WHAT IS A WOOD DESTROYING PEST AND ORGANISM INSPECTION REPORT?


READ THIS DOCUMENT, IT EXPLAINS THE SCOPE AND LIMITATIONS OF A STRUCTURAL PEST
CONTROL INSPECTION AND WOOD DESTROYING PEST AND ORGANISM REPORT.

A Wood Destroying Pest and Organism Inspection Report contains findings as to the presence or
absence of wood destroying pest and organisms in visible and accessible areas and
recommendations for correcting any infestations or infections found. The contents of Wood
Destroying Pest and Organism Inspection Reports are governed by the Structural Pest Control Act
and regulations.

Some structures do not comply with building code requirements or may have structural, plumbing,
electrical, heating, air conditioning or other defects that do not pertain to wood destroying
organisms. A Wood Destroying Pest and Organism Inspection Report does not contain information
on such defects, if any, as they are not within the scope of the licenses of either the inspector or the
company issuing a Wood Destroying Pest and Organism Inspection Report.

The Structural Pest Control Act requires inspection of only those areas which are visible and
accessible at the time of inspection. Some areas of the structure are not accessible to inspection
such as the interior of hollow walls, spaces between floors, areas concealed by carpeting, built-in
appliances, or cabinet work. Infestations or infections may be active in these areas without visible
and accessible evidence. Areas that were not inspected are noted in the report. If you desire
information about areas that were not inspected, a further inspection may be performed at
additional costs.

SECTION TYPES:
This report may contain reference to a Section Type as related to real estate transaction
requirements. The categories are SECTION I and SECTION II.

Typically , but not always, Section I relates to conditions where wood destroying organisms were
found.

Typically, but not always, Section II relates to conditions that are conducive to wood destroying
organisms.

We also define categories FURTHER inspection and INDETERMINANT.

FURTHER INSPECTION section type: wood destroying organisms probably exist but
recommendation to correct can not be determined.

INDETERMINANT section type: areas that are not visible or accessible and additional information
can not be provided related to the presence or absence of wood destroying organisms (without
moving items or defacing property).

1. SUBSTRUCTURE
Extensive storage restricts inspection at the basement. Further inspection recommended after
removal. No outward signs of serious damage noted at this time..

1A. Locally treat for control of fungus. - Section I


Some minor wood fungus growth is noted to the base of the tunnel alley partition wall where it
meets the foundation by the steps.

Recommendation: Locally treat with Tim-bor (sodium borate).

2. FOUNDATION
Poured in place concrete. Several areas not visible due to storage.

2A. Possible faulty grade level - Indeterminant


Soil at the neighbor's yard soil may be at or above the foundation sill plate level. Efflorescence
noted at the interior. Storage restricts inspection.

Recommendation: Move storage and coverings as needed for complete inspection. Raising the
foundation height may be needed to remediate moisture and earth to wood contact issues.

3. PORCHES AND STEPS


Terrazzo front steps set on solid masonry frame. Side steps are open wood.

3A. Dryrot noted at some step risers. - Section I


Step risers are made of poor quality fencing redwood and are showing fungal decay and dryrot.

Recommendation: Replace the risers with prime painted exterior grade material.

4. INTERIOR
Limited inspection due to household items.

4A. Window repairs recommended. - Section I


Decay was detected at one kitchen window sash. We did not open windows to check for function or
casing condition. Typically, we do not provide estimates for window repairs.

We recommend that the owner contact a window specialist to repair and/or replace the windows as
necessary.

5. EXTERIOR
Stucco walls, test opening made at the front window soffit does not show dryrot.

5A. Loose siding & dryrot at step abutment. - Section I


Past repair was made at the step support system. Side boards on the abutment are loosely nailed
and dryrot is suspected at the wood framing. The type of interior wood frame is not known (because
of the type of past repair) and the extent of damage can not be determined without defacing
property.

Recommendation: Open siding and repair as determined by further inspection.

5B. Minor decay at rear siding (chipped cementinous panel). - Section I


Recommendation: Replace the panel and locally treat with Tim-bor. Submit a supplemental report if
needed (probably not).

5C. Dryrot evident at a rear extension support post pad. - Section I


Recommendation: Replace the post with pressure treated wood and bolted to the pier with a
column base anchor ( or simply trim out the pad and replace with pressure treated wood.

5D. Refer door sash dryrot and water damage to other trade specialists. - Section I

NOTES
Tim-bor is a refined borate mineral formulation, disodium octaborate tetrahydrate, that forms a true
solution with water. It is odorless, noncorrosive, and has a low acute mammalian toxicity. It is
affective in controlling termites, beetles, fungus, and several household pests. No guarantee is
expressed or implied that the beetles will be eliminated from the structure.

We encourage you to contact our firm for structural repairs and chemical treatments if listed as
items in the report. We do not encourage repairs or treatment by unlicensed parties.

ALL STATEMENTS FOLLOWING ON THIS REPORT ARE REQUIRED TO BE INCLUDED IN


THIS REPORT BY THE STRUCTURAL PEST CONTROL BOARD.

"THE ROOF AND LIGHT WELL COVERS WERE NOT INSPECTED: The exterior surface of the
roof will not be inspected. If you want the water tightness of the roof or light well coverings
determined, you should contact a roofing contractor who is licensed by the Contractors State
License board."

"NOTICE: The Structural Pest Control Board encourages competitive business practices among
registered companies. Reports on this structure prepared by various registered companies should
list the same finding (i.e. termite infestations, termite damage, fungus damage, etc.).

However, recommendations to correct these findings may vary from company to company.

Therefore, you may wish to seek a second opinion since there may be alternative methods of
correcting the findings listed on this report that may be less costly."

The following notice applies to all reports, contracts, inspection fees, or un-collected contract
agreement fees:

"NOTICE TO OWNER: Under the California Mechanic's Lien Law any structural pest control
company which contracts to do work for you, any contractor, subcontractor, laborer, supplier or
other person who helps to improve your property, but is not paid for his or her work or supplies, has
a right to enforce a claim against your property. This means that after a court hearing, your property
could be sold by a court officer and the proceeds of the sale used to satisfy the indebtedness. This
can happen even if you have paid your structural pest control company in full if the subcontractor,
laborers, or suppliers remain unpaid.

To preserve their right to file a claim or lien against your property, certain claimants such as
subcontractors or material suppliers are required to provide you with a document entitled
"Preliminary Notice". Prime contractors and laborers for wages do not have to provide this notice. A
Preliminary Notice is not a lien against your property. Its purpose is to notify you of persons who
have the right to file a lien against your property if they are not paid. NOTE: Authority cited: Section
8525, Buisness and Professions Code. Referance: Section 8513."

plumbing. or other mechanical items. Plants may be damaged during exterior repairs (the homeowner should trim or remove plants
prior to repairs). Damage may also occur to interior plaster during stucco repairs. Unless otherwise indicated, repair at these areas
would be in addition to the estimated costs.
Unless otherwise stated our repairs do not include prime or finish painting .
BUILDING DEPARTMENT REQUIREMENTS: The local building department may require additional repairs, modifications, or
conditions that are not described in this Wood Destroying Pest and Organism Report. A seperate bid and contract will be issued should
additional repairs, modifications, or conditions become necessary to satisy the requirements of the local building department.
This Work Authorization Agreement must be signed and received prior to commencement of work. I, the undersigned, have read and
understand the entire Wood Destroying Pest and Organisms Report and conditions.

The above authorization and terms including terms detailed in the report and other verbal agreements are accepted if signed below and
agreed to by Arnest Termite Control. All estimates are subject to change prior to contractual agreement and acceptance by Arnest
Termite Control.
