DEFINITION
Timber building is a light weight building where
are timber is used to build its main structural
components and built by various types of mortices
and tenon.

This method relies on timber frame beams as a

means of structural support for the proposed
building.

It is an engineered, quality assured building

method that is the norm in most parts of the
developed world.
Over 70% of people in the developed world live in
timber frame housing.
TYPE OF
CONSTRUCTION
Modular Construction

Panelized Construction

Framed Construction
MODULAR TIMBER
CONSTRUCTION
Modular buildings with unusual shapes, that
are available in a wide selection of external
finishes such as timber, brick, steel, plastic
and stone with the same high quality
internal finishes that would normally
associate with a traditionally built structure.
Built up in factory and delivery by truck.
Previously been designed for use as:
Classrooms and lecture rooms
Science laboratories
Sports halls
Changing rooms
MODULAR TIMBER
CONSTRUCTION
PANELIZED TIMBER
CONSTRUCTION
Open Panel
form of timber frame construction
made from timber as opposed to block
work.
All of electric circuit are not already
install in panel.
PANELIZED TIMBER
CONSTRUCTION
Closed Panel
Closed panel construction is the logical step up
from standard open timber frame manufacturing,
As the insulation, plaster board and electrical
systems are installed offsite within the panels
before delivery to site allowing the unit to be wind
and watertight in one day.
FRAMED TIMBER
CONSTRUCTION
A timber structure use to built up the
building and take more times, more cost
but have a unique aesthetic value.
Support by main structure and beam and
wall only support itself. The load in
building are carrying like non-load bearing
wall.
The connection used is difficultly to install
in site, and need more skilled labour to
built up the house.
The timber will be process in site like
cutting and use tanggam, bolts, or nail
as connection.
FRAMED TIMBER
CONSTRUCTION
ADVANTAGES OF
TIMBER
CONSTRUCTION
Incredibly quick construction times, promoting greater
efficiency speeding up project durations.

The panels are manufactured in a factory environment

under strict quality practices and engineering terms.

Can incorporate a large variety of exterior finishes.

The versatility of wood can give great scope for

architectural and engineering design.

It lends itself well to prefabrication and mass-

production.

by far the most environmentally friendly way to build.

ADVANTAGES OF
TIMBER
CONSTRUCTION
DISADVANTAGES OF
TIMBER
CONSTRUCTION
Poor prevention of capillary movement of water
within any exposed timber, leading to eventual
creeping and warping.

Poor acoustic insulation, footsteps and movements

in adjacent rooms easily heard.

Decisions of unit and shelf locations must be made

in design stage in order for placement of studs.

Wood boring insects and pest commonly present in

wood frames.

All wood will eventually rot.

DISADVANTAGES OF
TIMBER
CONSTRUCTION
CONCLUSION
Timber frame manufacturing is economically
friendly and cost effective.

Affordable and desirable homes.

Complies with a vision of sustainable

development in Ireland.

Dominates the industry with high levels of

profit and return.

Main disadvantages regard degradation of

beams - frequent preservation advised.
