Application Process
 Every adult over the age of 18 that will occupy the property must complete an application and
be approved.
 There is a non-refundable $20.00 application fee for each adult over the age of 18 that will be
living in the unit.
 This application must be filled out in its entirety to be submitted to an outside agency that
conducts background checks. If any part of this application is not filled out, the entire
application becomes void, and you forfeit your application fee.
 A Co-Signer is required if tenant(s) do not have 18 months or more of rental history and/or 2
years of employment history.
 Co-Signers must have an open, active bank account to be approved and the 18 months or
more of rental history/2 years of employment history.
 Application approval takes 2-3 business days.

Pet Process
 Some of our properties allow pets, but this is by Broker Approval only.
 Tenants with pets are required to show proof of vaccination and renters insurance.
 Any tenant wishing to harbor a pet must complete the Pet Application prior to bringing the pet
into the unit.
 There is a $200.00 non-refundable pet fee for the first pet, and $100.00 for each additional
pet.

Security Deposit Process


 The security deposit is the same amount as the rent.
 The security deposit does NOT count as your last month’s rent.
 In order to hold a property while your application is pending, you must pay the security
deposit. If you do this and your application is not approved, your deposit will be refunded to
you. If you do this and your application is approved, your security deposit becomes non-
refundable.
 If approved to move in, we require that you pay the first month’s rent and a security deposit
and sign the lease.
 When you pay the security deposit, you will be given a deposit slip to take to Wells Fargo
Bank to deposit your funds.

I declare that the foregoing is true and correct, and I authorize all
verification and the obtaining of a credit report and a background check. I
acknowledge that I understand the application process, pet process, and
security deposit process. I agree that the Landlord may terminate any
agreement entered into in reliance on any misstatement made above.
