GATEWAY APARTMENTS
San Diego , CA

Gateway Apartments is located at the threshold of downtown San Diegos East Village. The project boasts views of Point Loma, the downtown skyline, Petco Park and the Coronado Bridge. 41 two and three bedroom units surround a peaceful, central courtyard where residents can congregate to visit or utilize the BBQ area. A pocket park adds a flourish to the neighborhood and provides a tot lot adjacent to the Community Center where children can play. Parking is hidden from view in two levels of secured subterranean parking, while the first floor units along Logan Avenue provide direct access to the sidewalk via stoops adorned with themed mosaics by renowned local artists. The separate Community Center and Managers unit wear a dynamic aerosol mural that play off its unique geometry and help to anchor the project to the Barrio Logan neighborhood.

LA ENTRADA APARTMENTS
San Diego, CA

Located in downtown San Diegos Barrio Logan, La Entrada Apartments provides 85 much-needed Inclusionary Housing units. Designed in a modified Spanish Revival style, residents have access to beautifully landscaped interior courtyard, complete with shaded seating areas, BBQ stations and a tot lot for the children. Residents also have access to the third floor Sun Terrace with a view of the Coronado Bridge. The project boasts other amenities as well, such as a large recreation room with complete kitchen, on-site leasing office, technology center and fitness room. Sustainable features such as cool roofs, high efficiency HVAC systems, occupancy sensors, and high efficiency windows help to reduce operating costs and reduce energy consumption. Local artists were solicited to create a number of mixed media installations throughout the project, just one of many efforts that anchor La Entrada to the fabric of the community in which it is a part.

EL PEDREGAL APARTMENTS
San Ysidro, CA

El Pedregal Apartments is a forty five unit, inclusionary housing community located in the border city of San Ysidro, CA. To take full advantage of the long, narrow site, the project is broken into three buildings: A two story structure over subterranean parking garage occupies the top of the site while the fully equipped Community Center with managers units above are sited in the center of the property. Finally, a three story slab-on-grade structure sits at the bottom of the project, directly across the street from the new Southwestern College building. The architectural style of El Pedregal plays off the architecture of the Southwest College structure, creating a design node that we hope will encourage further design-oriented development in the area. Bold accent colors give a nod to the colorful culture of the area.
