Buying a fixer-upper? How to make the
most of your remodel
Special to the Trail-Gazette
(ARA) With home prices
and interest rates still low
across the country, and in-
ventories high, its a great
time to be in the market for
a fixer-upper. By buying a
house that needs some
work, you can achieve your
dream home for less than
you would probably pay for
a move-in-ready abode.
To ensure youre making
the most of your invest-
ment, however, it pays to
take a look at your credit
before you buy and begin
your remodel. Youll not
only need credit to cover
the purchase price of the
house, but youll need it for
renovation expenses as
well.
The first step you should
take in your bid to buy a
fixer-upper is to check your
credit report and score.
Websites like www.credi-
treport.com can help you
understand your credit.
Understanding your credit
will help you know whether
or not you can afford to buy
a house that needs work
and if youll be able to pay
for the needed renovations.
You should also carefully
research what your options
are for financing your re-
model. Learn what your op-
tions are, from traditional
fixed mortgages to home
equity lines of credit, and
decide before you buy
which type of financing will
be best for you. Getting a
handle on your financing
before you buy can help en-
sure you stay on budget
when youre in the middle
of renovations.
When youve got a clear
picture of your credit sta-
tus and financing options,
you can start looking at fix-
er-uppers. When you find a
good prospect, have your
remodeling contractor
walk through the house
with you so he can give you
a rough estimate of what
needs to be done and how
much the work will cost.
If youre buying a house
thats in basically good con-
dition but just looks dated,
youll have to make some
decisions about where to
invest your money. Focus
on improvements that will
not only look good, but will
also enhance the value of
your home. Resources like
Remodeling Magazines
Cost vs. Value report can
give you a good idea of how
much of your original in-
vestment youll recoup on
different remodeling proj-
ects at the time of resale.
Once youve signed all
the paperwork and the
house is yours, its time to
get to work. If youre
handy, you may be able to
save money by doing some
of the renovation work
yourself. Projects like
painting, adding crown
molding and even putting
down new flooring are well
within the skills of most do-
it-yourselfers. More com-
plex projects like drywall,
plumbing or electrical
work may be best left to
professionals.
Whether you do the
work yourself, or hire con-
tractors, youll need to
carefully manage all as-
pects of the renovation to
ensure your remodel stays
on budget. The excitement
of remodeling a house into
your dream home can
make it easy to get carried
away on spending. Keep in
mind that remodeling esti-
mates are just that an es-
timate. The final tab is rare-
ly exactly what your
contractor predicted it
would be. Build in at least
10 percent extra to cover
emergency overruns, and
avoid making any unneces-
sary changes to the plans
while the project is under-
way.

Green living plus green savings: an
efficient equation for todays homeowners
Special to the Trail-Gazette
(ARA) Across the nation,
both building professionals
and consumers are embrac-
ing the idea of sustainable
building practices. This prac-
tice follows a process that is
environmentally responsible
and resource efficient
throughout a buildings life
cycle: from design to con-
struction, operation to main-
tenance and renovation, to
eventually, demolition. This
practice expands and com-
plements the classical build-
ing design concerns of econ-
omy, utility, durability and
comfort.
Green building brings to-
gether a vast array of prac-
tices and techniques to re-
duce and ultimately
eliminate the impacts of
buildings on the environ-
ment and human health. It
often emphasizes taking ad-
vantage of renewable re-
sources, such as using sun-
light to generate solar power
and using plants to reduce
rainwater run-off.
According to the Energy
Information Administration,
the demand for green homes
is expected to rise 900 per-
cent in the next five years.
In the home, using energy
efficient appliances can dra-
matically reduce energy
waste and cut costs. Compa-
nies like Miele offer a wide
range of Energy Star rated
appliances for every room in
the house from the kitchen
to the laundry room.
For example, Miele offers
induction cooktops, which
use a non-contact method of
heating using magnetic
fields to transfer energy di-
rectly to cookware. The in-
duction element stays cool,
while the target object heats
up rapidly for extremely effi-
cient cooking. Like gas, in-
duction is exceptionally easy
and quick to control. The
ability to precisely control
the power makes induction
perfect for all types of cook-
ing. It is highly reactive and
exceedingly safe. The cook-
ing surface is cool in opera-
tion and only generates heat
where the pan sits on it. As
soon as the pan is removed,
the flow of heat stops imme-
diately.
For more information on
the various types of energy
efficient appliances available,
visit www.mieleusa.com.
Young, savvy, environ-
mentally-conscious consum-
ers are at the forefront of the
green movement. Programs
like the Department of Ener-
gys Solar Decathlon allow
this demographic to create
and design an energy effi-
cient home.
The Solar Decathlon is a
program that challenges col-
legiate teams to design,
build, and operate solar-pow-
ered houses that are cost-ef-
fective, energy-efficient, and
attractive. The winner of the
competition is the team that
best blends affordability,
consumer appeal, and design
excellence with optimal en-
ergy production and maxi-
mum efficiency. This years
winner was the University of
Maryland Team WaterShed.
We are extremely pleased
to be partnering with Miele
on our entry into the 2011
Solar Decathlon competi-
tion, says Brian Grieb, Uni-
versity of Maryland Team
WaterSheds faculty project
manager. Miele has a repu-
tation for providing elegantly
designed, environmentally
conscious, cost-efficient
products that are con-
structed with longevity in
mind. These attributes are
exactly the qualities we were
seeking to include in the Wa-
terShed home.

How to create your perfect shower
Special to the Trail-Gazette
(ARA) Froman invigorating
spray that kick starts the morn-
ing to an enveloping waterfall
that washes away a long day,
todays showers offer luxurious
experiences to meet every de-
sire. With a little planning and
the right products, you can
create a personal oasis. Even
small choices, like show-
erheads and accessories, can
instantly upgrade any bath-
room.
For homeowners looking to
conserve water, newshow-
erhead technology is offering a
variety of efficient water flows
without sacrificing perform-
ance. Creating a luxurious
spray no longer translates into
wasted water.
When functionality is top of
mind, handheld showerheads
with slide bar mounting sys-
tems on the wall offer a great
solution as they cater to a vari-
ety of needs.
If youre hoping to create a
spa-like experience, todays
customshower systems often
combine wall-mounted body
sprays, handheld sprayers and
high-performance show-
erheads to transformthe show-
er into a relaxing getaway.
Many customsystems offer
a variety of styles and finishes
that also coordinate with bath-
roomfaucets and accessories
to create a cohesive decor. The
sleek, sculptural Sirius Collec-
tion fromDanze, includes a
shower system, faucets, and
accessories like towel bars and
shelves to carry your unique
style beyond the shower walls.
