What challenge?
Present situation of the building
Multi-storey residential building located in Timisoara, Romania

Designed and erected between 1968-1969;


Usable floor area 1322,17 m2; built-up area 329,062 m2 ;
heated volume 3411,2 m3 ;
20 apartements, privatly owned by their residents;
Masonry walls, reinforced concrete floors;
No thermal insulation, no ventilation system;
Obsolete and inadequate architectural aesthetic;

What challenge?
Present situation of the building
Energetic characteristics:

Energy consumption, space heating: 212,90 (kWh/ m2*y);


Energy consumption, domestic hot water 66,33 (kWh/ m2*y);
Energy consumption, lighting 10,99 (kWh/ m2*y);
CO2 emissions 72,29 (kg/ m2*y);

Current romanian legislation restrics the total primary


energy consumption to maximum 100 (kWh/ m2*y) and
the CO2 emissions to maximum 27 (kg/ m2*y) for
collective residential buildings located in climatic zone II;

Conclusion : major renovation in terms of energetic


, architectural and residents comfort is required.

Renovation concept general


Renovation concept: Major renovation targeting all building
components;
Ambition energy performance after renovation:
Energy consumption, space heating 10,50 (kWh/ m2*yr) passive house retrofit
criteria;
Energy consumption, space cooling 6,40 (kWh/ m2*yr);
Energy consumption, domestic hot water 51, 40 (kWh/ m2*yr);
Energy consumption, lighting 0,20 (kWh/ m2*yr);
Energy consumption, heat recovery ventilation 0,20 (kWh/ m2*yr);
CO2 emissions 19,56 (kg/ m2*yr);

Building envelope works: Thermal insulating all envelope elements;


replacing all windows and exterior doors, adding exterior shutters;
Building services works: Introducing ventilation and cooling systems,
chancing heating and hot water system distribution, replacing
lighting bulbs; introducing renewable technologies: PV System;
Other: creating green faade areas; building 2 new apartments
Penthouses - 5th floor; introducing external panoramic elevator.

Environmental aspects Materials

The proposed green faade areas using climbing plants lead to air
quality improvement, shading and humidity control, biodiversity
preservation and enrichment and visual appearance improvement;
The ventilated faade provides protection against rain infiltrations,
heat transfer reduction and architectural requalification;
Using materials with very good thermal parameters (glass wool,
polyurethane foam) leads to a large heating energy consumption
reduction and therefore to a significant CO2 emissions decrease;
Using the heat recovery ventilation system contributes to lowering
the energy consumption for heating and thus the decrease in CO2
emissions;
Changing the distribution of heating and hot water systems
reduces the energy losses generated by installations, therefore
reducing the energy consumption for heating and hot water;
Introducing the PV system leads to a decrease in the consumption
of conventional energy;

User aspects
Improvements in user comfort levels

Lowering the maintenance costs through individual energy consumption metering;


Lowering the maintenance costs by using renewable energy;
Having the possibility of using the newly installed elevator;
Having the possibility of cooling down the living space when required;
Possibility of recovering money for the investment by selling the 2 new apartments;
Works carefully planned - not necessary to change residence during renovation works.

Health aspects

Eliminating the risk of condensation/mold by increasing the performance of the envelope


Improving air quality through controlled ventilation;

Robustness for incorrect / unexpected user behaviour / Communication with residen


No sophisticated new equipment installed
Trainings for operation and maintenance of the new introduced systems are to be made
prior to using them.
