BPG Development Company, L.P. is responsible for BPGs development and adaptive reuse projects. Since 2000, the firm has developed and/or redeveloped more than six million square feet on behalf of affiliates of BPG. Presently, the firm controls land on which it can develop an additional 12 million square feet of office, industrial and retail space. BPG Management Company, L.P. was formed in 1987 and specializes in the property management of office, retail and industrial facilities, with more than 12 million square feet under management at this time. BPG Management Company - NC, LLC is a full service property management and leasing company that oversees the management, leasing and operations for more than four million square feet of industrial and flex space in over 60 buildings, with development potential of 530,000 square feet, plus three shopping centers, totaling 500,000 square feet.

Relevance: Overview:

In April 2004, BPG completed the development of a nine-story, 1,525 car parking garage, located adjacent to Amtraks 30th Street Station in Philadelphia, Pennsylvania, for the National Railroad Passenger Corporation (Amtrak). The parking garage was opened to the public on May 3, 2004. BPG served as the developer of the parking garage. Aegis Property Group, Ltd. was the development manager for Amtrak. Project architects included both Urban Engineers/STV Architects and Bower Lewis Thrower Architects. Shoemaker Construction Company served as the construction manager for the project. Construction of the parking garage began in February 2003, following the January 2003 closing of $50 million in tax-exempt bonds issued by the Pennsylvania Economic Development Financing Authority (PEDFA), which was used to finance 100% of the project cost.

Office (New Construction)

In the fall of 2004, BPG completed the development of 300 Four Falls, a 290,000 square foot office building prominently located between the Schuylkill River and Schuylkill Expressway (I-76) in West Conshohocken, Pennsylvania. The building contains seven-stories of premier office space situated atop a six-level parking garage. It was developed on a speculative basis by the firm due to the limited amount of space in the market. 300 Four Falls has a stunning exterior, comprised of a polished granite wall system with a continuous ribbon window system that allows for floor-to-ceiling glass on the east and west elevations. The buildings interior features 30 x 30 structural bays through its center with 30 x 45 perimeter bays, allowing for efficient planning. Prior to selling the property in 2005, BPG leased more than 90 percent of the property to tenants including EMC, CSFB, The John Templeton Foundation, Takeda Pharmaceuticals, Miller & Chevalier, ECBM, Smith Barney, American Capital and The Judge Group.

BPG began the construction of 1000 Continental, a six-story elite office building in the spring of 2006. The building was completed in October 2007. Prominently situated at the intersection of Routes 202, 422 and the Schuylkill Expressway (I-76), 1000 Continental Drive offers landmark visibility and superior access to the regions major highways, retail and dining centers and far reaching suburban labor pool. The buildings proximity to the regional highway system is enhanced by its location on the local road network, offering exceptional access from Philadelphia, The Main Line and Suburban growth communities. Each and everyday more than 170,000 cars will drive by this prestigious building. The building features environmentally responsible design, construction and management that has earned LEED Silver Certification and includes Intelligent building design to support integrated building controls and advanced IT solutions. 1000 Continental also has an on-site fitness facility, wireless cafe and complimentary concierge services.

BPG created this Trophy Retail Powercenter in six phases between 1993 and 2001. The development process included buying over 100 acres of land, changing the zoning from office to retail use, building a $13 million ramp system off of Interstate-295, and attracting some of the nations biggest retail names. Today, East Gate is leased to brand-name tenants including: Home Depot, Shop Rite, Office Max, Barnes & Noble, Dicks Sporting Goods, Old Navy, and many others. The shopping center is regarded as the most successful in South Jersey and has been recognized as a trophy class retail development.

Originally developed as a corporate headquarters in the 1980s, Ellis Preserve offers 850,000 square feet of existing office and research/development space on a beautiful 200-acre campus, located at the intersection of Routes 252 and 202 in the heart of Newtown Square, Pennsylvania. Since acquiring the property, BPG has completed the redevelopment of a 240,000 square foot office/research and development facility as well as three stone cottages, totaling 30,000 square feet. Presently, the firm is developing a 130,000 square foot medical office building for Main Line Health on the campus. Additionally, BPG is completing the approval process for up to 450,000 square feet of retail space within a master planned retail town center development. When completed, the town square will offer speciality retail, open air cafes, upscale dining and hotel accommodations, all designed around a beautifully landscaped, central courtyard and pedestrian walkways.

BPG was selected in 2009 by the Philadelphia Zoo to act as consultant for the following: Identify ways to create an intermodal transportation system at 35th and Girard that would incorporate rail, bus, and vehicular access. Relevance: Overview:

BPG created this highly successful multi-family condominium in one of the worlds toughest construction environments, New York City. The development required coordination with all NYC jurisdictions, marketing tours with residential brokers under construction, building logisitics , and remaining within budget on a $70 million landmark re-construction of the famous Barbizon Hotel. The quality of the Barbizon 63 is second to none. It is the first building in the city to successfully incorporate integrated intelligent building systems that utilize full fiber backbone technology for all services while providing top flight concierge service, security, and comfort with unfettered views of the Upper East Side of Manhattan

Located on 18 acres in Hatfield Township Required the vacating of all residents of the complex The buildings dated brick veneer facades, many of which were exhibiting structural failure at the time of acquisition, were removed and replaced with durable masonry siding and fieldstone knee walls New larger Energy Star rated windows were added for greater natural light New steeper pitched roof trusses were added along with dormer windows to improve and modernize the overall aesthetic The interiors were rebuilt and rewired New energy efficient and programmable central HVAC package units were added The interiors were designed as open floor plans with greater functional space New Whirlpool Energy Star appliances were installed in the units along with new water saving fixtures, extensive added insulation, new cabinetry, countertops, flooring, and lighting throughout.

Located in Montgomery County Each building was thoroughly updated with new Hardie Plank siding, shutters and gable style accents The renovation transformed the look of the 40-year old community, which was originally constructed with mansard roofs extending down to the first floor. The mansard roofs were removed entirely and replaced with a two-story design comprised of low maintenance cementitious siding and new multiple gable roofs. Brick columns were added around the balconies to increase their size and to interrupt the linear appearance of the buildings. The windows and sliding doors were replaced with new LEED rated insulated glass while the balcony and patio lighting was changed to new energy efficient lighting fixtures. Interior improvements included renovations to the common areas of the eight buildings. Each building received new ceramic tile flooring in the foyer entrances along with new carpeting, painting and new upgraded lighting throughout and new railings and handrails on the second floors. The doors to each apartment unit were also upgraded and replaced.

$4 million renovation a Class A multi-family community located in Upper Gwynedd Township. Interior renovations were designed to add a lot of natural light to the apartments and enhanced the sense of spaciousness in what were already considered large units. The dividing wall between the kitchen and dining room was replaced with a knee wall and a breakfast bar was added to the wall abutting the living room. The kitchen space was expanded by relocating the washer and dryer to a hall closet. Extensive upgrades to the kitchens were done with the original cabinetry and countertops being replaced with modern maple cabinetry and attractive granite countertops. New stainless steel appliances and new contemporary plumbing and lighting fixtures were also added. Additional upgrades included new interior doors and millwork and new neutral carpeting throughout the apartments as well as new vanities and plumbing fixtures in the bathrooms. The exterior of the buildings were renovated with new roofs, windows, doors, painting and landscaping improvements. In 2009, the property received the Best in Apartment Living Award from the Apartment Association of Greater Philadelphia

$3.4 million renovation 40-acre community in Lower Gwynedd Township The exterior renovations included new energy-efficient windows, full exterior wood repair and replacement, new signage, upgrades to the pool and clubhouse as well as site lighting and landscaping improvements throughout the community. Renovations of the interiors included new doors, hardware and trim, new flooring in the bathrooms and kitchens along with new carpet and lighting throughout. Kitchen countertops were replaced and new plumbing fixtures were installed. Renovations began during the second quarter 2009; all exterior renovations are complete and the interior upgrade program continues with 93 units completed as of November 30, 2010.
