mortar. All units shall be laid with mortar. Upon
completion of plastering. It shall be regularly cured by spraying water. No surface cracks are
allowed to occur after the plaster hardened.
6.2 Materials
6.2.1 Bricks
This material shall comply with ASTM C62, Grade N.W. or accordance to SII.0021-78. All brick
shall be made from selected clay. They shall be clean, sound, hard, thoroughly, burned
throughout, well fired, and free from cracks, defects, lime and other impurities. All brick shall be of
approved modular sizes, true in shape, property and uniform in size and quality, non- porous and
must give a clear ring when struck.
6.2.2 Mortar
This Material shall comply with project specification No: PGDP-00-CI-S-900-A320-001,
Specification for Concrete. Up to at least 30 cm above floor level. Shall use water tight mixture
of 1 cement : 2 sand. This water tight mixture shall also be used in all bath room and toilet walls.
6.3 Handling and Storage of Masonry Materials
No damaged units shall be used. Care is to be taken in unloading, stacking and handling.
Masonry units shall be stacked under cover off the ground. Cementious materials shall be stored
in a weatherproof shed or upon platforms above the ground and effectively protected from
weather or moisture until used.
6.4 Laying and Jointing
 Faces of walls which are be plastered or rendered shall have their joints raked out to form a
key, joints shall be about 10 mm thick.
 All bricks shall be moistened before being laid.
 Lay bricks plumb and true to line, horizontal courses level, vertical lines plumb, corners and
reveals plumb and square.
 The walls shall be carried up in a uniform manner.
 Complete faces shall be left smooth, dense and free from void and other irregularities.

 All constructed masonry exposed to the sun must be kept damp immediately after completion
and also during the following day.
6.5 Openings for Frames
 Openings for doors, windows, etc., shall be properly marked out and left un-built until the
frames have been fixed in position.
 All door frames, window frames and vent frames, plates, etc., shall be bedded in mortar.
 All frames shall be carefully fixed and stayed in position and shall be anchored into walls with
galvanized steel anchors, one end securely to frame, and other end built into joints of
masonry. Anchors shall be spaced at approximately 600 mm centers or as shown on the
drawings.
6.6 Holes or Openings
Holes or Openings shall be cut or formed as required for all pipes, ducts, cables, beams and the
like, and all supports shall be cut and pinned or built-in Masonry shall be made good around such
pipes, ducts, cables, bearers and support by building in, grouting and neatly and tightly sealing in
either mortar or sealants as instructed by, and all to the approval of the COMPANY.
6.7 Bonding Ends and Heads of Walls
Where abutting concrete or steel columns and beams, masonry wall shall be adequately tied by
the use of 10 mm diameter steel reinforcing bars or approved anchors/ bonding ties, built into the
concrete or securely fixed to steelwork. Wall shall have bars or anchors/ bonding ties every 750
mm vertically at ends and every 750 mm horizontally at tops.
6.8 Fixing Doors and Windows
The adjustable steel fixing lugs supplied with metal windows and door frames shall be built into
suitable courses in the wall, preferably, these items are to be built-in during wall construction.
6.9 Cleaning General
 As work progresses, daily just before noon hour and at end day’s work, wash and clean
masonry faces free from mortar and cement strains.
 Wash and clean using fresh water and fiber brushes or wooden scrappers.
 Metal implements and excessive water shall not be permitted.
 After final curing and surfaces have dried, all masonry shall be thoroughly clean and made
free from any remaining mortar, using cleaning methods and materials approved by the
COMPANY.
6.10 Appearance on Completion
 Exposed surfaces shall be clean and free from dust, dirt, mortar smears of streaks, broken
units, chips, cracks, misaligned or improperly fitted joints, stains, discoloration, or other
defects or damage.
 All work of like kind uniform in appearance and workmanship throughout.

7.0 METALS
Design, Fabrication, and erection of steel structure shall comply with Specifications No: PGDP-
00-CI-S-900-A330-001, Specification for Steel Structure.

Aluminum in contact with cement or plaster shall be protected by colorless varnish or a plastic
coating. Non-aluminum fixtures attach med to aluminum shall be of a material. Which will not
react electrolytic ally with the aluminum, or be protected from the possibility of such a reaction.

8.0 DOORS AND WINDOWS WORK


8.1 General
The work to be executed by the CONTRACTOR under this section (unless otherwise specially
directed in other section) shall comprise all Door and Window works to all buildings and shelters.
All work shall be constructed in accordance with the dimension, lines and levels and in the
location shown on the approved construction drawings or established by the COMPANY.
This section includes but does not necessary limit materials and labors to furnish, unload, store,
and install doors and windows for a complete operational system.
8.2 Submittals
 Shop drawing shall be submitted to COMPANY for review and approval. Shop drawing shall
show detail fabrication and installation of doors and windows.
 Sample shall be submitted when required for COMPANY to review
 Manufacturer’s product data shall be submitted to COMPANY review
 Deliver materials in sufficient time to allow proper inspection before installation. Deliver, store
and handle to prevent and protect material from damage.
 Provide a written 1 year guarantee for repairing or replacing materials and systems that were
defective prior to installation and fail during and after installation.
8.3 Hollow Steel Doors
The CONTRACTOR shall provide and install all hollow steel doors complete with louvers, frames,
sub-frames, cover strips, glazing beads, gazing gaskets and all Finish Hardware, accessories
and fixing.
8.3.1 Submittals
Show glazing and construction details, hardware mounting locations, elevations. Door and frame
type, profile for each frame type, wall anchors for each type of wall and joiners for split frames.
8.3.2 Materials
 Doors shall be fabricated from prime quality galvanized steel sheets complying with ASTM
A526, commercial quality conforming to ASTM A924, A60 zinc coating, mill phosphatized; 18-
gage for interior doors and 16-gage for exterior doors. Cold rolled, stretcher leveled, surface
free from all defects inhibitive to first quality finishing and appearance, thickness as specified.
 Welded joints on exposed surfaces shall be dressed smooth so they are invisible after
finishing.
 Insulation shall be approved incombustible, moisture resistant, chemical inert material,
thermal and noise insulation. Provide a minimum of 3/16-inch reinforcing plates for locks and
latches and 12-gage reinforcing plates for other hardware.

1) Hollow Steel Doors


 Flush type, 40 mm minimum thickness throughout, edges beveled for latch stile in single
doors and meeting stiles at double doors, other edges square.
 1.6 mm face panels without intermediate seams, panels mated at long edges, welded at 50
mm centers and exposed joints continuously filled.
 Top and bottom edges shall be reinforced with continuous 1.6 mm thick channels welded to
faces, top and bottom edges flush and made watertight when required for exterior locations.
 Sound deadens all internal voids using approved insulation.
 Opening for louvers or glass shall be provided where shown, in sizes indicated with
appropriate and substantial mitered and welded molding units, watertight when required for
exterior locations.
 Install reinforcing units for all finish hard ware.
 Metal screwed beads to be provided to all openings.
 Install manufacture’s standard metal Veer blade fixed louvers where noted or scheduled and
in sizes indicated. In fire-rated doors, provide 70°C fusible link dampers.
2) Frames
 Metal or frames shall be cold-rolled steel with clean, smooth surface; Frames shall be fully
welded with face joints continuously welded. Welds on exposed surfaces shall be dressed
flush and smooth and shall present a neat appearance.
 Exterior frames shall be fabricated from hot-dipped galvanized steel. Obtain the necessary
hardware templates from the hardware manufacturer to properly size and locate mortising
and reinforcing. Provide frame anchors of shapes, types, and sizes required for the adjoining
type of wall construction. Anchors shall be corrugated or deformed.
3) Fabrication Requirements
 Per schedules, profiles and details shown: thickness of doors shall not be less than 40 mm.
 Size doors for uniform 3 mm maximum clearance between door edge and face of frame
rebate.
 Where door overlaps sill, overlap shall be not less than 12 mm nor more than 15 mm.
 Recess door face into door frame per manufacture’s standards but not less than 3 mm.
 Locate finish hardware per manufacture’s standards where so established, or as approved by
COMPANY.
 Reinforce doors and frames for all finish hardware items.
 Reinforce at all points of bearing and fastening for all surface, mortised, and concealed items
(i.e. closers and door stops, butts and hinges, saddles or guides for panic bolts and other
items).
 Securely attach order reinforcing per manufacture’s standards, all mechanical and welded
connections shall be sufficient to resist all anticipated operating and shock loads and shall be
subject to approval by the COMPANY.

 Set frames in position, plumb, and brace securely until permanent anchors are set.
 Anchor bottom of frames to floor with power fasteners. Provide no fewer than 3 anchors per
jambs, and spot weld floor anchor flush with frame and drilled for anchoring frame to floor.
 Double steel studs shall be installed on each side of opening and secured to structure above.
 Install the door for smooth, easy operation with no sag, drag, bow, or wrap, Hang true, plumb,
and square.
5) Cleaning and Painting
 Thoroughly clean doors and frames of grease, oil, dirt, and other impurities, effects on
exposed surface shall be filled with lead, epoxy filler, or solder, and ground smooth.
 Doors and frames shall be finish-painted as scheduled on the drawings.
6) Completion Requirements
 Exposed surfaces shall be clean and free from scratches, dents, warping, waviness, buckling
misaligned or improperly fitted joints, or other defects or damages.
 Work shall be free from exposed fastenings, unnecessary cuts, holes or blank plates and
advertising labels or signs, other than as particularly shown, specified or approved.
 Exterior hollow steel doors and windows shall be watertight throughout.
 Each unit or assembly shall be tightly and rigidly secured in place, free from unnecessary
movement.
 Each frame shall be set square, plumb, level, each door shall be set level and plumb in all
positions of swing.
8.4 Aluminum Work
The CONTRACTOR shall provide and install all aluminum doors and windows with louvers,
frames, sub-frames, cover strips, glazing beads, timber grounds, glazing gaskets, all finish
hardware, accessories and fixings.
Windows shall be casement type sliding aluminum frames and insulated double-glazing. All
windows shall be fully weather-stripped and sealed thoroughly to prevent dust/sand penetration,
and shall be equipped with insect screens anti corrosion materials. Glazing of toilet windows shall
be opaque. Safety glass type shall be employed for each window at all buildings
8.4.1 Submittals
 Shop drawings shall show fabrications and installation of aluminum windows. Show anchors,
hardware, operators and glazing details.
 Submit required samples of specified finish on 24-inches long sections of extrusion shapes
required to COMPANY for review.
 Provide the manufacturer’s certification of compliance with test whenever standard units
comply with requirements and have been tested in accordance with specified test; otherwise,
provide certified test results of recognized testing laboratory.
 Provide Manufacturer standard fabrication and accessories, unless more stringent
requirements are specified, including complete system for assembly of components,
anchorage of windows units, and glazing.

and compatible with window components. Provide concealed fasteners except where
unavoidable for application as the following :
 Aluminum to steel : stainless steel only
 Exposed: where permitted only, aluminum finished to match work with used, cross-slotted
flat head types, countersunk flush.
 Exposed stainless steel at color anodized work: where permitted only, heat treated to
simulate anodizing color.

Provide polyvinyl chloride, polyurethane, or other inert polymer for thermal break;
electrometric or wool-pile in integral extruded sash grooves (inside and outside) for weather-
stripping.
8.4.4 General Design Requirements
1) Assemblies
Each type shall be designed by the CONTRACTOR (or his specialist sub contractor) in order
to achieve a completely coordinated integrated system of components complying in all
respect to sizes, types, designs, performance, appearance and finishes shown or specified.
2) Member Deflection Not Exceeding :
 1/175 of total member length under a uniform wind load of 120 kg/cm².
 2.5 mm total for a horizontal member due to real glass or panel weights.
3) Door and Window assemblies shall be designed and arranged to form and maintain an
airtight and watertight assembly, free from leakage and rattling when subjected to maximum
dimensional changes due expansion and/ or contraction.
4) All necessary weather clips, sealants, internal gutters, sleeves, weep holes and other work as
necessary shall be provided.
5) Stops, glazing recesses and neoprene glazing channels and gaskets shall be provided.
6) Anchors and connections to building structures shall be designed to safely resist all design
loads.
7) Mullions, transom bars and other intermediate or special items provided as shown or
approved. Intermediate members no shown not permitted.
8.4.5 Completion Requirements
1) Exposed surfaces shall be clean and free from scratches, dents, warping, waviness, buckling,
broken parts or units, misaligned or improperly joints, streaks, stains, discoloration or other
defect or damage.
2) Installations shall be free from exposed fastenings, unnecessary cuts, holes or blank plates,
and exposed steel connections or reinforcing, other than as particularly shown, specified or
approved.
3) Installation shall be watertight throughout and free from leaks or entry of water into or through
interior or concealed spaces of structure, other than via waterways or provisions for drainage
as particularly provided for or approved.
4) Each assembly shall be tightly and rigidly secure in place and free unnecessary movements,
squeaks or rattles.
5) Movable or mechanical items or devices shall be serviced and adjusted to operate smoothly,
quietly, easily and free from squeaking or binding.
8.4.6 Construction / Fabrication Requirements
1) Aluminum Welding
 Performed only by qualified welders, experienced in type of required.
 Welds in concealed locations only, exposed surfaces free from evidence or welding.

2) Exposed Joints in Aluminum Work


 Prepared joints for precision fit for neat, hairline appearance free from voids, burrs or
other irregularities.
 Provide matching sleeves for interior side of joints where spaced open for contraction-
expansion.
 Intermediate joints in running members permitted only if or where shown or approval.
3) Protection
 After fabrication, suitable protect members and assemblies against weather or other
damage, maintained in place and in good repair for as long as necessary.
 After erection, surfaces not otherwise shop protected coated using clear, not-yellowing,
high- gloss lacquer or equivalent proprietary protective coating applied and removed in
accordance with manufacturer’s instructions. Coatings which adversely affect colors or
finishes or leave permanent residual deposits shall not be permitted.
4) Assembly Requirements
 Doors and projected windows shall be factory assembled only, other than surface
mounted or other finish hardware items projecting above finished surfaces.
 Other units : optional factory or field assembly.
8.4.7 Installation Requirements
1) Frames
 Installed in straight alignments parallel to building and column lines.
 Units set plumb, square and level, edges uniformly space and shimmed for sealant
recesses.
 Members securely attached and free from movement, other than allowances for thermal
variations as required.
2) Doors
 Installed accurately aligned with frames, plumb in all positions of swing, adjacent leaves
accurately aligned.
 Each unit square, faces true to plane and free from warps.
 Each unit plumb in all positions of swing.
 Complete with vinyl or neoprene seals.
3) Thresholds
 Install accurately set to align with doors and frames, at positions required for operation of
exit devices where required.
 Secure in place level, and grouted per requirements.

8.5.2 Materials List
The CONTRACTOR shall submit a complete and comprehensive Materials List for all Finish
Hardware proposed for the review and approval of the COMPANY. The Material List shall include
complete Manufacturer’s catalogues, illustration and specifications, together with a completed
Finish Hardware schedule, indicating all type, location, functions, performance and other
pertinent data.
8.5.3 Samples
Samples of all Finish Hardware to be used on the works, shall be submitted to the COMPANY for
approval and no Finish Hardware shall be fitted until it has been approved.
8.5.4 Locking/ Keying Requirements

8.5.5 Materials
1) General
The Finish Hardware to be supplied by the CONTRACTOR shall be carefully fitted and fixed
with screws of the same material or finished as the part to be finished. All exposed parts of
locks shall match the finish of the handles (furniture). All woodwork or other work which is
damaged, spoiled in appearance or weakened, shall be removed and entirely renewed if so
ordered by the COMPANY at the CONTRACTOR expense.
2) Mortice Locks
 Back sets for aluminum doors shall not be less than 40 mm and for wood doors, not less
than 25 mm.
 Mortice locks for wood doors shall be made of steel and consist of case, face plate, dead
bolt, latch bolt and cylinder. Locks for double leaf doors shall be complete with rollers.
 Mortice locks, for aluminum door, for double and single leaf door: the maximum projection
of dead bolt shall be 25 mm.
 Mortice locks and latches shall be fitted with approved anodized aluminum lever handle or
knob furniture.
3) Overhead Door Closers
 Closers shall conform to most recognized international standards such as : ANSI (USA) or
equivalent.
 Shall be highly efficient rack and pinion mechanism incorporating hardened forged steel
pistons and hardened steel precision made pinions.
 The closers shall have a high quality precision mechanism aluminum body and zinc
plated arm assembly, resistant to corrosion.
 The closers shall be of compact body sizes projecting maximum 44 mm from the door
face, and permitting door opening 180º. Special arms or other features as scheduled or
necessary to meet specified requirements or installation conditions shall be provided.
 Exposed parts shall be finished to approval.
 Parallel arms shall be provided for reverse level doors.
 Provide closer sizes to manufacturer’s standard and the COMPANY approval as
applicable to door type, size, location and function required.
 Closers installed on fire doors or where the door’s opening angle is limited, shall be one
size larger than manufacturer’s standards or the closer shall have spring power
adjustment, valve controls, adjustable sweep range (180º-130º), back check (70º-180º),
latch range (13º-0º), all concealed behind the front slider-cover.

 Closer shall be guaranteed for a period of five (5) years against any defects.
 A built-in pressure relief valve shall be incorporated to prevent possible damage through
forceful closing. The adjusting valve shall have a built-in thermostat which together with
the high quality hydraulic fluid shall permit constant closing speeds even under extreme
temperature changes.
4) Butt Hinges
 Each door leaf shall be provided with tree hinges of the type and size as required.
 Butt Hinges shall be heavy duty, of steel or brass (as instructed) and with steel pins and
nylon washers. Sizes and number shall be appropriate for the load and function.
5) Panic Bolts
 Cross bars shall be reinforced
 Moving parts shall be easily removable for repair.
 Striking plate shall be provided for jambs or head frames as necessary.
 Dustproof striking plates shall be provided for bottom bolts at sills and thresholds.
6) Kick Plates
 Shall be of anodized aluminum or stainless steel as instructed. Thickness not less than

8.5.6 Execution
1) Top hinges shall be installed with the center of hinge not more than 28 cm below the top of
the door.
2) Bottom hinges shall be installed with the center line of hinge not more than 33 cm above the
finish floor.
3) Intermediate hinges or pivots shall be installed equal distance between the top and bottom
hinges or pivots.
4) Door pulls and strikes, shall be centered 100 cm above finish floor.
5) Locks, latches, and strikes locations shall be determined by:
 Centering the strikes of knob locks and knob latches 100 cm above the finish floor.
 Centering the strike of mortice dead-locks 100 cm above the finish floor.
 Centering the strike of roller latches 100 cm above the finish floor.

9.0 FINISHING WORK


9.1 Plaster Work (Render)
The CONTRACTOR shall execute and complete all plaster (also referred to as “rendering”) to
internal and external surfaces of all floors, walls, ceilings and roofs as required, complete with all
background preparations, mortar beds and backings, finishing and the provision of all
accessories.
9.1.1 Materials
 Cement shall be Portland Cement – Class 1, to ASTM C 150 or equivalent.
 Sand shall be clean, natural, uncrushed or particle crushed sand of a light color, free from
organic matter, suitable for use in plastering and approved by COMPANY.
 Water shall be fresh clean and free from harmful matter and dissolved salts.
 Waterproofing compound shall be to the approval of the COMPANY and used strictly in
accordance with the manufacturer’s instructions.
9.1.2 Construction
1) Mixing of Plaster
Plaster shall be mixed in mechanical mixers, hand-mixing shall be approved only small
quantities. Caked or lumped material shall not be used. Each batch shall be proportioned by
volume, accurately measured by manual or mechanical devices, and thoroughly mixed with
the minimum amount of water until uniform in color and consistency. Re-tempering will not be
permitted, plaster that has begun to stiffen shall be discarded.
2) Preparation of background surfaces
 Concrete and masonry surfaces shall be thoroughly cleaned, free of dust, efflorescence,
and any other deleterious substance prior to commencement of plastering work.
 No rendering shall be applied on masonry which is less than one (1) week old.
 All joints in masonry shall be raked out least 10 mm deep, before mortar has set, for all
walls to be rendered.

 Concrete surfaces shall have been left adequately roughened to from a suitable key.
Approved types of bonding agents shall only be applied where so directed by COMPANY.
 Rendering over joints of differing background materials (e.g. masonry and concrete) is to
be reinforced over the joint with a strip of expanded metal lath 300 mm wide.
3) Proportions
The mortar design and construction shall comply with project specification No: PT-SP-C-002,
Concrete Work specification.
The above proportions may be adjusted, by approval, to achieve acceptable workability,
strength and finish quality.
4) Thickness of Render
 Render to walls shall be minimum 15 mm thick.
 Render to floors and roofs shall be of the thickness indicated on the drawings.
5) Curing
 Moist conditions shall be maintained.
 Cure finish coat for minimum of 7 days
 Commence curing operations immediately upon completion of each area or section of
work
6) Patching
Render showing over sanding, cracks, blisters, pits, checks, discoloration or other defects will
not be acceptable. Such render shall be removed and replaced with new. Patching of
defective work will be permitted only when directed or approved by the COMPANY.
9.1.3 Completion Requirements
 Exposed surfaces shall be clean and free from dust, dirt, scratches, gouges, cracks,
stains, discoloration or other defects or damages.
 Surfaces shall be finished smooth, flat and true to plane.
9.2 Tile Work
The CONTRACTOR shall execute and complete all tile work to internal and external surfaces of
all floors and walls as required, complete with all background preparation, mortar beds and
backings, finishing and accessories.
9.2.1 Submittals
 Color schedule of materials shall be prepared by CONTRACTOR for review and approval
by COMPANY. Submit data relative to ceramic tile promptly to ensure no delay in
selection of tile color.
 Submit complete list of all materials proposed to be furnished and installed under this
portion of work, stating manufacturer’s name, sizes, and types of tile and their location,
and Manufacturer of tile setting materials including statement of conformance of standard.
 Submit sample panels to the COMPANY for approval, showing each type and size
ceramic tile with grout in color selected by COMPANY.

9.2.2 Materials

 First quality and latest edition in the market.
 Varied sizes and thickness as shown on manufacturer’s catalogue to be selected by the

 Toilets, shower rooms, bathrooms and other wet areas shall have matching glazed
ceramic coved and rounded skirting (bases) 100 mm high to all walls.

Epoxy-Resin Grout shall consist of an intimate mixture of epoxy-resinous material non-volatile
extenders, properly selected filler materials, and setting agent.
7) Cement Grout
Cement for tile joint finish grouting shall be neat Portland Cement, either white or colored as
selected by COMPANY.
9.2.3 Construction
1) All tiling shall be installed in accordance with the manufacturer’s instructions and the approval
of the COMPANY.
2) Mixing of mortar (render) for setting beds, preparation of background surfaces, thickness and
application of mortar shall be in accordance project specification.
3) Ceramic and Porcelain tiles shall be soaked in clean water before fixing and joints shall be
kept as thin as possible and shall be filled solid with cement mortar.
4) All tiles shall be cut neatly and edges ground smooth to ensure neat junction with other
finishing. Tiles shall be carefully cut, fitted and sealed around all obstructions and
penetrations.
5) Tiles shall be laid to patterns as directed by the COMPANY. All joints shall be carefully and
accurately laid out.
6) No cut ceramic or porcelain tiles shall be used at exposed edges.

9.2.4 Completion Requirements


1) Exposed surfaces shall be clean and free from scratches, broken units, chips, cracks,
misaligned or improperly made joints or stains, discoloration or other defects or damages.
2) Tile units shall be completely flush and level
3) Tile joints shall be straight and free from staggers and offsets.
4) All tiles shall be fully bonded into place and free from hollow sounds when inspected by
tapping.
5) Where sloped to drains, tile surfaces shall drain free from any standing water.
9.3 Painting Work
The CONTRACTOR shall execute and complete all painting work to internal and external
surfaces together with all preparations
All Painting Work shall comply with the requirements of PUBI.1982, and the Paint Manufacturer’s
recommendations.
9.3.1 Materials
All paints shall be delivered in sealed containers that plainly shown the designated name, formula
or specification number, batch number, color, date of manufacture, manufacturer’s directions,
and name of manufacture, all of which shall be plainly legible at the time of use. Materials shall
conform to the painting schedule and to the requirements hereinafter specified. All paints and
primers to be used for this work shall be high quality and obtained from one manufacture.
1) Primers :
Alkali Resisting Primer, Epoxy Clear Primer, Wood Primer, Metal Primer Red Oxide, Epoxy
Filler Primer, Epoxy Zinc, Rich Primer, Metal Primer Chromate.
2) Finish Paints :
Synthetic Resin Emulsion, Vinyl Chloride Enamel, Wood Preservation Stain (Alkyd Resin),
Epoxy Enamel, Oil Stain, Epoxy Resin Coating.
9.3.2 Cleaning, Preparation, and Pretreatment of surfaces.
1) General
Finish hardware, hardware accessories, machined surfaces, plates, lighting fixtures and
similar items in contact with painted surfaces and not to be painted shall be removed, masked
or otherwise protected prior to surface preparation and painting operations. Surfaces to be
painted shall be clean before applying paint or surface treatments. Surfaces not to be painted
shall be in a new conditions or shall be wire-brushed and touched up to remove all evidence
of rust, corrosion, or abrasion. Oil and grease shall be removed with clean cloths and
cleaning solvents shall be of low toxicity.
2) Plaster Surfaces.
Plaster surfaces to be painted shall be prepared by removing efflorescence, chalks, dust, dirt,
grease, oil, asphalt, tar, excessive mortar, and mortar droppings and by roughening to
remove glaze. Immediately before coating, surface to paint shall be uniformly and thoroughly
dampened, with no free surface water visible, by several applications of potable water with a
fog spray, allowing time between the spraying for the water to be absorbed.

Wood surfaces, except surfaces to be given varnish or natural finish, shall be primed and
finish-coated. Wood surfaces to be painted shall be cleaned of dirt, oil, and other foreign
substances with mineral spirits, scrapers, and/ or sandpaper.
4) Gypsum Board Ceiling surfaces.
Gypsum Board Surfaces shall be dry and clean prior to application of the specified first coat
material. Oil, grease, or rust stains shall be carefully removed by the use of suitable solvents.
Wire brushing will not be permitted. After the first coat has became dry, and prior to
application of finish coats, touch-up coats shall be applied to section spots.
9.3.3 Paint Application
1) General
The finished surfaces shall be free from runs, drops, ridges, waves, laps, brush marks, and
variations in color, texture, and finish. The first coat on plaster shall be include such repeated
touching up of suction spots produce a uniform color.
2) Colors and Tints
Colors and Tints, including shades of stain, shall be match the respective colors specimens
selected by COMPANY. Stains shall conform in shade to Manufacturer’s standard color.
Primers and undercoats shall vary slightly from the color of the next coat.
3) Atmospheric Conditions
Paints other than water-thinned coating shall be applied only to surfaces that completely free
of surface moisture as determined by sight or touch and under ambient conditions which will
not be detrimental to good painting practice.
4) Samples and Conformation Testing
Pint proposed for use shall be stored on the site in sealed and labeled containers, or
segregated at the source of supply, sufficiently in advance of application to allow 30 days for
testing. The contents of the sampled containers shall be so thoroughly mixed as to render the
sample truly representative. Samples shall be clearly identified by designated name,
specification number, batch number, project contract number, intended use, and quantity
involved and sent to an approved laboratory and subjected to detailed and chemical analysis
testing. At the discretion of the COMPANY, samples may be approved for use based on the
test report furnished.

9.3.6 Completion Requirement


Exposed finish paint surface shall be left completely clean and free from dust, smudges,
fingerprints, scratches, wrinkles, peeling, bubbles, runs, streaks, stains, discoloration or other

9.4 Suspended Ceiling


The CONTRACTOR shall provide and install all suspended Ceilings to all areas as required,
complete with all background preparation, suspension system, brackets, miscellaneous members
and trims, finishing and accessories.
9.4.1 Submittals
 Submit 2-copies of the manufacturer’s product specifications and installations instructions for
ceiling material required. And for each suspension system and other data as required to show
compliance with this specification.
 Submit shop drawings showing ceiling installation to COMPANY for review. Show location of
tee bars, main runners, struts, cross runners, and wall trim.
 Submit 2-sets of 30 cm (12-inches) square samples for ceiling material unit required and
exposed. Show the full range of exposed color and texture expected in the completed work.
9.4.2 Delivery and Handling
 Deliver ceiling boards in the Manufacturer’s original unopened packages. Fully identified with
type, finish, performance data and compliance work
 Prevent damage from weather, vandalism, or work being performed under this specification
or by other trades.
 In the event of damage, make repairs and replacements at no cost to COMPANY.
9.4.3 Design
 Install frame and suspension system that allows ceiling panels or board in accordance with
the Manufacturer’s instructions.
 Size system and supports to limit installed deflection of ceiling system to i/360 of span,
including loads imposed by system and by mechanical and electrical devices supported by
the system.
9.4.4 Materials
1) Gypsum Board
 Types : Product conforming to JIS A.6901
 Thickness : not less than 9 mm
2) Metal Suspension System
Provide 12-gage galvanized wire or as recommended by the Manufacturer to meet building
code, for hanger wire.
3) Accessories
 Suspension system, Framing system, ceiling manufacture property system, compatible
with tile or sheet material used
 Expansion joints, Manufacturer’s standard type expansion sleeves for main and cross
runners or ceiling panels or sheets.
 All other accessories shall be compatible with and of a similar range of the tile/ sheet being

9.4.5 Inspection and Installation
 Examine the conditions under which the board/ panel ceiling work shall be performed and
notify the contractor in writing of unsatisfactory conditions. Do not proceed with the work until
unsatisfactory conditions have been corrected in a manner acceptable to the installer.
 Do not install interior board/ panel of ceilings until work above ceilings has been completed.
 Support members shall be installed true and level, symmetrically arranged in room or in
pattern shown. Install ceiling flush and level. Materials shall meet flush with any obstructions
or materials encountered.
9.5 Floor Hardener
The CONTRACTOR shall provide and install Floor Hardener to surfaces of concrete or rendered
floors, as shown on the drawings, complete with all necessary background preparation, and
finishing.
9.5.1 Materials
 Medium duty metallic floor hardener according to ASTM-0-1424 or equivalent, weight not less
than 6 kg/m² (premix) and thickness not less than 2.2 mm.
 Floor hardener constituents: special metal aggregate none rusting, special color additive and
Portland cement.
 Abrasion test: loss weight not less than 0.73 for 2,000 revolutions, with test method : Teber
Abrasion Tester.
 Color as selected from manufacturer’s full color range.
9.5.2 Execution
Clean substrates as necessary free from dust, debris and deleterious materials.
Metallic floor hardener shall be applied directly into the fresh concrete or cement render substrate,
to obtain a dense and durable, monolithic or integral floor, free from segregation or cracks. The
surface shall be finished the same day that the slab concrete ids placed in the following
sequence:
 Placement of slab concrete or cement render.
 Tamping and floating.
 Application of metallic floor hardener.
9.5.3 Curing and Maintenance:
 The finished floor shall be cured for a week with tarpaulin paper or polyethylene sheet or
equal.
 A concrete seal shall be provided to prevent rapid vapor escaping.
 The finished floor shall be kept clear of all pedestrians and traffic loading for a period 48
hours. Heavy traffic must be avoided for a minimum of 3 weeks.
 The finished and cured floor shall be waxed once every week to keep the floor clean.

9.6 Roof-light
9.6.1 General
The CONTRACTOR shall provide and install all roof-light, complete with under-felt, all necessary
fixings.
9.6.2 Materials
1) Roof-light
 Fiberglass reinforced plastic plate
 Shape of roof-light shall be same formed galvanized iron sheet5 roofing.
 Thickness not less than 4 mm.
2) Fixing Accessories
 Nails shall be aluminum allow.
9.6.3 Construction
 All roof-light roofing shall be installed in accordance with manufacturer’s instructions and to
the approval of the COMPANY.
 All roof-light shall be screwed.

10.0 GLAZING WORK


10.1.1 General
The work to be executed by the CONTRACTOR under this section (unless otherwise specially
directed in other section) shall comprise all Glazing works. All work shall be constructed in
accordance with the dimension, lines and levels and in the location shown on the approved
construction drawings or established by the COMPANY.
Glazing Work generally to be executed by the CONTRACTOR shall include the following:
 All interior and exterior glass to doors, windows and frames.
 Installation of glazing beads, stops, glazing strips, glazing gaskets as supplied for the various
doors and windows.
10.1.2 Submissions
Prior to commencement of the glazing work, the CONTRACTOR shall prepare and submit for the
COMPANY’s approval:
 All manufacturer’s catalogues, detailed technical data, specifications, preparation, installation
and protection instructions for all components and accessories, within this section.
 A detailed construction plan indicating the proposed methods, sequences, standards, etc., to
be adopted for the approval of the COMPANY.
 Samples of all materials and accessories within this section, as required by the COMPANY.
10.1.3 Materials

10.1.4 Fabrication Requirement
 Each glass panel shall be factory or shop prepared to dimensions verified at site or otherwise
certified.
 Edge glass edge shall be straight, square and free from chips, fissures, projecting flares or
other conditions which do or could subject glass to excessively unequal stresses.
 Each glass panel shall be sized to effect edge grips and edge clearances as required for
various types and sizes of glass.
 Glass grains shall be horizontal throughout, unless otherwise approved, and in any case,
consistent throughout any one or more locations or elevations which can be seen from one
position.
 Exposed edges shall be mechanically belt ground square, flat, straight and uniform in texture,
edges eased by neat beveling.
10.1.5 Installation Requirement
1) General
Requirements applicable to work under this section unless otherwise required by glass
manufacturer.
2) Setting Blocks
 Required for each glass panel, other than jalousie blades.
 Positioned at bottom edge at two points, at quarter points in from vertical side edge
 For larger or heavier panels, provide additional units at intermediate locations as or when
required by glass manufacturer.

 Required for each glass panel, other than jalousie blades.


 Positioned along vertical and top edges, uniformly and symmetrically placed.
 Quantity of units just sufficient to prevent undue flexure of glass until fully and completely
sealed.
Accurately set each panel square with and centered in opening, edges and faces with
clearance not less than as shown or approved.
4) Temporary Identification
 Identify glass panels as installed using brightly colored fabric or plastic tape strips, set at
about one (1) meter above floor line on interior side, temporarily secured to frame.
 Adhesive tapes or coatings applied directly to glass surfaces will not be permitted.
 Signs or any other coverings which partially cover glass on outside, resulting in highly
unequal thermal stresses, will not be permitted.
5) Sealing
 Glassing to steel or aluminum doors, windows and frames, shall be bedded and sealed
with approved tight fitting neoprene gaskets, firmly held in position with screwed or
clipped metal beads. Corners of gaskets shall be carefully sealed.
 Glassing to wood doors or windows and frames, shall be with approved tight fitting
neoprene gaskets or compressible glazing strip, firmly held in position with screwed or
clipped metal beads. Corners of gaskets shall be carefully sealed.
6) Sealant
As specified in Section 11.

11.0 WATERPROOFING, INSULATION AND SEALANTS


11.1 General
The work to be executed by the CONTRACTOR under this section (unless otherwise specially
directed in other section) shall comprise all waterproofing, insulation and sealants to all buildings
and shelters. All work shall be constructed in accordance with the dimension, lines and levels and
in the location shown on the approved construction drawings or established by the COMPANY.
Waterproofing, insulation and sealant work generally to be executed by the CONTRACTOR, shall
include the following:

 Flashing and Sealing membranes
 Flashing collars, clamps, etc
 Testing finishing work
11.1.2 Insulation

11.3.2 Insulation
1) Polystyrene or mineral wool or equal approved. The insulation shall be a special grade for the
thermal and noise insulation for hollow door or window
 Thickness : not less than 25 mm

3) Accessories: provide all accessories required.
11.3.3 Sealants
Materials generally of the sealants shall be chemically compatible with the background to which
they are applied, of the selected approved colors and suitable for the intended purpose. Bonding
test will be required
Sealants shall be delivered to the site in sealed containers, labeled to show the designated name,
formula or specification number, lot number, color, date of manufacture, shelf life, curing time,
Manufacturer’s directions, and name of manufacturer.
11.4 Execution
Execution Generally
 All work shall be carried out in full conformity with the manufacturers requirements and to the
approval of the COMPANY.
 Substrate surfaces shall be completely smooth, clean, dry, free from dust, dirt or other foreign
materials.
 For waterproofing – no work shall be commenced when rain is imminent, during rain or
immediately thereafter.
 Insulation shall be completely and evenly supported, secured in place and free from sagging,
warping, defects and damages. Joint shall be closely fitted.
 All surfaces to receive sealants shall be prepared and primed as recommended by the
approved manufacturer
 Backing fillers shall be installed in longest single lengths available and practical.
 Fillers shall be set to required depths using wood or other gauging tools formed for the
purpose.
 Sealants shall be extruded into place with approved equipment.
 Finish off surfaces of sealants approximately level with the parallel to the adjacent finish
surfaces
11.5 Tests
Waterproofing shall be hydraulically tested on completion in areas and using methods selected or
approved by the COMPANY.

12.0 METAL FOR FINISHES WORK


12.1 Formed Galvanized Iron Sheet Roofing and Cladding
12.1.1 General
The CONTRACTOR shall provide and install a complete roofing and cladding system consisting
of formed galvanized and aluminum coated iron sheet with all necessary compatible fittings,
accessories, connectors, bolts, fasteners and fixings, etc., obtained same manufacturer as the
roofing sheets. This item shall include for providing and installing all capping, fascias and steel
frame, gutters and steel frame, associated sealants, flashings and other related materials.

 Assembly: Manufacturer’s standard headed bolt, nut, washer and washer plate.
 Bolts, nuts, washer plate fabricated from galvanized highly corrosion-resistant alloy only,
and only as approved by COMPANY.
 Washer units: spin-free type; consisting of neoprene washer adhered to washer plate.
3) Fastener Bolts
Assembly: as for connector bolts, except nominal bolt shank size not less than 7.5 mm
4) Type Sealant
Type: silicon metal or comparable standard of manufacturer; design for waterproofing joints
where under permanent compression.
5) Finishing Accessories
Eaves closers: For bearings between exterior and interior of structures, with continuous
sealing materials around all sides of each unit to form air-tight seal.
 Ridge coverings
 Ridge and closures; with waterproofing materials.
 Gable Flashing.
12.2 Steel Grilles
Steel grilles to windows shall be either custom fabricated or standard proprietary item to the
COMPANY approval.
Steel grilles shall be of mild steel, complete with all accessories and fixings.
12.3 Handrails, Guardrails and Railings
Handrails, guardrails and railings, shall be custom fabricated.
The item shall be of mild steel or stainless steel as indicated on approved construction drawings,
complete with all fixings and accessories.
Top rails shall be continuous over post, intermediate rails shall be in single length between posts.
Posts shall be vertical and in single units.

Approved types flanges shall be used for fixing ends of rails to other surfaces.
Items in this section shall be include for all finished hardwood or stainless steel handrails as
directed by COMPANY, panels and all other accessories as detailed on approved construction
drawings and necessary to provide completed units.
12.4 Trench and Pit Cover, Frames and Gratings
Trench and pit covers, frames and gratings shall be either custom fabricated or standard property
items, to the COMPANY approved.
The item shall be of hot dip-galvanized and complete with all fixings and accessories.
Recessed covers (for floor finishing) shall be provided where required.

13.0 ELEVATED FLOOR SYSTEM


13.1 General
The CONTRACTOR shall provide and install a complete elevated floor system at control room,
computer room and panel room in the main control building as shown on the drawing.
The system shall be constructed using high quality industrial grade elevated floor (raised floor).
The system shall produce a quiet, solid floor, each panel fitting precisely into the head of
supporting props, use stringer to prevent lateral movement. The materials shall be obtained same
manufacturer. Each panel shall be easily removable and interchangeable with any other panel.
The panel dimensions shall be approximately 600 mm x 600 mm. Standard support systems shall
be used with a finished floor height of 600 mm. This item shall be include for providing panel
handling tool.
When used with proprietary anti-static floor covering, the maximum resistance level shall be
compatible with the requirements for computer operations in the room. The flooring system shall
be capable of being fully electrically grounded. Sub-floor shall be a waterproof concrete slab to
prevent water contamination. Cable entry shall be designed to prevent water contamination and
flooding.
13.2 Submissions
Prior to commencement of the elevated floor system, the CONTRACTOR shall prepare and
submit for the COMPANY’s approval:
 All manufacturer catalogues, detailed technical data, specifications, preparation, installation
and protection instructions for all components and accessories, within this section.
 A detailed construction plan indicating the proposed methods, sequences, standards, etc., to
be adopted for the approval of the COMPANY.
 Samples of all materials and accessories within this section, as required by the COMPANY.

14.0 FURNITURE AND FITTINGS


14.1 General
The CONTRACTOR shall provide and install all fixed and loose furniture and fittings complete
with all furnishings, accessories and fixings.

14.2 Finishing
All furniture and fittings, shall be completely finished under section. That is, complete with all
upholstery, surface veneers, glass covers, framing, supports, fixings and painting, varnishing or
polishing as appropriate and all to approval.
14.3 Shop Drawings
Shop drawings shall be submitted for approval before ordering.
14.4 Material List
The CONTRACTOR shall submit a comprehensive material list for all furniture and fittings, for the
approval of the COMPANY.
14.5 Materials
1) Glass
All glass for table tops, cupboard doors and shelves, etc., shall be tempered clear glass unless
otherwise described. Exposed edges shall be polished.
2) Melamine Laminate : according to PUBI-1982
3) Teak Plywood
 Shall be premium grade only, conforming to SIUI.0404-80
 Good surface and free from holes and voids

14.6 Execution Generally
Furniture and fittings shall be constructed and installed in accordance with normally acceptable
standards for high quality work, to details indicated on the drawings and the shop drawings, all to
the approval of the COMPANY.
14.7 Completion Requirements
 Each item unit shall be assembled tightly and rigidly secured in place free from unnecessary
movement; and free from defect and damage.
 Installation shall be free from exposed fastenings, unnecessary cuts or holes.
 Exposed surface shall be clean and free scratches, dents, warping, waviness, buckling,
misaligned or improper fitted joints, or other defect and damage.
 All Furniture and Fittings, shall be smooth and of good quality appearance.

15.0 WATER
Water for all purposes shall be obtained from a potable water and conveyed via underground
pipeline to a gravity feed water storage tank through booster pumps if required and directed by
COMPANY.
The water storage tank shall ensure a continuous supply based on a 24-hour requirement.
Water shall be provided to the toilets, showers, sinks and other purpose in the buildings. Daily
domestic water consumption shall be taken as 225 liters per person per day and number of
person shall be calculated at the maximum operation.

16.0 SEPTIC SYSTEM


The septic tank shall be watertight, constructed of reinforced concrete. The Size and dimensions
shall be determined by CONTRACTOR during detail engineering. The tank shall include a
cleanout port 200x200 mm in width diameter and shall be equipped with a vent pipe. The
minimum diameter galvanized steel pipe of the vent pipes shall be 3”, and terminate at least 2
meters above ground. Tee branches shall be installed at the top of pipe vent.
The absorption system shall consist of gravel-filled trenches or percolation beds constructed.
Size and dimensions shall be determined by CONTRACTOR during detail engineering.
The trenches or beds shall be constructed in a area where a percolation test was performed
indicating an acceptable rate of percolation. Liquid from the septic tank shall be distributed in the
system via a 100 mm diameter perforated pipe laid level in the trench or bed.

17.0 PLUMBING AND SANITARY WORKS


17.1 General Requirements
Type of fixture and accessories herein shall be furnished and installed with all trimmings and
fittings, unless otherwise specified.
This section shall include the following:

 Fixtures, fittings and accessories herein required shall be from a first quality standard series
or lines of product from manufacturer’s regularly providing items of type required.

parts thereof readily interchangeable.
 Exposed fixture trimmings and fittings shall be chromium-plated brass with polished, bright
surface.

work done under this contract.
 Pipes in sizes as shown on the drawings and fittings in sizes to properly match pipes with
which used.

4) Sealing Tape : for threaded connections, Teflon tape suitable for temperatures ranging from
minus 50º C to 180º C.
5) Special Neoprene Fittings : for connections between vitreous fixtures and drainpipe.
17.3.3 Execution
General Requirement
 Install piping, components and accessories per manufacturer’s instructions, per approved
shop drawings as approved.
 Requirements herein are general and apply to various installation conditions arrangements as
shown or as actually encountered at jobsite.
17.3.4 Installation
1) Layout and Arrangements
 Pre-plan and pre-arrange piping and related work and correlate installations with work of
other trades as necessary as specified.
 Incorporate minor additions, changes, and adjustments in layouts, routings and positions
where required to avoid un-necessary interference and to provide complete and properly
operating piping systems as intended under these specifications.
 Carry piping in chases or recesses in walls where provided, through openings in floors,
and in furred ceiling, exposed pipes permitted only where approved in advance.
 Do not run piping in floor fill, unless otherwise shown.
 Install piping systems parallel to walls to present neat appearance in both workmanship
and grouping.
 Install piping free of traps or un-necessary bends.
 Arranged piping to conform to building requirements and to suit necessities of clearance
for equipment ducts, flues, conduits or other work including due allowance for access,
maintenance and servicing.
2) General Piping Work
 Provide for drainage of lines and elimination of air where shown and additions points as
required.
 Install piping as much as possible following trenching or excavation. Special consideration
is required to provide anti-corrosive taping for underground piping work.
 No piping shall be permanently closed up, furred in or covered before approval the
COMPANY, before all necessary tests have been made and defects corrected.
 Cap or plug ends of pipe immediately after installation to prevent entrance of foreign
matter and leave in place until removal is necessary for completion of installation.
 Thoroughly flush each piping system until proven clean before connecting to apparatus.
 Inspect each piece of pipe and each fitting carefully for defective workmanship on, or
obstructions in pipes and fittings.

 Securely attach to structure at or near points of penetration each hose faucet or other
item at end of pipeline.
 Upon completion, inside of pipe shall be thoroughly cleaned free from foreign matter.
17.3.5 Pipe Hangers and Supports
1) General Requirements
 Adequate and sufficient hangers and supports required throughout for all piping above
grade.
 Piping or equipment supported by wire, plumber’s, tape, rope or other means or
arrangements other than as specified is not permitted.
 Support components and fastenings sized to adequately resist forces and stresses
developed under full capacity loadings.
 Pipe or equipment supported by valves or other line accessories not permitted.
 Attachments to structure.
2) Vertical piping
 Risers: clamps with extended arms to rest at least on each floor.
 All pipe: secure to lowest floor and every third floor above.
3) Horizontal piping
 Attach to or suspend from structure using hangers and devices as specified or approved.
 Support spacing shown or specified are maximally permitted.
 Locknuts: provide for each threaded connection on hanger rods.
 Low Temperature Pipe Insulation: required for refrigerant lines at points at support
between pipe and hanger using method specified and approved.
17.3.6 Pipe Sleeves and Escutcheons
1) General
Provide where pipe passes through concrete floors or walls of sufficient size to allow for
required packing and sealants and free movement of pipe , including allowance for insulations
where required.
2) Through floor slab beam and wall below ground level :
 Permanent sleeves of galvanized steel pipe
 Finish flush in wall extend minimum 50 mm above floor slabs.
 Seal space between pipe and sleeve with oakum and mastic sealant and make positively
watertight.
17.3.7 Piping Identification
 Identify piping system under this division using colored stenciled legends or preprinted
labels as specified, including flow direction arrows.
 Apply legend and flow arrow at valve locations.

 Paint: prepared enamel brushed on or sprayed from pressurized cans : in colors and
approved hues per schedule herein, uniform throughout.
 Where pipe marking colors are not easily visible over back-ground, ( e.g. brown on soil
pipe, or similar such combinations), paint a neat white or aluminum colored background
on pipe before marking are applied.
17.4 Valves
17.4.1 General
 All valves shall be new. Reused or reconditioned or rebuilt valves will not be permitted.
 Valves shall be first quality of standard series or lines of products from manufacturers
regularly providing items of types required.
 All valves of like kind, type and size shall be products of one manufacturer throughout for
work under this contract with like units and like units and like parts and readily
interchangeable.
17.4.2 Gate Valves and Globe Valves
1) Type
Inside screw (Bronze valve) or inside screw and Yoke for Gate valve and outside screw or
outside screw and Yoke for Globe valve.
2) Materials :
 50 mm diameter and smaller : bronze body and trim.
 65 mm diameter and larger : cast- iron body and bronze trim.
3) Joint :
 50 mm diameter and smaller : Threaded ends.
 65 mm diameter and larger : Flanged ends.
4) Pressure Rating :
 50 mm diameter and smaller : 5 kg/ cm² or 125 PSI.
 65 mm diameter and larger : 10 kg/ cm² or 150 PSI .
5) Applicable Standard :
 Threaded Ends: JIS B 2011 or equivalent approved
 Flanged Ends: JIS B 2031 or equivalent approved
17.4.3 Strainers
 50 mm and smaller : Screw type, cast-iron or bronze, Y shape

17.4.4 Execution
 Install valves components and accessories per manufacturers instructions and approved
shop drawings.
 Install with piping per requirements specified.

18.0 CRANE
The travelling overhead crane of 4 ton capacity rated and electric chain hoist 4 ton capacity shall
be installed in the booster and crude circulation pumps shelter.
The other buildings as warehouse buildings, workshop buildings and emergency generator
buildings shall be installed monorail overhead crane and include electric chain hoist with not less
than 2 ton capacity.
Fixed rail and structural supports will be provided by structural work.
Manufacturer shall be responsible for all design and fabrication details necessary to provide work
and operation as intended under and required by these specification and drawing.

19.0 AIR CONDITIONING AND VENTILATION WORK


All buildings shall have conditioned air supply in accordance with design heat loads and shall
comply to Project Specification No :
