ROMANIA
1. Challenge /present situation

Multi family dwelling, 20 apartments, 1322 sqm;

Year of construction: 1968-1969, the building was
never renovated;
The residents are the owners of the apartments;

A four storey building with an unheated basement;

The structure consists of solid brick walls with
reinforced concrete pillars and beams;

User quality/necessary improvements: low living

comfort /
increasing energy efficiency, Living
comfort improvements, Air quality improvements;

The existing building hasnt any architectural value;

the building was built as a low-cost dwelling during
the communist era;

3. Methods

2. Proposed solutions for renovation

Solutions for the renovation followed
EnerPHit Standard criteria
Ambition energy performance after
renovation:
-space heating (kWh/m2a) 17,4 kWh/m2a

the

-domestic hot water (kWh/m2a) 21,02 kWh/m2

-other (kWh/m2a) 4,32 kWh/m2
Building envelope improvements:
-High thermal performance of the envelope;
-Balconies with independent structure;
-A new storey;
Changes in HVAC installation
-ventilation unit with heat recovery for each
apartment
Renewable energy technologies: thermal solar
and PVs panels;

5. Aesthetical aspects

3. User aspects

The high energy performance of the envelope and

minimizing the influence of the thermal bridges led to
improve the comfort level of the residents;
The mechanical ventilation system with heat recovery
offers fresh air, filtered from dust, pollen, pre-heated,
using the waste energy;
Due to its massivity and the high performance of the
envelope, the building is working properly if incorrect
or unexpected user behaviour are occurred;
Duration of renovation process: 1 year and half,
including design;
Before of beginning the ZeRoPHit project, it will be
scheduled a lot of communication sessions with
dwelling owners aspects
: face to face talks, group
4. Environmental
discussions, meetings, workshops, visits, etc.)
Materials selected: mineral wool, glass wool, wood fiber
insulation,
I-joist
Circular material use: recyclable construction materials

6. Market appeal

Applicable to all 4-storey residential unrefurbished buildings

existing in Romania
Lower LCC costs than of the current refurbishment techniques
All the technologies used in this project were proved on the
Romanian construction market / The scenario for the partial
demolition of walls in the living room can be with risk
The fifth level was proposed to be made from prefabricated wood
panels-CLT; in this way, the execution will be quicker; due to the
quicker execution, the price for the execution will be lower

7. Conclusions Figure 1: Artist impression of new station building

ZeRoPHit demonstrates that many of the multifamily

buildings existent in Romania have a great potential for NZEBR
after applying the EnerPHit Standard criteria
ZeRoPHit project contains the technical solutions proven on
the Romanian market and offers financial solutions available in
present in Romania (combine grants, local and regional public
funds and private funds)
