This document states that the distance between two principal buildings must be at least onehalf the sum of the height of the nearest opposing walls, and a minimum of 12 must be considered, whichever is greater.

For separation of buildings as shown in diagram A we should use a separation distance equal to the average of the two buildings heights and a minimum of 12(Diagram A: (A+B)/2 = Minimum distance between buildings). When considering that residential lands are becoming scarcer, the use of multi-storey apartments is mostly considered to be a better option in developed and developing countries.

However, with such density of people around the same area we have to consider the spacing of the buildings so as to provide enough ventilation and sunshine to have a comfortable environment.

For buildings with more that 4 storeys, we must have a minimum of 10 meters separation distance, and horizontal clearance of 6 meters. In cases when the two sides of buildings facing each other are blank walls, minimum distance can be 2 meters and 1 meter horizontal clearance.
