INTRODUCTION
Professionals are required to discharge their obligations and
Professional Conduct:
An architect shall be required to comply with the standards of
professional conduct and etiquette and a code of ethics set
out read with exceptions covered by sub-clauses of subregulation of Regulation 2 of the Architects (Professional
Conduct) Regulations, 1989.
Violation of any of the provisions of sub-regulation shall
constitute a professional misconduct.
Client's - Owner's/ Occupant's duties and responsibilities:
The Owner - Client shall discharge all his obligations connected
with the project and engagement of the Architect in
accordance with the Conditions of Agreement as agreed upon
. Further, the Client(s)-Owner(s) / Occupant(s) upon completion
of the building shall maintain it properly to safeguard and
preserve the longevity of the building.
4.3 Exceptions:
An architect is not liable for any liability, if the damage to the building has
occasioned in the following circumstances :
4.3.1Use of building for the purposes other than for which it has been
designed.
4.3.2Any changes/ modifications to the building carried out by the
owner(s)/occupant(s) without the consent or approval of the architect who
designed and/ or supervised the construction of the building.
4.3.3Any changes/alterations/modifications carried out by consulting
another architect without the knowledge and consent of erstwhile
architect or without obtaining No Objection Certificate from him.
4.3.4Illegal/unauthorised changes/alteration/ renovations / modifications
carried out by the owner(s)/occupant(s).
4.3.5Any compromise with the safety norms by the owner(s)/ occupant(s).
4.3.6Distress due to leakage from terrace, toilets, water logging within the
vicinity of the building and that would affect the strength/stability of the
structure or general well-being.
Initial Submission
Tenants architects and engineers must prepare drawings with the information requested
below and in the format described.
A. Format. Blue or black line prints on a white background. The preferred drawing size
is 24 x 36.
B. Copies. Ten (10) copies are to be submitted.
C. Location Plan. The first page of the submission must include a key map or location plan
of the premises. In many cases, MTA can provide a station map or other map to
accurately locate the premises.
D. Architectural Plans. Floor plans, reflected ceiling plans, storefront elevations, sections,
and working drawings must include:
(a) Dimensions,
(b) Materials of construction,
(c) Details of fixtures,
(d) Swing of doors,
(e) Details of rolling shutters,
(f) Details of signage, and
(g) All other information relating to the premises and the area around it.
Plumbing Plans. The layout and details of plumbing must show the following:
(a) An equipment schedule,
(b) Details of connections to existing lines,
(c) Interior plumbing layout, and
(d) Sizes and materials for all pipes, valves, ejectors, grease interceptors, check
valves,
meters, drains and equipment.
F. Electrical Plans. The layout and details of all electrical equipment must be shown,
including details of Con Edison service connections, panel layouts, wire and conduit
sizes,
and the details of all electrical equipment.
G. Telephone Plans. The layout and details of telephone connections must be shown
H. Fire Protection Plans. The layout and details of sprinklers or other acceptable
automatic
fire protection devices must be shown, including details of connections to existing
lines.
SCALE OF PAYMENT
Note : 1) Architect fee is including the fee of all sub consultant required
for completion of project such as Structural Consultant, Electrical Consultant,
Water supply and drainage consultant, Air-conditioning consultant, landscape
consultant etc.
2) Structural consultant and Electrical consultant if not visiting the
sites regularly or not providing services due to non payment by Architect then
the fee of Architect against structural consultant will be deducted as 25 % of
total fee and 15 % for electrical consultant and for other consultant about 10
% of total fee to each consultant but not more than 50 % of total fee and the
fee of sub consultant will done by client but directly.
(ii) The estimated cost of the work is approximately Rs.

(iii) No fee shall be due and payable against the price variation paid to/recovered
from Contractor.
(iv) If the project is not taken up due to some or other reason(s) the architect will
be paid upto the stage(s) accomplished on the actual estimated cost of
building / project.
(v) Initially the payment will be made to architect based on estimated cost till the
determination of the tendered cost of the project. Such payments made to the
Architect on this account shall be adjusted against the final amount payable.
