S P E C I F I C A T I O N S
1. GENERAL
1.1 The works under these Specifications in conjunction with the plans and working
drawings call for the construction of the Three (3) Storey Commercial Building
located at Sta. Barbara, Bacolor, Pampanga. This Specification shall apply to
every trade involved and shall be carefully read and complied with by all parties
concerned.
1.2 The materials to be used and involved in this works shall be approved quality,
free from defects that may impair the strength, appearance and proper
functioning of the building.
2.1 Concrete shall compose of Portland cement, fine and coarse aggregates and
water.
2.2 Cement shall be of such quality as to meet the standard specifications; fine
aggregates shall be of natural sand, free from injurious amount of dusts, lumps
of earth and any other undesirable elements: coarse aggregates shall consist of
crushed gravel or with sizes as specified.
2.4 All reinforced concrete footings and columns shall be of class “A” mixture
(1:2:3) 4,000 psi and reinforced as shown in the drawings. No footing shall rest
on fill.
2.5 Al reinforced concrete hollow blocks shall be 5” and 4” thk. 800 psi and of Class
B mixture for fill studs (1:3) and reinforced as shown on drawings with 10mm
dia. Bars.
2.6 All Floor slabs on fill shall be laid on well-compacted escombro and gravel fill
and of class “A“ mixtures (1:2:3) and reinforced with 10 mm dia. Bars spaced as
specified in the drawings.
2.7 Plaster concrete shall be 1:3 mixture using water to thoroughly wash the area to
be applied of loose particles of sand or mortar. Plastering shall be thoroughly
plain and smooth.
3.1 Lumber shall be of approved quality, free from big loose knots and any other
imperfection that may affect its appearance and/or impair its strength and
durability.
4.1 Use Analok Frame sliding doors with ¼”thick glass for Front Sliding Door and
Windows.
5. FINISHING HARDWARES
5.2 Use Loose pin hinges at four pieces for main door and three pieces per leaf for
all flush doors.
a) Use PVC Pipes “Moldex” or equivalent approved quality. It shall be free from
pinpoint holes, scards and any other imperfections that may cause leakage.
Joints shall be applied with epoxy or sealant carefully.
b) All water pipes shall be APO G.I. Schedule 40 or equivalent. They shall be set
squarely and perpendicularly to the walls of the building. All joints shall be
carefully to insure water tightness.
7. PAINTING WORKS
7.1 Three coats of “Boysen” or “Davies” masonry base paints for concrete and
masonry surfaces. Before any painting is done, all cracks, nail-holes and any
other imperfections shall be carefully applied with putty and allowed to dry
before painting.
7.4 Ceiling and other wooden partitions – Flat wall Enamel and Quick Dry Enamel
for Quarter C mouldings, baseboards and jambs.
7.5 All Shades and hues shall be done only after approval from the Architect and/or
Owner.
8.1 “Japan” rigid conduit for service entrances, feeders and sub feeders or
equivalent.
8.2 “Moldex” PVC conduits for wiring installations in partitions and ceiling,
concrete masonry walls.
9. SOIL TREATMENT
Use Dursban or soil treating chemicals for soil treatment to be place upon
instructions of soil treating experts.
10. ADDENDA
The Architect or Engineer shall be consulted on conflicts between the plans and
specifications and on other necessary works or materials not mentioned either in the
plans and specifications.
