NE expert says that house prices will rise next year and then continue to do so for some years to come. Another says that house prices are 30 per cent overvalued and will fall. Meanwhile prices are soaring in central London, are stable in other places and still losing ground in a few more. But should we care so much about what is going on in general across Britain and how useful are comments in helping to keep the wheels of the property market turning? Certainly I dont think we need to heed these market pundits too much when they are commenting on such a broad basis. What I am fairly certain of is that many of them dont cant understand what is happening in Worcestershire right now. There is a big difference between the media experts who talk about the market and the estate agents who actually have to deal with it. It is easy to make grand over-arching pronouncements and predictions but estate agents have to move people whatever the market conditions. And they know how to do this because they are dealing with these matters every day. They understand how national, regional and even local financial issues affect their own market and work constantly to find ways of dealing with these conditions whatever they may be. Prior to 2007, when the market was storming away, it was much easier for owners and estate agents to sell property of course it was. Now it is not. Yet despite this there is an active market bubbling under the lugubrious surface. There are always buyers about whatever the market. It is just that now there arent so many of them they can afford to be choosy and are often in no rush all most frustrating and difficult for sellers. But well-located property, in good order and at a sensible market price, will find a buyer it always does. The skill here is in getting the best price. For other properties, perhaps where the years havent been so kind, that are less pleasing on the eye or in not quite such a sought-after location, things are a little more tricky but far from impossible. Personal circumstances do not dance to the tune of the property market. It is when the chips are down and one really has to sell and move on even in an adverse market that sellers find out who their real friends are. In these circumstances a market commentator wont be a lot of use. On the other hand an effective estate agent could surprise, surprise become a very good friend indeed.

ITH the property market chugging rather than roaring along, there are plenty of good deals to be had by anyone looking for a more modestly priced house. This is an area that traditionally stokes the market, with growth tending to work its way up from the bottom to the top. There is certainly a good choice in Worcester for under 150,000. One is 34 Oaklands, a well presented end of terrace to the east of the city and at the end of a cul-de-sac. It has good access to Worcestershire Royal Hospital and the M5. Richard Oldroyd, deputy managing director for Persimmon Homes South Midlands, said: The expertise of our sales advisers in helping people apply for, and buy through, Government funded equity loan schemes is second to none having assisted more than 2,000 purchasers to buy their first home with the previous HomeBuy Direct scheme. FirstBuy is offered through equity loan funding of up to 20 per cent of the purchase price split equally between the Homes and Communities Agency and Persimmon. A fashionable Italian-made felt doll was a big earner at Brightwells recent sale of childhood memories
HE Italian toy maker Lenci created the worlds most fashionable felt dolls in the 1920s and 30s commanding the most exclusive and sophisticated section of the market at a time when the French manufacturers were in decline. At Brightwells recent sale of antique dolls and toys an example wearing a winter costume with colourful felt appliqu sold for 500. Lenci used specially dyed and printed fabrics for their dolls whose outfits were based on the most stylish childrens costumes of the time and their dress consequently is all important. Two large bisque headed dolls represented the work of Jumeau, the most prolific and heavily collected of French makers. A 31 in high example with an open mouth and the characteristic heavy brows was sold for 2,900 by some very determined bidders while a 1907 example made 900 despite extensive damage to the head. German made bisque headed dolls were led in price by an appealing Kestner 146 in its original costume. It sold for 520 with a 29 in Kaulintz making 270. Many of the German dolls in the sale came from a collection formed in the 1960s by a Birmingham family. Fully jointed dolls made completely of bisque are rare because so few survived the nursery and this madea Kestner example, at 300, an attractive purchase. Fourteen later Britains tractors in their original packaging sold for 420 and each of all these prices emphasised the importance of condition in a section of the market where playworn examples generally have to be sold in very large quantities. Constance King, the consultant who catalogued the sale, said: Most of our buyers have bought for many years and, as in so many areas of the market, there are few new enthusiasts to purchase the lower end items. The prices achieved by dolls and dolls house furnishings were however very encouraging and reflected an upward trend seen also at specialist fairs over the last year.

Kidderminster stagecoach heads south


A 19th century oil painting of the Birmingham to Kidderminster stagecoach, The Invincible, sold for 3,500 when it went under the hammer in Shrewsbury. The painting, which was consigned to Halls auction of fine paintings, silver and jewellery at its Welsh Bridge saleroom was by an unknown English artist and was sold to a coaching enthusiast from southern England. Owned by Godfrey and Co, the stagecoach ran to the Lion Hotel in Kidderminster from the Swan Hotel, Birmingham. Street and owned by the lords of the manor, the Foleys and the earls of Dudley. The auctions top priced painting at 5,200 was by William Shayer and depicted a ploughmans family enjoying lunch at the edge of a field with their horses beside them. An accomplished artist, Shayer specialised in accurate portrayals of the English countryside and rural life. A gouache by John Beer titled The Grand National, 1907, which showed the winner Eremon, ridden by Alfred Newey and Rathvale, without its jockey, jumping a fence together, sold for 1,110. The buyer was the grandson of the artist owner of Eremon. The race was memorable because Eremon, an 8-1 bet, broke a stirrup on the first circuit and then had to contend with interference from Rathvale, who had unseated its jockey. The pair raced side by side for the last circuit but Eremon managed to pull away to win the race by six lengths.
