AFFORDABLE HOUSING
INTRODUCTION
Affordable housing is the housing for masses. It is basically the
step taken by the builders to built house for lower price for the
general public of out nation.
It provides dual benefit of comfortable living and proximity of
location to the buyers other than the flat at lower price.
Affordability of the house is calculated by the household income
of the buyer and by the price of house. The Affordability of the
does not compromises on the quality of construction. Recently
there is a change in the Real State Industry due to the shift of
focus Towards the Affordable Housing in the last few years.

Project Selection
Decent, affordable housing is important to families. Certainly, it
fulfills a basic human need for shelter, but it also contributes to
the well being of both parents and children. Children in stable
housing do better in school and are less likely to experience
disruption in their education due to unwanted moves. Decent,
affordable housing reduces stress, toxins, and infectious disease,
which leads to improvement in both physical and mental health.
Affordable housing also frees up funds within families’ tight
budgets to spend on health care and food.

To design housing which is affordable to build and also
affordable for the occupants.

Objective
• Designing affordable housing for In context to rapidly
growing lower class group (Household earning from 3 to 6
lakh per year).
• Designing a project that does not compromise with the
quality of life and still keeping it affordable.
• Designing sustainable housing to keep low maintenance
cost.

Site Selection
According to 2011 census data of hanumangarh
907 families live without a proper shelter total population homeless is
4424 which is approx. the .25% of total population. Housing is a basic
amnesties for living and developing.

• THE MIN. SIZE OF SITE FOR GROUP HOUSING MULTI
STOREYED APRTMENT SHALL BE 3000 SQ.M
• GROUP HOUSING MAY BE PERMITED IN CLUSTER HOUSING
CONCEPT.
• DWEELING UNIT WITH PLINTH AREAS UP TO 20 SQ.M
SHOULD HAVE SCOPE FOR ADDING A HABITABLE ROOM.
• GROUP HOUSING IN A CLUSTER SHOULD NOT BE MORE
THAN 15M IN HEIGHT.
• IN GROUND AND ONE STOREYED STRUCTURES NOT MORE
THAN 20 HOUSES SHOULD VE GROUPED IN A CLUSTER.
MIN, DIMENSION OF OPEN SPACE SHALL BE NOT LESS
THAN 6 M OR 3/4th OF THE HEIGHT OF BUILDINGS .
• THE AREA OF SUCH CLUSTER COURT SHALL NOT BE LESS
THAN 36 SSQ.M
• OPEN SOACE SHOULD NOT BE MORE THAN 15 M IN
HEIGHT.
• A RIGHT OF WAY OF AT LEAST 6M WIDTH SHOULD BE
PROVEDED. MIN, WIDTH OF PEDESTIAN PATHS SHALL BE

• ONE CAR PARKING SPACE FOR EVERY TWO FLATS UPTO 90
SQ .M FLOOR AREA AND ONE FOR EVERY FLAT FOR 100

• DEVELOPMENT OF GROUP HOUSING WILL BE UNDER
PROVISION OF MASTER PLAN, ENCLAVE DEVELOPMENT
PLAN AND LAYOUT PLAN.
• MINIMUM AREA OF PLOT WILL BE 2000SQ.M
• LAND PROPOSED FOR GROUP HOUSING WILL BE LOCATED
AT 12M WIDE EXITING ROAD, BUT THE DISTANCE OF THE
PLOT FROM 18M (OR ABOVE) WIDE ROAD WILL NOT BE
MORE THAN 100M.
• SLILT FLOOR WILL BE PERMITTED FOR THE PURPOSE OF
PARKING IN GROUP HOUSING BUILDINGS, HEIGHT OF
WHICH OF WHICH BE 2.1M UP TO THE BEAM.
• IF SLILT FLOOR IS USED FOR PURPOSE OTHER THAN
PARKING THEN IT WILL BE COUNTED IN F.A.R.
• PARK AND OPEN AREA WILL BE PROVIDED AT THE RATE OF
