Minutes of meeting:
1. Kitchen
- Work on hold; waiting for clients choice on accessories then architect will
re-design the layout together with electrical and sanitary design. Depending on
the re-design this might be an additional cost to the construction. Contractor
will have to check if the re-design needs to be charged with additional cost.

- Clean kitchen – Suggestion of using Ribbon grain wood and Walnut stain on
cabinets instead of ducco finish
- Detail of sink hidden under polished concrete countertop was discussed
- Dirty Kitchen – concern on range hood location close to window
- Discussed the shadow gap between overhead cabinet and dry wall of pantry
- Dirty kitchen door will be resized to 2.7m high or will be aligned to window
beside it – OK with client

2. Downspouts on the front elevation will be cladded with concrete and downspouts
on the courtyard will be cladded with ficem board. – OK with client; see attached
drawing.

3. Basement ventilation - discussed the possibility of punching thru the floor slab
adjacent the dirty kitchen wall above to create a cross ventilation in the basement
- see attached design proposal for the vent ; contractor shall try and see if this
can be part of the contingency budget or if it will be an additional cost.

4. Shadow gaps – discussed the locations of shadow gaps; in the event of an


opening
the gap should stop and not cross the door opening. – OK with client

5. entertainment door – discussed the pivot door; and that it will not have any door
jambs – OK with client

6. bedroom 1 nd 2 doors – discussed the possibility of changing it to pivot doors


without any additional cost; contractor will check first if its possible – doors of
bedroom 1 and 2 and of the toilets inside will be standard 2.4m doors
7. Main door – having pivot doors; there will be a maximum of ½” gap beside the
doors because of no door jambs – main door will be now hinged doors; see
attached drawings

8. basement – aircon – discussed that client architect and contractor agreed to stay
with the original proposal of the basement; considering this there is no proposal
for aircon in the basement room as per initial design. – as discussed with client,
contractor shall proceed with the original plan with the exception of
considering AC location and piping.

9. basement waterproofing – upon observation; without and


with the roof there is still moisture sipping in the walls under grade; and there is a
suggestion to apply waterproofing – waterproofing is adviced and was double
checked by the architect that contractor has not included this item in his
original quotation

10. Window frames - discussion of changing window frames to white; possibility of


making the accent of the architecture better – architect will gve precedent images
of white window frame houses; discussed with the client the long term
conditions of a white frame as against the laminated frame with respect to the
architecture.

11. 1st level hallway windows – aligning the window to the door line; elevation – Ok
with client

12. Main stairs design – removing of wall perpendicular to the 1st and 2nd step and
cladding the rest with wood on walnut stain finish; Redesigning also the steps
having a more appropriate approach to the other steps. – see attached drawings

13. Cabinets - suggestion of finishing it with ribbon grain wood with walnut stain
rather than ducco finish; with the exception of the shoe rack in the walk in closet
of the MB. – OK with client

14. Fascia on bdrm toilets 1 and 2 - discussed the natural ventilation and light
coming in the opening – architect will redesign the natural light and ventilation ;
see attached drawings

15. Generator – discussed the location of gen. set in front of the storage in the
garage. – client was given the brand by the Electrical engineer;

16. MB toilet- discussed the frosted glass on the side –

17. MB accent wall – dry wall or chb- will use CHB


18. Retaining wall – there is still a balance of approximately 120 thousand (from
the contractors advice), shower room (will not push through), wall in the 1st level
hallway and downspout cladding

19. MB door will be divided into 2 doors
