CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS This contract of Lease made and entered into this 10th day of August 2011 in the City of Paraaque, by and between. LIBRADA C. YAMAT, Filipino, of legal age with postal address at No. 46 Jericho Street Multinational Village, Paraaque City, represented by ALEX YAMAT herein after referred to as the LESSOR; - And LEONILA R. SOLIMAN, with business address at 143 Brentwood Heights Jerusalem St., Multinational Village, Paraaque City, herein after referred to as the LESSEE. WITNESSETH: WHEREAS, the LESSOR is the absolute owner of a house and lot located at No. 46 Jericho St. Multinational Village, Paraaque City. WHEREAS, the LESSEE desires to lease the above-mentioned unit subject to the following terms and conditions, the LESSOR is willing to lease the same unto the LESSE, subject to the terms and conditions hereunder expressed. NOW, THEREFORE, for and in consideration if the foregoing and in mutual covenants hereinafter contained, the LESSOR does hereby let the lease unto the LESSEE the aforesaid house and the LESSEE hereby accepts the same by way of lease subject to the following terms and conditions. 1. TERMS OF LEASE lease shall be for a period of ONE (1) YEAR from August 10, 2011 to August 10 2012, subject to renewal by mutual agreement of the parties. 2. RENT AND DEPOSIT/ADVANCE PAYMENTS the parties herein agree that the monthly rental on LEASED PREMISES shall be at THIRTY THOUSAND PESOS ONLY (P30,000.00) Philippine Currency, payable as follows: TERMS OF ADVANCE: a. Two months advance equivalent to SIXTY THOUSAND PESOS (P30,000.00) shall be applied beginning August 10, 2011 to October 15, 2011 to complete the advance. And the remaining ten (10) months shall be covered by posted dated check starting October 10, 2011 to August 10, 2012 to complete the whole year.

3. SECURITY DEPOSIT Moreover, upon signing of this Contract of lease, the LESSOR shall remain the one month deposit equivalent to THIRTY THOUSAND PESOS (P30,000.00) upon signing of the contract paid by the LESSEE during 1st year, which shall convert to a security deposit and cannot be applied as rent at the commencement of the lease for the faithful compliance by the LESSEE of the covenants hereof and to answer for any bills for water, electricity, telephone and cable, such amount shall be deducted from this deposit and the balance, if any shall be refunded by the LESSOR to the LESSEE, upon the settlement of such accounts and which not exceed two (2) months after termination of this CONTRACT and return of the premises.

4. PRE TERMINATION - In case of pre-termination of this lease by the LESSEE, the one (1) month security deposit shall be forfeited in favour of the LESSOR. The LESSEE shall settle all unpaid bills for water, electricity, telephone, homeowners association dues, and other utility charges prior to date of pre-termination, as well as damages to the premises, wear and tear excepted, if any. 5. USE OF LEASED PREMISES The LEASED PREMISES, subject matter of this CONTRACT shall be used for residential purposes only for Mr. and Mrs. LEONILA R. SOLIMAN with children, two housemaids, and driver. Any default on this paragraph will be ground for termination. The LESSOR and the broker shall not be responsible for any suspicious or illegal acts made by the LESSEE. Furthermore, any concerns and issues regarding the house, the broker is not responsible. 6. SUB LEASE Sub-leasing is strictly prohibited. 7. IMPROVEMENTS The LESSEE shall not make any changes, alterations and fixed improvements in the LEASED PREMISES of the LESSOR. 8. SANITATION AND REPAIRS the LESSEE shall keep the property clean and in sanitary condition. The LESSOR shall be responsible for all major repairs on the premises and on the water, electrical and sewage installations caused by ordinary wear and tear, except repairs due to fault or negligence of the LESSEE, its guests or visitors. Minor repairs shall be for the account of the LESSEE. Below Ten Thousnad will be shouldered by the LESSEE. 9. FIRE HAZARD AND OBNOXIOUS SUBSTANCE The LESSEE shall not keep, deposit or store in the LEASED PREMISES any obnoxious or inflammable material or substance that might constitute a fire hazard.\ 10. RULES AND REGULATIONS The LESSEE agrees to abide by the existing rules and regulations promulgated by the MULTINATIONAL VILLAGE HOMEOWNERS ASSOCIATION and any other laws, ordinances, rules and regulations promulgated by competent authorities affecting the occupancy of the LEASED PREMISES. 11. RIGHT TO ENTER LEASED PREMISES The LESSOR reserves the right to enter and inspect the premises at reasonable time of the day. 12. RETURN OF PREMISES Upon termination of the terms of this contract for any reason whatsoever, the LESSEE shall immediately vacate the LEASED PREMISES and return possession thereof the LESSOR upon the latters request, unless this CONTRACT of lease is extended thirty (30) days prior to the return of the LEASED PREMISES the LESSOR may show the premises to prospective tenants thru his representatives at reasonable hours and with notice to the LESSEE. 13. BREACH OF CONTRACT any violation of the terms provided for in this Contract of Lease on the part of the LESSEE or LESSOR shall be sufficient ground for the termination of this Contract of Lease by the aggrieved party. The LESSEE agrees that all the terms, conditions, covenants and stipulations herein contained shall be deemed essential conditions hereof and that if default or breach be made of any such conditions, the LESSOR shall have the absolute and unrestricted right to terminate.
