AGREEMENT OF CONSTRUCTION WORK CONTRACT

BUILDING CONSTRUCTION AT : SRI M. RAMESH KUMAR s/o B. Muddappa,


Door no. 314, 5th A cross, Sanmarga, Siddartha Layout, Mysore- 570011 is FIRST
PARTY/OWNER of the scheduled property.

AND

Mr. S. Ravikumar S/o C. Subramanyan, #9. 1st main road, New Bamboo Bazar, Medal
Block, Mysore is SECOND PARTY/CIVIL LABOUR CONTRACTOR - Both have
made this agreement for construction of residential house at above mentioned owner site.

Terms and conditions are as follows: -

Building construction @ Rs. 15,000/- (Rs. Eighteen thousand only) per square built up
area projected parts like balcony, pergola shall have 60% rate of scheduled rate for GF
and FF. The construction items included are as under –
1. Excavation for foundation trenches up to 3’ depth. Above 3’ depth extra cost.
2. Casting P.C.C. for column footing/wall foundations and for flooring of rooms as
per mix design.
3. Steel Reinforcement – cutting, bending binding, erection/placing in position of
reinforcement for column, beam, slab, staircase, lintels, chahajas, pergolas, etc, as
per structural design.
4. Providing and fixing centering, shuttering, scaffolding etc to all structure
mentioned at serial no.3
5. Casting all RCC structure as per mix design with proper compaction by rod,
needle and vibrator.
6. Construction size stone masonry 5 courses only, if above courses required- extra
cost.
7. Brick work – Construction of 9” and 4” TK brick wall as per architect’s plan,
including RCC band to 4” TK wall.
8. Plastering-
a. Internal Plaster – Neeru finish with moulding to arches, ceiling corners as
per working plan, no extra payment for edges and corners.
b. External Plaster – Sand face, any special plaster for elevation purpose with
moulding, groove, patter, etc as per working drawing.
9. No extra payment for fixing door and window frames, safety grills, M.S/S.S
railings, etc
10. No extra payment for parapet wall.
11. No extra payment for screening/sieving sand
12. Owner shall bear watchman salary and curing
13. The contractor shall use vibrator, concrete, mixer, lift, etc at his own cost i.e.,
rent, transportation, diesel, etc.
14. The owner shall not have any other expenses for nails, coconut rope, etc.
15. The contractor shall ensure quality and workmanship of the construction
16. Any loss or damage caused during the course of work of the laborers will be
borne by the contractor.
17. The contractor shall complete all the work i.e., framed structure, brick work,
plastering etc within 4 months, subject to the owner shall provide all construction
material in time.

1. Plinth
2. GF Slab
3. FF Slab
4. GF Brickwork
5. FF Brickwork
6. GF inside Plaster
7. FF inside Plaster
8. Outside plaster – East – North side
9. Outside Plaster – West – South side

Both the parties have agreed to the above mentioned terms and conditions
