The Retreat has been well-received by the local public, providing positive results for the community at large. Our proven track record draws students out of traditional single family neighborhoods, giving our residents their own controlled neighborhood of cottages. Lease agreement language restricts gathering hours and frequency, and outlines the management enforcement of community rules and regulations. Residents are fined and/or evicted for violations of the community policies. On-site management and security
The Retreat will offer a free unit to a police officer as it has on many other projects which has resulted in a more secure property for residents and the local neighborhood. At least one property manager will live on-site, ensuring prompt attention to any issues that may arise on the property. Staff of 6-12 employees on-site overseeing management and maintenance of the property.

Parking for the development will be provided in excess of the required standards. Craftsman style dwellings, with large front porches near the street, encourage social interaction along a pedestrian friendly internal streetscape. With 12 different floor plans and a variety of elevations and color schemes, architectural diversity is guaranteed. Only high quality construction materials, such as brick, stone and hardiplank will be used. Alternative transportation options are encouraged, such as biking, walking, public transit and the Retreats private shuttle service. Extensive landscaping in excess of code required minimum vegetation. Clubhouse designed to be efficient, environmentally friendly, and meet LEED Certification Standards. Walkable connections between residences, transit, parks, and shopping areas. Significant buffer areas provided between established neighborhoods.
