The Cook County Assessor's Office is required by law to reassess your property every three
years. A reassessment is the first step in determining your share of local property taxes.
In an effort to make the assessment process as transparent and accessible as possible, my office
has revised your notice to include more information than ever. On the reverse side, you will find
your proposed 2011 assessment. You will also find an estimated market value for your property, an
assessment history, mortgage and release information, and a total annual property tax amount. I
have also included sample comparables of other properties in your neighborhood.
It is important that you carefully review the information on this notice, as any change in assessed
value will be reflected on your second-installment tax bill payable in 2012.
Many factors, including foreclosures and changes in the market, contribute to determining value.
However, the main consideration is sales of similar properties in your area.
We strive for fairness and accuracy in our work at the Assessor’s Office. If you believe that we
have made an error, please file a residential appeal form by the deadline date indicated on the
reverse side of this letter. You can file an appeal by visiting any of our offices listed below, or you
can file online by visiting our Web site at www.cookcountyassessor.com. It is not necessary to hire
an attorney to appeal your assessment.
To obtain property comparables, you may also consult the following newspaper(s):
Forest Leaves on May 19, 2011 (or a following issue). A copy of these papers may also be found
at your local library.
I will continue to look for additional ways to make the assessment process easier to navigate and
understand for all Cook County homeowners.
Sincerely,
Joseph Berrios
Cook County Assessor
