CONCEPT & DESIGN APPROACH Flexible delivery of services to all parts of the building Air conditioning Lighting Power Data
CONCEPT & DESIGN APPROACH Flexible use of space outside of normal working hours
Air -conditioning/cooling
Lighting Access
Sustainable sites - cleaning of building exteriors that minimize the environmental impact Materials and resources - reduce the environmental impact of cleaning products, disposable janitorial paper products and trash bags Indoor environmental quality - Indoor particulate, chemicals & pollutant source control
IMPLEMENTATION
Insulated double walls Use solar energy Install Energy Efficient HVAC System Clean & Maintain HVAC System Use Building Insulation Conserve Water( Water saving fixtures & Water Harvesting) Maximum Utilization Of Natural Light Recycling waste water
M M M
Buildings are designed as per relevant national building code for seismic considerations. Seismic report prepared for the site, has been presented and no major weak zone /shear zone has been seen.
While curing at concrete surfaces, the surfaces will be covered with cloth for sustained use of water.
M M
Portable septic tank will be installed at the project site during construction phase to treat the sewage generated from the labour camps
M M
The stacked sand & aggregate materials will be covered by polythene sheets.
Traffic speed in & around site restricted to 20 kmph. The sign boards will be displayed at site & speed brakers will be constructed to control speed.
M M
M M M M M
Stack height of DG set shall be 7.75 m more than the height of the building where installed Use of cleaner fuel
M M
Construction equipments well maintained, lubricated to keep noise within permissible limits
Project site does not have any rare or endangered species of flora & fauna
M M M
Landscaping sympathetic to surrounding flora with carefully chosen trees, shrubs, herbs and grasses to enhance floral status of site
Most recruitment will be from local area to create employment opporunity to alleviate social tension of migration Some constructiion materials like stone chips, sand etc will be procured locally from the approved quarry/sites. It will be ensured that contractors workers are provided with proper sanitation, clean drinking water & primary health facilities
M M M
Adequate health & safety measures complying with safety manuals will be adapted by contractors
M M
Non built up areas of the site would be subjected to plantations and grass carpeting which would help in prohibiting soil erosion
M M M M
Bio-degradable wastes will be transferred into designated collection points for disposal by municipal authorities Dewatered dried sludge from STP will be used manure in horticulture
Ground water will also be used along with municipal water. Built up area will reduce groundwater recharge by rainfall
Feasibilty report had been sought from I & PH Dept, Govt of H.P. Department after due inspection have recommended to develop groundwater resource to 45000 liters per day in the complex by drilling 4nos. bore holes having tentaive depth of 100m & 5 dia casing.
Adequate units of rainwater harvesting scheme will be incorporated in the design of drainage system with groundwater recharge facilty
The water collected through rain harvesting will be used for flushing purpose.
M M
During normal operations there will be zero discharge as all the trated sewage will be reused and recycled for airconditioning and horticulture
M M M M
Stack height will be 7.5 m more than the height of the buiding where it is located DG sets will be used only during grid failure
Regular monitoring of emissions from DG sets and ambient air quality will be carried out as per norms
Air quality M CONCENTRATION OF SPM, SO2, Nox, HC & CO in the ambient air inside and outside the project boundaries and adjoining areas will be monitored as per the direction of State Pollution Control Board and MOEF. Three to four locations will be selected in consultation with SPCB and monitored at regular intervals as suggested by SPCB
Sound intensity and its duration does not cause significant impact
M M M M M
DG set room in separate parts with acoustical treatment and exhaust mufflers as per norms Pumps in separate enclosures
Regular Maintenance Monitoring of Pumps, STP, DG sets for fuel effeciency and noise control Personal protectice gear for maintainence staff, noise monitoring at specified locations
M M M M M
Proper maintainence of landscape round the year including replacement of decaying plants Development of plantation in the project will provide habitat, food and breeding areas for birds, small animals and insects. Significant positive impact is envisaged
Tests were conducted to determine Air and Noise level status and reports submitted.
M M M
M M M
Internal transportation will be with battery operated vehicles with zero emmissions
M M M M
Building design and facilities for disabled friendly, energy efficient lighting , ventilation and controlled indooe environment All pollution control measures to maintain emmissions and discharges within prescribed limits and norms
M M M M
M M M
Efficient STP Total waste generation for the project about 70KL/day during operation phase. 60 KLD will be reused for flushing & horticulture purposes.

OTHER HIGHLIGHTS
Heat reflective blue-green glass having solar factor not less than 38%
M M M M
Solar pwer generation and use for external lighting and hotwater, energy efficient fixtures Effective use of natural light and utilisation of landscaped terraces in architectural design No use of CFC & HCFC, water conserving fixtures
The construction of the complex will have beneficial impacts in terms of set up in the area with incidental benefits like employment opportunities.
SITE
A 180-meter cube designed on an 18-meter supergrid, the prototype contains many of the components of a great urban center: a hotel with fitness and conference centers, retail and office spaces, cultural and religious facilities, and waterfalls and lush green terraces. Each component would take the form of a moveable module connected to one of five central cores, all visible from the outside through a semi-transparent exterior skin encrusted with a blend of screens and photovoltaic cells. The total floor area would be about three million square feet, with an additional one million square feet of external park.
DESIGN CONCEPT
The prototype, designed to rest on a cove, harbor or lake, also features a bridge over the water through a 54-square-meter aperture in the building itself. Drivers would pass over the bridge from one land mass to another through the building, emerging from it in either direction to spectacular views of the city skyline.
TECHNOLOGY USED
Besides its high-tech skin, which both blocks solar heat gain and generates power from sunlight, the buildings sustainability features include a condensate collection system that converts humidity from the air into drinking water. The water outside will naturally cool the environment around the structure, while waterfalls and breezes flowing through the screens will make the interior feel cooler.
STRUCTURAL ARRANGEMENT
The prototypes structural concept is elegant and simple. Floor systems are composite steel framing hung from the cores (four of concrete, one of steel) and supported by a hat truss roof system. The truss also engages the concrete cores to act in unison when subjected to lateral wind loads. Hanging steel column supports are provided for most floors on an 18-square-meter grid. Floor framing spans between column gridlines, allowing large, 18-meter-square free spans.
