The Contract shall be WITH MATERIAL contract. The quoted rates shall be for Sheet Centering & Vibrator shall be used for the Roof Slab and Beams Concreting.
GROUND, FIRST AND SECOND FLOORS : Shall be calculated from outer to outer of the external walls plus 100% of the area of the roof extensions (Cantilever or other wise) measured from the outer edges of the corresponding floor external walls including Balcony, Sitout, Staircase etc., The total spread of the RCC pergola or Ribbed Beams (if any) shall be calculated and 60% of this area shall be considered as built up area. The Roof Area shall include plastered surface. The Building will be fully framed structure Approx. Total Roof slab on all floors 4100 Sft. In case of discrepancy in the area the exact measurement shall be calculated immediately after casting the respective roof slab and the difference amount (if any) shall be adjusted in the next two consecutive bills. The final measurements will be calculated only after the plastering work is completed.
BASIC RATES
The following Basic Rates are assumed for the contract.
CEMENT Rs. 320.00 per bag for 53 grade cement and Rs.300.00 per bag
for 43 grade cement. (Birla Super, Ultra Tech, Zuari shall only be used for foundation, wall, slabs & beams& any 43grade cement shall be used for plastering and miscellaneous work)
BRICKS
FOUNDATION
Foundation bed of P.C.C. 1:4:8 with 40mm and downsize jelly 4 deep. S.S. Masonry Foundation in C.M.in m1:8 below Ground level, and C.M.1:6 for Super structure & M 200 concrete for R.C.C. columns & footing wherever necessary with 20mm & down Size jelly all W.R.T. Architectural and Structural Specification including Anti- terminate treatment for soil adjacent and under building plinth the foundation depth shall be 36 from the existing ground level and 20 above existing Road level which includes the P.C.C. 1:4:8 and plinth
bed for 9 thick wall and 45 thick wall as per the site condition. The back filling work shall be done with the earth at site.
PLINTH
R.C.C. 1: 1 :3 Plinth Beam 9 wide and 12 deep with 20mm and down size jelly W.R.T. heights depicted in Architectural and Structural dawings.
COLUMNS
M 200 Concrete with 20mm & down size jelly.
CILL
3 thick lean concrete bed.
PLASTERING
NOTE : - Plastering shall include necessary grooves as per drawings & all electrical and plumbing patch up works. Internal Ceiling 15mm thick plaster in C.M. 1:4 finished with lime slurry. Internal Walls 20mm thick plaster in C.M. 1:6 finished with lime slurry. External Plaster 20mm thick plaster in C.M.1:6 finished with sponge.
W.P.C.

WPC of Maddi (max. 100mm & min.25mm) using baby jelly mixture finished with C.M. with necessary gradient to drain of water on top of the Roof. With necessary water proof compound.
PARAPET WALL
9 thick 1st quality table moulded brick wall in CM 1:4 with necessary planter Boxes, grills, etc., to the height of 36 from roof slab level.
COMPOUND WALL
Compound wall is made up of 9 thick first quality. TM bricks with necessary planter boxes the compound shall be constructed on front north side of the building only.HEIGHT OF COMPOUND WALL-APPROX 56.
WATER TANK
9 thick BBM Water tank with mesh & plastered with water proof chemical ,over head tank with RCC Slabs and RETAINING WALLS. Sump Tank 8000 ltrs.
ELEVATION
The quoted rates shall include all the elevation features that are depicted in the architectural drawing and specifications. Clear height in the Ground Floor 10& First Floor 10 approximately in case of additional height work will be charged extra as per the market rate.
4. flooring and tiles cement and sand Rs. 30/- Sft Extra Cost.(white Cement Extra)
ARTICLES OF AGREEMENT
This agreement is made on the Day 11/11/2011 Between Mr. Mulender Bengani here in after called the Owner of the One Part Mr. M.S.Sathyanarayana herein after called the Contractor of the Other Part.
Whereas the owner is desirous of constructing the residence (hereinafter called THE WORK has caused drawings and bills of quantities showing and describing the work to be done to be prepared by th or under the direction of ARCHIETECT.
NOW IT IS HEREBY AGREED AS FOLLOWS :1 For the consideration hereinafter mentioned the contractor annexed carry out and complete the work shows upon the contract drawings & described by or referred to in the contract conditions. 2. The Owner will pay the contractor the sum of Rs. 760/Per Sft. (hereinafter referred to as the contract sum) or such other sum as shall become payable hereunder at the times and in the manner specified in the said conditions. 3. The term The architect in the said conditions shall mean the said or in the Event of his death or ceasing to be the Architect for the purpose of this contract. Such other person as the owner shall nominate for that purpose not being a person to whom the contractors shall object for reasons considered to be sufficient by an arbitrator appointed in accordance with the said conditions provided always that no person subsequently

appointed to the Architect under this contract shall be entitled to disregard overrule any certificate of opinion or decision or approval or instruction given or expressed by the Architect for the time being. 4, The said conditions shall be respectively in such conditions contained. 5. The Agreed Rates shall apply one for 9 months from the starting of the Work and in case if the work prolongs more than the mentioned period (due to corporation problem or delay in payment or any other unavoidable reasons) an additional 10% will be charged extra / every year on the agreed amount due to the escalation cost with labour and material.

NOTES: -ALL THE EXCAVATION WORKS AS PER THE STRUCTURAL DRAWING IS IN THE SCOPE OF CONTRACTOR.IN CASE OF HARD ROCKS DRILLERS TO BE USED TO EXCAVATE & THE AMOUNT FOR THE SAME TO BE BORNE BY THE CLIENT. -ALL MASONRY WORKS,SHEET CENTERING,BAR BENDING WORKS IS IN THE THE SCOPE OF THE CONTRACTOR. -CONTRACTOR SHOULD TAKE CARE OF CURING OF ALL STRUCTURES,INCLUDING SITE MAINTAINANCE. -ELECTRICAL & POWER SUPPLY TO BE PROVIDED BY CLIENT FOR CONSTRUCTION PURPOSE. -ALL THE OFFICIAL & UNOFFICIAL CHARGES FOR STATUTORY BODIES LIKE CORPORATION,BWSSB,KEB,TO BE BORNE BY THE CLIENT. -ALL THE MATERIAL LIKE SAND,CEMENT,JELLY, BRICKS ,ETC TO BE PROCURED BY CONTRACTOR & DELIVERED UPTO SITE. -ANY CLADDING WORK WITH RESPECT TO ELEVATION IS IN THE SCOPE OF CLIENT. 6
-STRUCTURAL REQUIREMENT FOR ELEVATION AS PER ARCHITECTURAL DRAWINGS TO BE ADHERED TO BY THE CONTRACTOR. -ONCE THE STRUCTURE IS COMPLETED THE ROOF AREA MEASUREMENT TO BE CROSS CHECKED ALONG WITH CLIENT & ARCHITECT & IN CASE OF ANY VARIATION THE SAME TO BE CALCULATED AS PER THE RATE FINALISED & TO BE ADJUSTED IN THE PAYMENT SCHEDULE ACCORDINGLY. -IF THE QUALITY OF WORK BY CONTRACTOR FOUND UNSATISFACTORY BY ARCHITECT/CLIENT, THE SAME TO BE REDONE WITH OUT ANY EXTRA COST BY THE CONTRACTOR TO SATISFACTORY CONDITIONS. -IF ANY CHANGES FROM THE FINALISED PLAN AFTER CONSTRUCTED THE SAME TO BE CALCULATED AS AT ACTUALS & AMOUNT FOR THE SAME TO BE PAID TO THE CONTRACTOR
