INTRODUCTION

Building management and maintenance is an essential part of Architecture as it dictates how a facility will function as an entity together with the structure and its users. This is necessary to determine how the different aspects of a building would run. This does not concentrate only on the systems that will be used but its maintenance as well. An in-depth study will determine the means of how to prolong the lifespan of equipments and lessen the cost of repairs.

The treatment on how a facility would be managed and maintained varies depending on its purpose and target users. This study seeks to dissect and concentrate on the manner of how Bonifacio Highstreet deals with this aspect of Architecture. Redefining the mall experience as a walk in the park, the boulevard poses an innovation on Building management and maintenance of commercial spaces.

II.

STATEMENT OF THE PROJECT

The Bonifacio Highstreet aims to re-invent the shopping industry in the Philippines. Incorporating open spaces encourages families to engage in different activities other than mere shopping. It gives a feeling of relaxation and literally, a breath of fresh air.

With the vast emergence of commercial facilities, studying this new approach to mall design may help widen our understanding on the possibilities of creating a more environmentally sound structure. This entails a whole new perspective on management and maintenance of the facilities.

A. SITE Bonifacio Highstreet is located in the heart of Fort Bonifacio Global City, a district in Taguig. It is bordered by the three largest road arteries of EDSA, C-5 and Luzon Expressway.

Its masterplan is overseen by the Fort Bonifacio Development Corporation controlled by three major companies; the Bonifacio Land Development Corporation, Ayala Land, Inc. and Evergreen Holdings, Inc. of the Campos Group.

Global City is home to various commercial-residential facilities and office buildings. It is also comprised of institutions as well as regional and national headquarters.

Being business-oriented, it has posed a new phase in the development of nation building with its spurring infrastructures that will create job opportunities and attract foreign investors, boosting our local financial system.

III.

PROJECT OBJECTIVES

The general objectives are as follows: The buildings safety, security and environmentally sound operations and maintenance. To check if the building is maintained in a cost effective manner and adhering to the concept of building sustainability. To evaluate if the building management and maintenance has satisfied the owner and users.

The study of Bonifacio Highstreet aims: To determine the advantages and disadvantages of the systems involved in running the whole facility. To assess the efficiency of the innovation used to the commercial area and its possibility of application to future projects.

IV.

SCOPE AND LIMITATION

The study will include all components of Building management and maintenance; from the different systems to the schedule of repairs. Depth of discussion will depend on the extent of available resources that would provide actual facts and usage of concepts and systems. Costing will not be included due to the confidentiality of the subject. The Administration cannot disperse this information.

V.

RESEARCH DESIGN

The case study will involve several research methods to achieve its objectives.

Internet

o Some of the basic information on the study is readily available in the internet. This gives the group a brief background on the components involving the project. Observation o This entails site visits to attain a thorough understanding of the user behavior in the facility. An actual view of the systems would also be possible through this.

Interviews

o The best way to gather data about the facility is through interviewing specific authorities involved in running the place. They have a concrete knowledge as to how the buildings are managed and maintained. Analysis o This allows the group to break down all information gathered to synthesize whether the systems and processes involved in the Building management and maintenance of Bonifacio Highstreet is deemed effective and efficient.

VI.

BUILDING MAINTENANCE SYSTEMS

A. SPACE MANAGEMENT

There is a constant bustle at Bonifacio Highstreet, children playing around, couples walking by, people eating or shopping, etc. Exactly what one should see upon setting foot in a commercial area. Ayala Land proudly presents it as the first of its kind regarding Philippine retail, it offers various restaurants with different cuisines, numerous shops with the latest fashion, and parks for leisure. Bonifacio Highstreet boasts of themed zones in eight buildings, all showcasing the modern aspects of good living such as fashion, beauty, health, sports, technology, and other interesting ventures. A walk in a park is basically the concept of Bonifacio Highstreet, and through experiencing it first hand, the group was inclined to agree.

Building such structure is not simple. There are elements that were taken into consideration before Bonifacio Highstreet was successfully developed. Among these things are certain laws and guidelines such as house rules which are given to every merchant of BHS. A work permit is needed to be able to use spaces the BHS has provided, activities or repairs that are needed by these merchants would have to be subjected first to the approval of the Building Administrator and the Building Engineer. Painting works, noisy works, and others that require large equipments or may disrupt mall operations must be done before or after mall hours. All items going inside or outside mall premises needs approval or what they call pull out permits. Additional equipments that are needed by merchants must be reviewed and approved first before installation. Renovations and construction inside merchant stores are also subjected for approval and review, all these done at their own expense.

Going in further, Bonifacio Highstreet has 71 merchants. 63 retail located at the ground floors and 8 offices found at the second level. It is said to be a 400-meter-long boulevard, which will stretch into a kilometer plus an addition of the highly anticipated Mind Museum. For the parking spaces, there are no slots reserved exclusively for admin personnel. The parking for users is handled by another management, unfortunately, the group wasnt able to get in touch with them. There are designated delivery areas for each merchant, provided that they will only last for about 5 minutes. Other than that, they can use the pay parking area. In the 8 sections found in Bonifacio Highstreet, the administration building is located at the B2 area. Fire escape routes are accessed through backdoors for ground floor merchants and near the restrooms for second floor merchants. The designated area for evacuation is the open spaces at the back of each building.

The information about design concept and philosophy of Bonifacio Highstreet was unfortunately kept hidden form the group due to confidentiality issues, also, cost and other details werent shared for the same reason. But as the group explored the area, certain public arts were noticeable, even the individual shops are compelled to add pieces of art in their storefronts so that they could complement the whole area. Some of these arts are integrated in Bonifacio Highstreets landscaping, which will be further explained in the environmental aspect of this study. It is seemingly based on a Main Street, USA concept of an area conducive to both work and leisure, the area was deliberately designed to be similar in atmosphere to the California shopping zones Third Street Promenade in Santa Monica and The Grove in Los Angeles. Basically, the purpose is to make leisure areas very accessible to office and residential areas. Bonifacio High Street is a relaxing place to go to as it features plenty of green open spaces, is pedestrian friendly, has plenty of parking spaces, and is relatively traffic-free. Locals and foreigners are very much enticed by Bonifacio High Street due to its many world-class stores, restaurants, and other establishments. Its weekday crowd of shoppers and promenaders when it first opened was approximately 6,000 to 7,000 while the weekend crowd reached crowd reached up to 16,000.

Retail Shops and Offices:

Building 1

The ground floor of Building 1 consists of shops, restaurants and other leisure areas such as R.O.X., Puma, Stoked Inc., Texas Roadhouse Grill, Bos Coffee, Bike King, Rudy Project, GForce Oakley, and Timezone. Makati Eye Laser Center can be found in its second floor.

Building 2

Building 2 ground floor houses Hobbes & Landes, David & Goliath, Big & Small Co., Jump, Picture Company, Animaland, Club Princess, Maxiworks, Krispy Kreme, and MDs Design. Offices such as Theta Petroleum, APMC Office, CAG Learning Center and Steel Asia is at the second floor.

Building 3

Building 3 comprises of Kabisera ng Dencios, Ascend, Theodores, Pancake House, Starbucks Coffee, Speedo, RUNNR, Mizuno, and The Stock Market at the ground floor while Del Monte Philippines offices are at the second floor.

Building 4

The upper floor of this area also consists of Del Monte Philippines. The ground floor contains more retail shops and restaurants such as TGI Fridays, JBL, Verzio, Nokia, Crumpler, i-Studio, Portable 1, Seattles Best Coffee, BPI Express, Magnet Caf, and NIKE.

Building 5

DIMENSIONE, Brothers Burger, Make Room, Figaro, HealthPlus, Alessi, Healthy Options, and Italiannis are what the users can find at the ground floor while Innovative Learning System Corp. and SR Capital are at the second floor.

Building 6

The ground floor of this quadrant has Claw Daddy, New Orleans, Von Dutch, Wristpod, Olivers Super Sandwiches/Zing, Philosophy, Mini Shabu Shabu, Charles & Keith, Springfield, Fully Booked and Starbucks at the upper floor of Fully Booked. The second floor has Bayan Trade.

Building 7

Quadrant sevens ground floor is comprised of T.P. Choi Chinese Cuisine, All Flip Flops, Benneton, Crocs, CK Underwear, Ecco, TopShop, Nine West, Kenneth Cole Reaction, and GAP. Together with quadrant eight, its second floor consists of Community Innovations Inc. offices.

Building 8

The last quadrant of Bonifacio Highstreet has THE SPA, CAV Wine Shop-Caf, The Face Shop, Aldo Accessories, The Coffee Bean & Tea Leaf, Pedro, Shiseido, The Natural Source, Lush, Make Up Forever Professional, VMW Hypoallergenics, Fruits & Passion, La Senza, and Aldo. The second floor houses the same offices as the seventh quadrant.

It is confusing for some people what is the real characteristic of Bonifacio Highstreet, some say it is a mall, some a park, and some say a public museum. All of these descriptions are true, making it a perfect center piece for Bonifacio Global City. Bonifacio High Street , being the heart and mind of Bonifacio Global City has successfully created a link for business and pleasure. Its features attract a lot of people into visiting it, walking through it is an experience that one must have, and its alluring appearance is definitely a work of art.

B. POWER SYSTEMS

Power Systems Power is an indispensible resource since it had become available to everyone. Peoples dependence on power on a daily basis makes it simply very difficult to function during its absence. In terms of electrical energy, it is used to provide lighting to the interiors and exteriors, cooling for comfort, and to provide the necessary energy to power up technological gadgets or pieces of equipment and machinery like computers, elevators, security cameras, etc. Power systems are composed of normal power supply system and emergency power supply systems like standby generators and uninterruptible power supply systems. Power distribution The power distribution system process carries the generated electricity from the source and makes its way through transmission lines to reach the end users. Delivery of electricity may be located above or below ground.

Power Distribution in Fort Bonifacio Global City Fort Bonifacio Global City makes use of an extensive and efficient underground distribution system where in the supplying of resources like water, gas and electricity is done below ground level. Fort Bonifacio High Street Normal Power Electric power is supplied through underground lines. Power substations are being provided by Meralco to ensure continuous supply in Bonifacio Global City. Residents need not worry about power interruptions, outages, or fluctuations, as the supply is meticulously monitored and maintained. There is a newly built/opened substation for Bonifacio Global City located near Market Market and there are 5 more that will be built.

High Voltage Switch Gear and Low Voltage Switch Gear are located near the transformers in B8 and B3.

Control Panels for outdoor needs can also be found scattered and well hidden within lush landscaping.

Emergency Power Fort Bonifacio High Street makes use of two backup generators. They are located, along with the transformers, behind B8 and B3.

Each generator has the capacity of 1,350KV. During power outage, these can sustain the activity in the whole development for 12 hours. An automatic transfer switch (ATS) is used for the power system in Bonifacio High Street. When the ATS sense that there is no power supply from Meralco, or if the supply fluctuates by +/- 5%, this automatically transfers the supply from normal power to stand by power, thus, giving Bonifacio High Street electricity in case of black outs. Power supply is given to merchants within 5 seconds. When the ATS senses that the normal power supplied by Meralco is already available, it goes back in the normal condition and the generator set is automatically shut off.

C. LIFE AND SAFETY SYSTEMS

Life and Safety Systems are building elements designed to protect and evacuate the building population in emergencies, including fires and earthquakes, and less critical events, such as power failures. These elements include sprinkler systems, smoke/fire detection systems, fire suppressors, proper signage, mass notification systems and emergency lighting systems. But in order for these systems to be effective during emergencies, a proper evacuation plan as well as the proper response of trained building personnel must be coordinated with these systems. In the case of Bonifacio High Street, its life and safety systems consists of sprinkler systems, smoke detectors, fire extinguishers, fire alarms, and properly located signs and exits coupled with an emergency brigade team that is further broken down into smaller teams each with a unique function during an emergency. Merchants/tenants are required to have their own fire safety systems installed in the spaces they rented such as sprinklers, fire detection, alarm systems, and an addition of automatic fire suppression system for floor merchants. This suggests that not all life and safety systems are being handled and maintained by the property management. Thus, the following life and safety systems are limited to those that are controlled by the projects property management. Sprinkler Systems A sprinkler system is an active fire protection measure, consisting of a water supply system, providing adequate pressure and flowrate to a water distribution piping system, onto which fire sprinklers are

The sprinkler systems installed in the retail spaces of Bonifacio High Street are provided and maintained by the retail tenants while those located along the hallways and offices are managed by the property management. The facility uses the wet piping system which is very common in the Philippines. The sprinkler system is connected to a fire reserve separated from the domestic water reserve of the property. Smoke/Fire Detection & Alarm Systems Fire detection systems are designed to discover fires early in their development when time will still be available for the safe evacuation of occupants. Early detection also plays a significant role in protecting the safety of emergency response personnel. Property loss can be reduced and downtime Fire alarm in Fully Booked for the operation minimized through early detection because control efforts are started while the fire is still small. To be useful, detectors must be coupled with alarms. Alarm systems provide notice to at least the building occupants and usually transmit a signal to a staffed monitoring station either on or off site. Bonifacio High Street utilizes smoke detectors that automatically

trigger the fire alarms when possible fires are detected. The alarm system notifies merchants if there are possible fires. Also, the FDAS of each merchant

guards are informed right away. Guards respond to the alarm by checking to see if there is indeed a fire occurring.

Aside from the automatic FDAS, there are also manual fire alarm pull stations situated around the site. The smoke detectors are located in enclosed areas of the property while the manual alarms are located outdoors where smoke is harder to detect. Fire Extinguishers A fire extinguisher is an active fire protection device used to extinguish or control small fires, often in emergency situations. It is not intended for use on an out-of-control fire, such as one which has reached the ceiling, endangers the user, or otherwise requires the expertise of a fire department. Typically, a fire extinguisher consists of a hand-held cylindrical pressure vessel containing an agent which can be discharged to extinguish a fire.

Fire extinguishers are located all over the property. They are mostly hand-held stored pressure types. There is also a halon extinguisher (green) located at each lobby to be used for suppressing fire on electrical systems without damaging them.

There are also fire fighting cabinets installed in each of the building containing fire hose, fire axe and firemans suit. Fire fighter phone jacks are also situated near the entrances of buildings, allowing fire fighter to communicate with each other throughout the property. The property doesnt have any hydrants but there are provisions for where fire fighters can connect their hoses when necessary.

Signage & Exits An emergency exit in a structure is a special exit for emergencies such as a fire or earthquakes. The combined use of regular and special exits allows for faster evacuation, while it also provides an alternative if the route to the regular exit is blocked by fire or debris in the case of earthquakes. Proper location of signage and emergency lighting are also important since they are the means for guiding evacuees to emergency exits and locating fire safety paraphernalia. Bonifacio High Street has a main stairwell located at the lobby one main fire exit per building. The fire exits, which are located near the comfort rooms, are mainly for 2nd floor tenants while the ground floor tenants have a backdoor in each stall. All their exits each have an overhead sign and emergency lighting is located along the hallways directing people to the exit. Signage directing people to the fire safety paraphernalia are barely visible. But since the hallways are not that long and only follow one path, the paraphernalia themselves can easily be seen by tenants, emergency teams and fire fighters. There are also images of the propertys evacuation plans located along the hallways. However, these images are not fire proof and difficult to read due to glare.

Evacuation Plans Emergency evacuation plans are developed to ensure the safest and most efficient evacuation time of all expected residents of a structure, city, or region. A benchmark "evacuation time" for different hazards and conditions is established. These benchmarks can be established through using best practices, regulations, or

using simulations, such as modelling the flow of people in a building, to determine the benchmark. Proper planning will use multiple exits and technologies to ensure full and complete evacuation. As mentioned before, the property management of the Bonifacio High Street has an emergency brigade team. The head of the property management acts as assistant fire marshal. The emergency brigade team consists of different teams, each tackling a specific assignment necessary for the success of ensuring the safety of the people on the property and minimizing damage to the property during emergencies. The teams involved consist of a search and rescue team, an evacuation team, a team of traffic marshals, a medic team and a reaction team. The designated area for evacuation is the open spaces at the back of each building. The evacuation team is in charge for the safety of the tenants while evacuating. The search and rescue team is in charge of rescuing people unable to escape during an earthquake after the earthquake subsides. The reaction team is in charge for controlling the fire until the fire department arrives. The traffic marshals control the flow of the vehicles and isolate the affected area(s).

D. BUILDING SYSTEMS

Facility Management

In order to assure proper maintenance in Bonifacio High Street, the mechanical and electrical systems have preventive

maintenance which are done on a monthly basis. The contractors are the ones who are in charge for their schedules. The main provider of electricity in Bonifacio High Street is Meralco and as for the water supply the Bonifacio Water Company supplies the water for the whole Bonifacio Global City.

Building Monitoring Systems

Security and monitoring is a vital consideration in the area. According to Engr. Granada, because of having many entry points in Bonifacio High Street, security plays a big factor in the area. Provision of CCTV cameras around the whole area of Bonifacio High Street and roaming security guards in each entry point were the primary solution to promote security to the commercial facility. Smoke detectors, alarms and sprinklers were also provided in the whole site.

Energy Management Systems

The prime solution of Bonifacio High Street in this matter is through the design, landscape and water feature they provided in the area. Since the commercial space has an open court, it lessens the energy consumption of the area because the air-conditioning system were only provided in the stores. In addition, the landscape reduces the heat, plus the addition of the himidifying system also is automatic, which lowers the temperature of the surroundings by 1 deg celcius at noon time. As for the lighting systems, the efficiency for lighting consumption were considered because of the natural lighting that is available in the area and at night, the lights automatically turns on by 6PM and shuts off at 5AM.

E. MECHANICAL SYSTEMS Mechanical system is a building system which involves the use of machines. It includes vertical distribution elements such as elevators and escalators, and heating and air-conditioning systems. Heating Ventilating and Air Conditioning System (HVAC) The introduction of mechanization in buildings in the early 20th century brought about major adjustments; the new equipment demanded floor space, and the design team began to include electrical and HVAC (heating, ventilating, and air-conditioning) engineers. Heat removal is a much more serious burden, especially here in the Philippines wherein it is relatively warm. HVAC systems control the ambient environment, its

temperature, humidity, air flow, and air filtering. Bonifacio Highstreet is known for its upscale business and commercial strip provided with lush greenery and an open space as its central access. With this natural ventilation made available, the HVAC system of the commercial strip is limited to having split-type air conditioners. Since the area is mostly open, the only areas having air conditioning units are the comfort rooms, Power Operating System room, Security rooms and the Administration office. The air conditioning units of the leased retail spaces are provided by their own contractors.

Split-type Airconditioning

A split-type air conditioner has two parts; the indoor unit which comprises the evaporator or cooling coil and the cooling fan, and the outdoor unit which houses components like the compressor, condenser and expansion valve. According to Engr. Paul Granada, they use 3 TR split type air conditioner for their admin office, POS, and sec. office. The maintenance provided for the ACUs of the buildings core and offices are by regularly cleaning of filters and check-up monthly. For the ACUs the leased shops and offices, their respective contractors are the ones responsible for its maintenance.

The different condensing units of the Bonifacio Highstreet are installed on the rooftop of the buildings. Some of the units are not quietly hidden and are seen by the public.

Vertical Distribution The mode of vertical distribution in Bonifacio Highstreet is limited only to electrical elevators. Each building is provided with CIBES handicap elevators. These elevators are used strictly for the handicapped persons or persons with disability and for the old ones also.

The elevator can cater up to 400 kg or a maximum of 3-4 persons. The CIBES handicap elevator has a preventive maintenance monthly provided by the supplier/contractor OTIS. Some of the retail spaces like Fully Booked and Muji provided their own escalators. These are maintained by their own contractors.

F. ENVIRONMENTAL HEALTH AND SAFETY

The Environmental Health and Safety aspect in Building management and maintenance concentrates on the effects of a facilitys environment to its users. It basically revolves around the prioritization of users through the sustainability of a structure. This aspect is highlighted in Bonifacio Highstreet through different means and provisions. It is very evident that the project aims to provide users with an ambient place to shop while protecting nature through the integration of open spaces, minimizing the actual built environment. Though this may seem like a very blunt approach, it is actually very effective. Less structure means less energy consumption.

As stated earlier, Bonifacio Highstreet wants to redefine the mall experience as a walk in the park. Having the shops line the activity areas shows emphasis on the commercial facility being park-like. It does not only give people a place for shopping but also a venue for relaxation.

The open spaces feature different design elements that are meant to be interactive. Most are intended for the children as playgrounds. These encourage the interaction among users and bonding within the family unit. The landscape of the open spaces does not only heighten the aesthetic appeal of the whole space but also serves as part of security. The concept of Crime Prevention Through Environmental Design which seeks to dissuade crimes is applied. The different strategies of natural surveillance, natural access control and natural territorial reinforcement can be seen in most parts of the facility.

Since the shops are oriented towards the middle, there is a concentration of users on the center making both sides of the open space active. This allows visibility on either side of the shopping areas.

The low variation of the plants heights permits natural surveillance across the shops, discouraging any violators. This also aids the security guards as they are able to monitor any unusual behavior from a distance.

The service area is located at the extremes of the site which separates it from the central public space. This delineation further reiterates the privacy of the area which also prohibits the interruption of activities in the mall space. It is also easy to supervise deliveries and equipment maintenance.

The only problem with Bonifacio Highstreet is its access points. Since it is open in nature, it is permeable in almost all sides of the site. Security must be tight because it is vulnerable to any sort of disruption. This problem is countered with the CCTV cameras and security personnel guarding the facility.

Cleanliness is one of the main concerns of Bonifacio

Highstreet. Cleaning of the facility, like Comfort Rooms and hallways, are done hourly. This ensures the comfort of the users and

maintenance of the facilities.

The maintenance of landscape and water features is done weekly. Hazardous wastes are kept in an isolated depository and are disposed weekly. They have a contractor for collecting these wastes. Other wastes are segregated to recyclables and non-recyclables. These are collected on a daily basis.

In terms of air and water quality, Bonifacio Highstreet rates high. With the prominence of open spaces, threats to the contamination of air are minimal. According to the Bonifacio water company, the water supplied in the area is potable. Sustainability was considered in selecting the systems that were used in the facility. Energy consumption is evidently low as the shopping center mostly uses natural light and ventilation.

VIII.

ANALYSIS AND CONCLUSION In order for the research to be clearer, the group came up with different analysis with respect with the assigned topics and came up with a conclusion.

A. Space Management (Pinpin, Pauline) Analysis It is confusing for some people what is the real characteristic of Bonifacio Highstreet, some say it is a mall, some a park, and some say a public museum. All of these descriptions are true, making it a perfect center piece for Bonifacio Global City. Bonifacio High Street, being the heart and mind of Bonifacio Global City has successfully created a link for business and pleasure. Its features attract a lot of people into visiting it, walking through it is an experience that one must have, and its alluring appearance is definitely a work of art. Bonifacio Highstreet is an out of the box concept for shopping centers. Rather than being enclosed in a structure, its design allowed people to shop and dine while experiencing nature as well. The effect of such a design is quite noticeable, there arent any cramped spaces, giving people a chance to go about the area without the hassle of maneuvering through small walkways or numerous people. Since it is just a long stretch, there is no reason for people to be confused with the layout. Theyll just walk straight ahead and the shops or restaurants they are looking for can be found on both sides. The mix of retail shops, restaurants and bars is suitable for the palate of its users. The property does not need much advanced and expensive life and safety systems because the buildings of the property are low rise. Since the property is divided into 8 2-storey or 3-storey buildings, managing and maintaining life and safety systems are easier. Also, during emergencies, the management of evacuations and minimizing property damage are more efficient since these efforts can easily be concentrated to particular areas or buildings rather than the property as a whole. For example, in case of fire, evacuation and fire containment can easily be focused on the building(s) where the fire started, allowing the unaffected buildings to continue operations. The evacuation plan also isnt very complicated thanks to proper planning and with an on-site emergency response team; the tenants and the property can quickly be responded to during emergencies without waiting for the proper authorities to take action. Conclusion Though the efficiency of the fire and safety system of the project cannot be easily judged without having experiencing an actual emergency, the Bonifacio High Street is well prepared to face any emergency through the many provisions that are provided to ensure the safety of its tenants, staff and property.

D. Building Systems Atienza, Timothy Joseph M. Analysis The building system in Bonifacio High Street is not that hightech compared to the latest trends in building technologies, but the efficiency of the structure were considered, the provision of sprinklers, humidifier and fountain served as the prime solution to provide comfort to the user. Proper scheduling, maintenance plays a big factor in building systems in order for the area to perform well. In addition to that, proper placing of security cameras, lighting were properly executed to provide good monitoring in the area. Conclusion High Street is a simple design that is very effective in the Philippines, through the use of different building systems like humidifier, fountains and automatic switch lights, the facility has already brought a new idea of presenting a new kind of shopping place in the city. But, one thing that can be a future problem of the commercial space is the monitoring of the users. Because today, Bonifacio High Street is not that populated and probably in the future, it will cause a problem because of its open plan type of design. Monitoring of main entry points in Bonifacio High Street can be a crucial factor in order to maintain the orderliness of the facility.

E. Mechanical Systems Balisi, Abigail Kristia L. Analysis and Conclusion Having a facility like Bonifacio Highstreet which has a large open space and having buildings almost two-storey high, it is just right that they only used split-type air conditioning units for HVAC and electrical elevators for the vertical distribution. Having installed split-type ACUs for their facilities is more appropriate than having centralized air conditioning systems, since it is much controllable and more efficient because of the open spaces provided for the structure. For the vertical distribution provided, the elevators in each building are not operating on a daily basis. Since it only caters to mostly PWDs, it is only activated when it is really a necessity. With this, the consumption of energy can be cut down. All in all, the provided mechanical systems are just enough for the end users of the building.

F. Environmental Health and Safety- Belandres, Erika Analysis Bonifacio Highstreets innovative approach to Environmental Health and Safety proves to be effective. It does not only cut down the cost and energy consumption but also helps in promoting the integration of open spaces in commercial facilities. Their manner of dealing with sustainability reinvents the whole concept of merely creating technology that would adapt to the current situation of our environment. Bonifacio Highstreet lays down the most basic way to protect nature, and that is through preservation.

Conclusion Though BHS has excelled in prioritizing Environmental Health and Safety, the aspect of security has yet to be improved. The number of access points may be lessened by converting some entryways as landscape areas or additional stalls. This will still compliment the whole area, not losing its identity of being park-like. Reducing access points will allow a tighter security in the area.
