SITUATION
Grade II* listed Hapsford House is situated near the border of Wiltshire and Somerset. Set in renowned Grade II listed gardens and grounds, Hapsford House is set in a wonderful location. Hapsford House is first revealed, sitting in a slightly elevated position. Constructed of rendered stone and ashlar under a slate roof the entire southern faade is adorned in a rose and wisteria hung wrought iron veranda, which compliments the classic architectural look. The visual impact is completed by the gothic arched sash bay and plain windows, some with French doors. The formal lawn sweeps away from the house which is framed by the impressive mature trees. Internally Hapsford House has no shortage of fine architectural detail and the interior design and decoration is both stylish and complimentary to the elegance of the original Regency building. In all of the principal reception rooms there are fine chimneypieces and ornate mouldings, architraves or pediments. Each room overlooks and enjoys fine views of the gardens. The rooms of note are: The Drawing Room is a substantial sized room which offers a bay window with original French doors to the garden. A large marble chimneypiece

sits on the far wall and the room is completed by a fine double vine ceiling cornice. Chinese Room has fine hand painted walls creating a Chinese style with guild edged wall and ceiling panels in the style of Bamboo showing hand painted Chinese scenes. There is a marble chimneypiece and Acanthus and Dentil ceiling mouldings. The Gothic Room has a large bay window with French doors to the garden. There is a fine chimneypiece on the north wall. The room is completed by a fascinating canopied ceiling with drop down guild capitals. On the ground floor there is a superb self contained staff flat with a bathroom and kitchen area. On the first floor three of the bedrooms have ensuite bathrooms. These bedrooms are individual in character and well proportioned in design. Constructed of stone under a slate roof the coach house provides excellent guest accommodation. There are three bedrooms and 2 bathrooms, one being en-suite. In the centre of the building is a kitchen area which opens to a large double reception room.

Mature trees provide a framework to a riverside woodland, orchard and formal gardens. A gentle sloping lawn runs away from the house into a wooded glade which dominates the garden. A magnificent laburnum walk leads from the formal lawn to the many areas of wild grass, herbaceous borders, flowers and specimen trees to a tennis court beyond. Amongst these trees is a secret garden with outside pizza oven and seating area. An ornamental bridge crosses the river to Flowery Mead Island complete with Hermitage style grotto with fireplace.
