Helping hand on the ladder


TAYLOR Wimpey is set to help first time buyers in Evesham get on the property ladder by offering the Governments newly-launched FirstBuy scheme on a range of homes across the region. FirstBuy, which was unveiled in the Chancellors Budget earlier this year, supports first time buyers who could not otherwise afford to buy because of the large deposits now required by mortgage lenders. FirstBuy works through a joint loan of 20 per cent from the Homes and Communities Agency (HCA) and Taylor Wimpey, which means that eligible purchasers only need to put down a five per cent deposit and obtain a 75 per cent loan-tovalue mortgage. The loan is repayable at the end of the 25year mortgage term or when the property is sold. To be eligible, purchasers must be first time buyers and the total household earning should be less than 60,000. Tenant demand continues to outstrip supply in city


THE number of new tenants looking for rental accommodation has grown by 15 per cent in the second quarter of this year compared to the same period last year, according to Countrywide, the UKs largest lettings and property services Group. Leading local letting agent Taylors took part in the UK-wide quarterly research which found that despite marginal increases in new rental properties coming to the market, demand continues to outstrip supply with an average of five tenants competing for each available rental property. High demand has resulted in tenants snapping up properties in a record national average of 13.3 days half a day quicker than the same period last year. In the West Midlands area, there were 7.2 tenants for each available property in the second quarter this year, up from six in the first quarter. Properties were snapped up in an average of 11.7 days, down from 12.1 in the first quarter of the year. Countrywide, which operates over 1,300 estate agency and lettings offices across the UK, also uncovered some significant changes to the types of properties available to rent, measuring an influx in the availability of larger family homes across the UK. Nationally, 3+ bedroom properties now account for 41 per cent of all rental properties, compared to less than a third of properties in the second quarter last year (32 per cent), suggesting that sellers may be looking to let out their unsold family homes and investor landlords may be growing their portfolios with this profile of property as they respond to tenant demand for this type of accommodation. First time buyer initiative has limit


ACCORDING to city-based lettings agency Premier Places, the Governments first time buyer initiative has limitations and is unlikely to impact on the lettings market. While many property owners might be rubbing their hands together at the prospect of a revitalised property market, Premier Places warns that the scheme is only likely to benefit house builders and there is unlikely to be a real impact on the lettings market locally as the incentive only applies to newbuilds. The Governments new Firstbuy Direct initiative helps first time home owners purchase new properties by providing them with a 25 per cent deposit 10 per cent from the Government, 10 per cent from the house builder and the remaining five per cent to be provided by the purchaser themselves. Eligible individuals will receive the 20 per cent deposit in the form of an interest free loan that is only repayable when the property is sold. By launching this initiative the Government is hoping to kick-start the development of new homes and protect jobs within the construction industry. Initial feedback from some of our tenants, that are looking to get their first foot on the housing ladder, suggests that they would welcome the initiative being extended to all properties and not just new-builds, as this severely restricts their choice of where to live, explained Julia Williams, director at Premier Places.
